A buyer is someone who:
1) Wants to buy in the next 30 days.
2) Has realistic market expectations.
3) Listens to your advice.
4) Is clearly motivated.
5) Has been approved by a lender.
Qualifying questions:
1) How long have you been looking?
2) When do you need to move?
3) If I tell you what you need to offer to be competitive, would you?
4) What would happen if you don’t buy a home?
5) Would you get pre-approved with my lender?
6) What is a “good deal” for you?
Five star buyers:
1) A couple both working at least 2 years.
2) They report their income, file a tax return.
3) Have some savings, in the bank.
4) Have good credit.
5) Will be loyal to you.
Qualifying questions:
1) Are both of you going to be on the loan?
2) What is your occupation? Have you filed your tax returns for the last 2 years?
3) How much have you saved for a down payment?
4) How is your credit?
5) Are you working with someone else? Would you hire me to find you a home?
