T
he Galleries at 403 East
Second Street in Whitefish
is a new construction project
by Malmquist Construction in
Whitefish. It is a 14,000-square-
foot, two-story building with five
retail units on the first floor and
six lodging units on the second.
The lodging units are planned as
short-term weekly or nightly rent-
als known as Vacation Rentals by
Owner (VRBO).
The architect Stewart Cardon
of Bison Creek PLLC. began
planning The Galleries in March
of 2013. Because lodging is rare
in Whitefish, it was designed as a
mixed use facility. Also, unique to
this structure is that each of the
five businesses has its own sep-
arate outside storefront entrance
instead of a single entry into the
building such as one finds in a
mall environment. Cardon’s chal-
lenge was to design a zero-lot-line
property, which means construc-
tion from one property line to the
other. It was “a lot of project in a
small space.”
In designing the facility, Car-
don said, “The owners wanted
a building that looked as though
it had always been there. To
achieve this, raised false-front
parapets (reminiscent of western
towns) were employed to rein-
force the store entrances and
weathered reclaimed lumber was
used for the siding. The result
is a new building with a historic
quality.”
Malmquist Construction broke
ground in September of 2014 and
Project Manager Tyler Frank said
the general scope of construction
was completed on schedule by
August of 2015. He spoke about
some of the challenges specific to
this site.

on the former Stump’s Pumps gas
station site, Malmquist Construc-

Located on the corner of Second Street and Baker Avenue, The Galleries has a Montana rustic feel.
The owners had a unique vision and wanted to create an “old-world style.” Architect Stewart Cardon
said, “The owners wanted a building that looked as though it had always been there.” To accomplish
this, Malmquist Construction used a variety of unusual materials including weathered, reclaimed lum-
ber from an old ranch in Havre. Cardon also said of the outside, “To soften the bulk of this ‘zero-lot-
line’ building, an awning cantilevers over the sidewalk, extending the pedestrian friendly downtown
covered walkways in Whitefish. Unlike the other awnings downtown, the Highway Department controls
this location at the corner of Second and Baker, and officials prevented the use of columns to sup-
port the awning. In response, a sophisticated cantilever design was employed.” INSET: detail of the

tion had to remediate fuel-contaminated soil. Working
in the city, the subcontractors and construction crews
dealt with traffic-control issues and limited two-hour
parking restrictions.
But the biggest obstacle was the limited working
area. “The site was restrictive in where you could
store materials,” Frank said. He and his team were
working property line to property line. He credits
the subcontractors and suppliers for the success in
overcoming this hurdle. They all “worked well together
coordinating immediate installs rather than storing
materials.”
When it was necessary to house products off-site,
Scott Mosely stepped in and allowed storage at his
store, Western Building Center in Whitefish.
Building in the middle of winter was difficult, but
snow removal was an added burden to the limited
working space available. Also, a temporary covered
pedestrian walkway, necessary for public safety, made
maneuvering equipment such as ladders more difficult
in the working area.

ers was “the uniqueness of materials [used] in a commer-
cial application.” He referred to the custom doors, interior
trim and tile work in the showers and bathrooms. But, also,
Malmquist Construction used reclaimed siding from an old
ranch north of Havre. In that vein, additional work for the
owners continued beyond last August, Frank said, adding
details and decor such as furniture and built-in cabinetry.
The building also uses smart technology. It has an intri-
cate mechanical system with gas-forced air and cooling
systems — every unit has its own system. There is a high-
grade security system. The alarm system can detect water
leaks, temperature changes and security breaches. Every
door has a Wi-Fi enabled keypad that allows keyless entry
that can be restricted to specific users and times.

Property Management have located to The Galleries with
the remaining commercial spaces under pending contracts.
The 2nd floor luxury accommodations are available for rent.
Guests can choose between four one-bedroom units or two

furnishings. Each unit comes with a parking space and a
storage locker for recreational equipment.
