3. The Residence | Windsor
Period elegance with the finest 21st century design
4. Place
Instantly impressive, the elegant and historic facade
of The Residence commands an important presence
within the ancient, Royal town of Windsor.
Set within the Clarence Crescent Conservation Area,
this once Royal hospital has been skilfully reconstructed
to create a series of classically proportioned villas and
apartments. The beauty and majesty of the period
detailing tantalisingly disguises the stunning, twenty
first century design and technology employed within.
With its unique style, superb specification and diverse
mix of generously proportioned accommodation, The
Residence represents a most exciting opportunity to
own a part of British history.
Arrangement
Preserving the integrity of the building and with
careful internal planning the properties are arranged
as duplex garden apartments, mansion apartments,
penthouses and a four storey town house each with
their own unique characteristics and secure parking
being available.
The Residence | Windsor
5. The Duplex Garden Apartments
Of these five apartments, each has its own private
entrance facing either Trinity Place or Clarence Road.
Grand entrance porticos are approached via garden
gates and stone steps, leading to painted panelled
doors opening to beautifully proportioned interiors.
With traditional styling, rich moulded cornicing and
high profiled skirting boards, the original elegance
of the building is retained. Balconies with glazed
doors enhance the living space. Contemporary
kitchens and bathrooms serve as a counterpoint to
the traditional interiors.
Private garden frontages and terraces face the
landscaped courtyard.
The Mansion Apartments
Situated on the first and second levels of the
building, the mansion apartments boast generous
accommodation and are accessed either from
Trinity Place or from the courtyard with passenger
lifts rising to all levels.
Grand entrance doors and hallways with feature
finishes lead into the spacious rooms.
The interconnected living and dining spaces create
a natural flow through the space allowing for
maximum light ingress and giving a balance between
the traditional details of the building and the
contemporary interiors.
All mansion apartments enjoy balconies with large
glazed doors.
North and east facing windows on upper levels have
wonderful views of Windsor Castle and the historic town,
glimpsed through the trees of Clarence Crescent gardens.
Apartments facing Clarence Crescent have a southerly
aspect across gardens towards Holy Trinity Church.
The Penthouses
Crowning this beautiful building at rooftop level, are the
two penthouses. Generously proportioned private terraces
– creating a secret rooftop garden – have fabulous,
panoramic views towards Windsor Castle and beyond.
Internally styling is highly contemporary reflecting
the popular open plan, ‘loft’ style of living, yet keeping
in mind the period detailing of the original building.
Private key access is afforded directly into the
Penthouse Apartments.
The Town House - Number Six
Located on Clarence Road and directly facing Clarence
Crescent Gardens number six is the only town house on
the development.
This a four storey residence within the Clarence wing
enjoying its own private portico entrance and front
garden. The house has direct access to parking within the
secure gated courtyard via its own private south facing
terrace. A blend of traditional and contemporary design,
the town house features flexible living accommodation.
Modern kitchen and bathroom designs complement the
richly detailed interior features.
Four generous bedrooms are arranged at first and
second floor levels.
6. Luxury Living
Throughout The Residence the highest standard of
quality and specification has been employed.
The use of a diverse palette of materials allows each
residence to enhance the unique characteristics of
its particular setting and arrangement, enjoying
essentially bespoke design and its own unique style.
The Internal Environment
Access to each residence is discreetly monitored and
controlled via the audio-visual entry system, which
allows entrance gates to be opened automatically. High
security Yale Locks are fitted to all entrance doors.
All residences have under floor heating, which
provides consistent warmth and comfort to all spaces.
Whilst maintaining the traditional timber sash design,
windows have been specially designed to the highest
level of performance and manufacture to achieve
optimum acoustic insulation. In addition all residences
are acoustically separated to the highest standards.
Generous door and window proportions allow for
optimum levels of natural light and ventilation.
The lighting, power and audio-visual installation
is superb. Individual taste can be fine-tuned to create
optimum ambience.
A range of specially designed lighting has been
incorporated both internally and externally to
enhance the individual characteristics of each space.
The audio-visual system is flexible in readiness for the
owners installation. Infrastructure is provided to install
a media centre and includes HDMI, Cat 6 cabling to
digital TV and audio speaker cabling.
The Living Space
With careful attention to detail and keeping the
architectural features of the original firmly in mind,
quality materials and finishes have been used to
enhance the special character of each residence.
The bedroom spaces are fitted with luxurious
carpet throughout with the added comfort of
under floor heating.
Fitted wardrobes in luxury glass and high gloss
lacquer finishes are incorporated from leading
Italian manufacturers, Misura Emme.
The Residence | Windsor
7. The Outside
Balconies and terraces form an external extension
to the living spaces. Careful attention to the use of
materials has been maintained.
Special ceramic tiling from Italy with integrated
feature lighting is used to create drama to
the terraces.
Exterior lighting is positioned to highlight external
period detailing. These also provide for added safety
and security.
External finishes have been designed to complement
the use and location of the hard and soft landscaping.
Granite setts are chosen for their hardwearing
characteristics in the car parking bays whilst a
softer feel has been introduced to the pathways and
walkways by the use of contrasting materials.
Box hedging and sympathetic planting have been
used to the front of the building and mature trees
have been planted to soften the courtyard areas.
The Kitchens
The palette of materials, textures and finishes used
within the kitchen furniture, provide unique and
individual style to the high quality kitchens sourced
from Leicht in Germany.
World leading American specialists Sub-Zero
provide the refrigeration installation, whilst the
generously sized stylish cooking equipment is
supplied by Wolf. In the Penthouse apartments to
complement their contemporary design the
refrigeration and cooking equipment have their
own unique style supplied by AEG.
Polished hard surface worktops are both practical
and stylish and special tiles have been selected to
suit each individual kitchen floor.
Feature lighting is employed to the kitchen areas to
lift the spaces from the utilitarian to the dramatic.
The Bathrooms
Specially selected glass and ceramics have been used
in creating superbly articulated bathroom finishes.
Stunningly individual bathrooms have been created by
using Italian sanitary ware, showers and taps.
Multi-functional shower attachments provide a
diverse experience from power shower to waterfall,
with stimulating body jets.

Windsor to Centre of London 23 miles
Location
With excellent communications and a thriving town
centre, Windsor lies alongside the River Thames just
23 miles from London yet surrounded by some of the
most beautiful rural scenery in Berkshire.
The town itself nestles in the shadow of Windsor
Castle, which was originally built in the 11th century.
The town retains a unique character combining a
strong commercial centre with the beauty of the
surrounding countryside - much of which is still
owned and managed by The Crown.
Other historic buildings and landmarks include The
Guildhall, Nell Gwynne’s House, The Crooked House,
The Long Walk, Windsor Great Park, Savill Garden,
Smiths Lawn - home of the Guards Polo Club,
Windsor and Ascot Racecourses, and there are many
fine Golf Clubs nearby.
Across the footbridge from Windsor is Eton in which
stands Eton College, founded in 1440 and probably
the most famous public school in the world.
The busy centre offers High Street stores,
boutiques, antiques shops and art galleries,
restaurants, bars and Theatre Royal Windsor.
At night it buzzes with activity with its cosmopolitan
bars and street cafes.
The town centre boasts 2 main line stations and with
London just 23 miles away, you can catch a train from
Windsor & Eton Central and be at Paddington in
around half an hour, or take a more leisurely route
from Windsor & Eton Riverside to Waterloo.
Road links are equally close with the M4, M25, M1 and
M3 all easily accessible – providing direct routes to
Heathrow, Gatwick and Stansted airports.

9. History
King George IV inherited the throne of England in
1820 and immediately ordered a major refurbishment
of Windsor Castle.
His master mason, James Thomas Bedborough was
commissioned to orchestrate this work, being mainly
responsible for the extended two upper levels of the
round tower.
Being of an entrepreneurial spirit, Bedborough then
turned his attentions to the area around Windsor and
became the largest house proprietor in the Borough.
He procured a significant tract of land around the
area of Clarence Crescent, Trinity Place and
Claremont Road. This area was later to become
known as the Bedborough Estate.
He later purchased twenty acres of land at Upton
near Slough and commenced one of the most
significant and prestigious projects of the day, Upton
Park which was an exclusive development for the
upper classes.
The ethos of James Thomas Bedborough is
perpetuated in The Residence, an exclusive and
quality development in the heart of historic Windsor.
Her Royal Highness Princess Christian, the third
daughter of Queen Victoria, founded the HRH
Princess Christian’s Hospital. The original building
was at 4 Clarence Villas and was added to in 1894
when no’s 1 and 2 were purchased by Princess
Christian and again in 1904 when no’s 3 and 5
Clarence Villas were purchased.
The name of the home was changed to The Prince
Christian Victor Nursing Home in memory of Princess
Christian’s son who died in the South African war,
however the original name was restored in 1926
following the death of the Princess.
The former Princess Christian site is a significant
building, it played an historic role in national nursing
and its development in the local community was
celebrated on the occasion of the hospital's centenary
in 1994.
Positioned in the heart of the historic Royal Town of
Windsor, The Residence is an exclusive, premier
development reflecting the quality and status of this
prestigious location.
