SPECIALIZATION:
Coordinating Large Scale Construction and Property Development Projects
I am a multitalented leader with over 11-years of experience in the residential property development
industry, working with all key stakeholders to ensure the successful completion of large scale affordable
and middle income residential development projects. Previously, I held the position of Department Head
of Development and Construction Management for a prominent listed company where I have an
exceptional track record of successfully implementing development projects from the moment of
inception till the final handover to the end consumer. I am an effective, efficient, and confident project
manager, having controlled projects budgeted at over CAD $170 million.
KEY PROJECT SKILLS & TASKS:
Pre-Construction Phase
 Complete due diligence on proposed development opportunities to determine development
potential and to determine feasibility regarding sale prices and the profitability of developments.
 Plan development projects with budgets, timelines and resources
 Negotiate fees and appoint professional team members
 Manage the professional team from obtaining development rights and council service agreements
up to completion of the design phase
 Write project specifications focussed on specific developments
 Measure bill of quantities from architectural drawings and specifications
 Cost engineering during design stages with architect
 Assemble tender documentation with project specific required details
 Evaluate tenders on specified rules, deliverables and requirements
 Prepare construction contracts on Joint Building Contracts Committee (JBCC) terms with detailed
annexures depicting scope, cost and time
Construction Phase
 Manage the contractors from site handover up to release of retention
 Chair site meetings with recorded minutes
 Complete quality control by detailed inspections and issue site instructions and defects lists
 Finalize cost control and payment certification including variation orders and re-measurable items
on a monthly bases to pay the contractors and to monitor actual costs vs approved budget
 Ensure forward planning to reach deadlines and ensure projects are completed within the contract
period
 Change management to issue variation orders to record time, cost, scope, or specification changes
Post Construction Phase
 Monitor the handover to end consumers
 Liaise with contractors and end consumers regarding latent defects encountered
 Close out final statements with contractors to determine final payment and possible penalties
General Duties
 Personnel management focussed on guidance, training and motivation to reach project objectives
 Liaise with major role-players such as councils, service providers, financial institutions, engineers,
quantity surveyors, architects, contractors, sales agents etc. Must maintain databases.
 Manage human resource as the leader of the site staff and link to head office
 Communicate relevant information on a daily basis to the right people and following up for feedback

 Report to the managing director on a weekly base with regards to progress, costs and quality
 Give lectures to personnel of a prominent South African bank on the residential development process,
incl. due diligence, town planning, design, budgeting/estimating and construction.
