Bio
Raymond is a licensed architectural technologist,
designer and project manager born in Nairobi to
a civil engineer and a curio trader.
He immigrated to South Africa in 1996 where he
attended school at Westville Boys High. It is here
that he became fascinated with the subject of
art and design - Modernism with a capital M, Le
Corbusier and Adobe Photoshop. What a time.
Raymond obtained a bachelors degree in
Architecture from the University of Cape Town
and went on to lead design teams and overseen
construction of on numerous public, cultural,
residential, commercial, urban planning and
institutional projects and has since gone on to
work for a number of projects across Africa and
the middle east.
He believes that the most complicated design
problems can often be solved by simplifying
them into their purest essence.

Abstract
The Gounti Yenna Valley has long divided Niger’s
capital city of Niamey into two. In the 1800s, this
division was between the French colonisers and
local citizens. Today, the valley divides the city
across the wealth gap.
With the Artisans Valley project, architect
Mariam Issoufou Kamara aims to build a new
social contract for how Niamey’s citizens might
experience the valley, as a place for unity instead
of division.
For the Venice Architecture Biennial 2021,
Kamara’s proposal for the Artisans Valley came
to life, for the first time, as a walking tour - both
physically and metaphorically - through the
work of Niger’s Tuareg artisans. The site-specific
installation was inspired by the year’s theme:

Abstract
atelier masomi was commissioned by The
Alef Group to design a masterplan for a new
residential development in the arid landscape of
Sharjah, UAE. The new development is to include
a sales center, shopping centre, community
management offices, gym and sporting
ammenities.
The development was fittingly named Hayyan
which means to be alive in Arabic. The client
envisioned a place that connected residents to
nature and the environment.
The Hayyan masterplan is designed with
community in mind, providing ample options
for coming together. The masterplan combines
aspects of a vegetation and water driven
schemes to naturally improve comfort and
provide spaces for community and leisure.
The homes are also designed in keeping with
simple principles that respond to the local
context. They are carved to mitigate some of the
heat, allow for beautiful views of the surroundings,
while protecting privacy.

Abstract
Obtaining planning approval for single residential
buildings in the City of Cape Town is difficult
enough, let alone obtaining development rights
for a multi-unit development on top of an existing
house with heritage status.
The client sought to take advantage a booming
property market by constructing 2 additional
dwellings for short term rentals, directly on top of
an existing single storey house.
The proposal was to demolish the roof, reinforce
the existing masonry walls and construct a new
lightweight steel structure on top.
The new building would now consist a 1-bedroom
loft apartment with panoramic views of the
mountain, and a pair of 2-bedroom homes
overlooking Woodstock and the Cape Town
Harbour beyond. All under a clean, contemporary
portal envelope.
I was engaged on the project from the on set,
measuring up and developing as-built CAD
drawings of the existing house. Working under
principal architect Jacques van Niekerk,
these formed the basis on which I developed
the concept and design into 3D, construction
drawings and a council package.
I took the plans through a complex series
of applications for Land-Use Management,
Woodstock Property Owners Association,
Heritage and Building Plans Approval and
eventually obtained full council approval to
deveop.

6mm.
8.4 Glazed areas exceeding 1m² to be safety glass.

9. CEILINGS:
9.1 Ceilings by specialist. All ceilings to be appropriate thickness
Gypsum board, skimmed and painted. Cornices to be plaster
trim aluminium or purpose made as per later details.
10. ROOF CONSTRUCTION:
10.1 As indicated on drawings, as per Engineer's details to suit
Part XA requirements
11. WATERPROOFING:
11.1 Derbigum waterproofing (dressed up parapet & into fullbore
outlet) on 25mm min. screed to fall to fulbore outlet cast into
RC Roof slab connected to 76Ø UPVC vertical downpipe.
Spiggots to be Fitted as overflow. Position to be indicated on
site
13. STORMWATER:
13.1 76 mm diam. PVC downpipes to fullbores.
13.2 All stormwater to be lead off property to nearest street,
stormwater channel or municipal drain.
13.3 All fullbores to be installed to manufacturer's specification and
to be waterproofed. All downpipes to discharge into
stormwater catchpits and to connect, underground, to
stormwater drainage.
13.4 Gutters if required to be aluminium.
14. DRAINAGE:
14.1 Gully rims to be not less than 150mm above finished
surrounding gfl & not more than 150mm below the crown of
the lowest trap of any sanitary fixture.
14.2 No drainage to be covered until checked by a local authority
inspector.
14.3 Drainage within driveways or under building to be adequately
protected.
15. JACUZZI :
15.1 Jacuzzi overflow to stormwater system.
15.2 Jacuzzi backwash to sewer system.
Part D - Public Safety - Change in Level
All balustrades and walls provided to protect a change in level to
comply with the requirements of SANS 10400-B. The edge of any
balcony, bridge, flat roof or similar place more than 1 m above the
adjacent ground or floor level shall be provided with a balustrade or
parapet wall not less than 1 m in height.

13. STORMWATER:
13.1 76 mm diam. PVC downpipes to fullbores.
13.2 All stormwater to be lead off property to nearest street,
stormwater channel or municipal drain.
13.3 All fullbores to be installed to manufacturer's specification and
to be waterproofed. All downpipes to discharge into
stormwater catchpits and to connect, underground, to
stormwater drainage.
13.4 Gutters if required to be aluminium.
14. DRAINAGE:
14.1 Gully rims to be not less than 150mm above finished
surrounding gfl & not more than 150mm below the crown of
the lowest trap of any sanitary fixture.
14.2 No drainage to be covered until checked by a local authority
inspector.
14.3 Drainage within driveways or under building to be adequately
protected.
15. JACUZZI :
15.1 Jacuzzi overflow to stormwater system.
15.2 Jacuzzi backwash to sewer system.
Part D - Public Safety - Change in Level
All balustrades and walls provided to protect a change in level to
comply with the requirements of SANS 10400-B. The edge of any
balcony, bridge, flat roof or similar place more than 1 m above the
adjacent ground or floor level shall be provided with a balustrade or
parapet wall not less than 1 m in height.

Abstract
Cape Town, South Africa
Obtaining planning approval for single residential
buildings in the City of Cape Town is difficult
enough, let alone obtaining development rights
for a multi-unit development on top of an existing
house with heritage status.
The client sought to take advantage a booming
property market by constructing 2 additional
dwellings for short term rentals, directly on top of
an existing single storey house.
The proposal was to demolish the roof, reinforce
the existing masonry walls and construct a new
lightweight steel structure on top.
The new building would now consist a 1-bedroom
loft apartment with panoramic views of the
mountain, and a pair of 2-bedroom homes
overlooking Woodstock and the Cape Town
Harbour beyond. All under a clean, contemporary
portal envelope.
I was engaged on the project from the on set,
measuring up and developing as-built CAD
drawings of the existing house. Working under
principal architect Jacques van Niekerk,
these formed the basis on which I developed
the concept and design into 3D, construction
drawings and a council package.
I took the plans through a complex series
of applications for Land-Use Management,
Woodstock Property Owners Association,
Heritage and Building Plans Approval and
eventually obtained full council approval to
deveop.
