1. Weitz 360° Facility Life Cycle™ Comprehensive Services —
from concept to ROI.
Process plants are in a state of continuous change due to shifting market
conditions, consumer preferences, technological advancements, environmental
influences, government regulations and business investments. The challenge
for facility owners is to design and implement proper safeguards to manage
the associated changes to plant assets and operations in order to maximize
ROI on these investments.
Weitz’s 360° Facility Life Cycle services address your needs as individual
services or as a fully integrated solution, so you can focus on key business
issues at hand. Whether you are facing routine maintenance, a capital
expenditure, or a new or expanded plant, Weitz delivers the right services
for one or multiple stages, or continuously, from one stage of your plant’s life
cycle to the next, with the goal of obtaining efficient, long-term operations.
“We needed to double our feed mill capacity within 16 months. We
hadn’t built a feed mill before so it was important for us to team with an
expert to meet our goals. We did our homework and chose Weitz, based
in part on strong recommendations by others in the poultry industry.”

CONCEPTUALIZECONCEPTUALIZE – Conceptual Design– Conceptual Design
With a need identified or, perhaps, an idea in hand, the concept design stage defines the
project’s purpose, scope, features and functionality. With Weitz’ guidance, yourvision is
refined through a collaborative programming exercise where processes, efficiencies,
access, appropriate size, overall appearance, general layout and the preliminary budget
are explored. Deliverables may include a feasibility study and master plan, among others.
EXPLORE –EXPLORE – Site Selection & Soil ExplorationSite Selection & Soil Exploration
Selectingtheoptimumsiteforaplant,whetheroncurrentlyownedorprospectiveproperty,
has a significant impact on the long-term economic viability of the project. During this
process, Weitz takes a holistic look at total facility life cycle costs including geotechnical
and design consideration construction, operations, maintenance, transportation, access
to work force, potential risk and profitability. When appropriate, Weitz partners with
financial experts to investigate potential tax and other financial incentives.
DESIGN –DESIGN – Preliminary Engineering & BudgetPreliminary Engineering & Budget
With the concept and site selection complete, the design of your new or expanded plant
is refined during the design phase when schematics, diagrams, equipment lists and more
specific floor layouts will be configured, and a refined budget is established. Youreceive
suggested optimizations and cost-saving methods and materials, as well as a more
detailed budget and realistic schedule.Weitz collaborateswithyourin-house orconsultant

BUILD –BUILD – Design/Build orTraditional ConstructionDesign/Build orTraditional Construction
Founded in 1855, Weitz is known for our unparalleled experience in the construction of

to produce the maximum product output in the most cost-efficient and sustainable way.
Due to the savings afforded to our clients by combining these two internal teams under
one contract, design/build services now constitute a majority of our projects.
INITIATE –INITIATE – Commissioning, Preventative Maintenance & Operating ExpendituresCommissioning, Preventative Maintenance & Operating Expenditures
Initiating action before something goes awry can prevent unexpected shutdowns and
ensure that systems and equipment are performing as designed and planned. Weitz’s staff
has the critical field experience to conduct preventative and operational maintenance orto
commission new production lines or entire new plants. We assist with startups, validation,

GROW – Expansion Projects
As markets react to changing consumer demands and your business grows or expands
into new lines, Weitz is available to quickly mobilize to guide and/or support your
facilities team. We provide the analysis, architectural and engineering design and
integration stages of the process to meet your facility growth needs so you can have
more time to focus on the bigger picture.
MAINTAIN – Shutdowns and Planned Maintenance Projects
Shutdowns and planned maintenance projects are necessaryto keep equipment operating
efficiently and to preserve the investment in the plant and operations. However, they
are costly due to being labor and material intensive. Weitz offers on-demand staff to
augment your internal plant maintenance and operations team, providing extra hands
when needed to speed up the process, or advising on specialty technical areas. In either
case, you can rest assured that Weitz personnel bring specialized experience, industry
best-practices, and a high-level work standard.
SUSTAIN – Capital Improvements and Supplemental Maintenance
Sometimes it makes sense to purchase an existing facility, renovate an operation or
expand an existing line. These CapEx projects may involve due diligence investigations,
knowledge of industrial buildings and equipment, and construction and maintenance
implications, particularly when an existing part of your business must be incorporated.
This could include a supplemental maintenance agreement to provide a highly skilled
workforce and support staff to work at your facility during normal business hours,
without increasing your permanent staff numbers. Weitz’s reach through all 50 states,
puts us in a strong position to provide trained, experienced staff foryour changing needs.
