2. Excellence in retail fit-out and services management for airports Sideland Group | 3
Some of the most challenging locations
for the fit-out and management of retail
concepts are airports. Generally, they
operate in a 24/7 working environment
interfacing with tens of millions of
users which means retail builds require
exceptional standards for health and
security during fit-out and operations. The
degrees of complexity and compliance
for airport retail build and operation are
therefore amongst the most demanding
and stringent in the building industry.
It is in this uniquely challenging environment
that Sideland has particular experience and an
outstanding track record of success. Sideland’s
management have been familiar with airport retail
fit-out and management for over 20 years. Over
this time we have identified the absolutely ‘must
have’ services and standards necessary to convert
great travel retail concepts into great retail results
and honed the skills and procedures necessary to
deliver those services and standards for our clients.
Introduction
3. Excellence in retail fit-out and services management for airports Sideland Group | 5
The retail and FB offer is one of the
defining experiential features for an
airport’s passengers as well as a crucial
generator of non-aeronautical revenues.
These facilities will need to be 100% fit-for-
purpose from day one and remain so every
day thereafter.
The ultimate objective should be to ensure not
just a faultless fit-out, but successful on-going
operations by each concession, through the entire
duration of the contract periods. The ideal solution
is to implement a seamless process begun with the
fit-out and then transitioning into a ‘whole of life’
concessions facilities management, that will stay
with and help support each concession contract
from start to finish.
This is the service and long-term commitment that
Sideland delivers for airports.
Faultless fit-out for high performance retail
4. Excellence in retail fit-out and services management for airports Sideland Group | 7
Sideland is also a rarity amongst retail
consultants because we are experts not
just in the fit-out of retail concepts, we also
have unrivalled experience at managing
retail building services in airports.
At Sideland we believe that the initial design and
build is just is just the first step in a programme
of continuous performance to ensure the project
operates at maximum efficiency helping it to
achieve its full revenue generating potential.
This means we stay on the case with our clients’
retail build projects from the start to the end of
their concept’s life cycle. If you know where you
‘buried the wires’ you are in the best position to
maintain them for as long as they need to be!

What we offer airports
7. Excellence in retail fit-out and services management for airports Sideland Group | 13
The ‘Set up’
1. We locate on-site, full time
We can locate in our own offices or in the client’s office space
2. We field a full time, 100% dedicated project team
A project team who will look after the concessionaires and the interests of the airport company
from start to finish and coordinate every aspect of the project on the airport’s behalf. We will also
encourage the use of local talent within the project team
3. We can embed ourselves within the airport’s commercial team
The airport’s management can be part of our organisational structure in terms of oversight and
reporting
4. We employ and ‘train up’ local teams to ensure long-term knowledge transfer
Ownership of the service skills should be the airport’s ultimate ambition.
Our support for airports
8. Excellence in retail fit-out and services management for airports Sideland Group | 15
A typical phased programme of support
The months leading up to a development
programme are critical. They afford an
irreplaceable opportunity to implement
an initial assessment process or ‘readiness
project’ that can evolve seamlessly into
the fit-out phase. This in turn can ‘morph’
into an on-going ‘whole of life’ facilities
management service.
Phase One – Readiness project
Step One Timing
An ‘as is’ audit and ‘critique’ of current
systems and procedures
6 months
Step Two
A ‘to be’ strategy identifying and proposing
the best way forward in terms of people;
procedures; controls; resources; ‘must dos’,
challenges, threats
3 months
Full team appointment
and composition to be
determined by the airport.
9. Excellence in retail fit-out and services management for airports Sideland Group | 17
Phase Two – Fit-out and preparedness
• Working with the airport on the creation and implementation of
design guidelines and technical standards
• Working with the airport on key stakeholder approval processes
in regard to concessionaire concept and full design package
• Preparation of coherent, simple and clear fit-out processes and
guidelines with Security and Health Safety at the forefront
• Production of all collateral ‘briefing’ documents to ensure
compliance to all the airport’s rules and regulations
• Working with the airport on contractor induction processes and
guidelines
• Aim to create a safe and positive working environment with
thorough but minimised administrative requirements.
10. Excellence in retail fit-out and services management for airports Sideland Group | 19
Phase Three – Fit-out process
We provide a full support team along with all the
collateral (produced in Phase Two) necessary in
helping each concessionaire implement their fit-out
programme in full compliance with the airport’s
standards such as:
• Technical guidelines manuals
• Compliance procedures guidelines manuals
• Design guidelines manuals
• Health Safety guidelines manuals
• Airport ‘Support’ manual (recruitment, security
etc).
It will also be an essential part of our responsibility
to instil in all concession operators the core principle
that they are standard bearers of the airport’s brand
name and its brand values.
A key element in all guidelines will therefore be an
emphasis on every concessionaire’s obligation to
respect and reflect these values through the quality
and standards of their store presentation.
11. Excellence in retail fit-out and services management for airports Sideland Group | 21
Phase Four – On-going facilities management
What we help build, we look after
What sets us apart from other fit-out process
companies is our willingness to stay with the client
for the long term. The ‘fit-out’ for us is only the
establishing phase, not a one-off project.
Our facilities management skills and experience is
available to clients on a long-term basis, ensuring
that each unit is operating at maximum efficiency,
not just on day one, but throughout its life-span.
Mid-contract refurbishments
We will ensure these are carried out as per the
terms of each contract.

Why?
• Retail needs to become a seamless delivery team
• The need for a dedicated commercial focus to support
the vision
• Tenants create commercially focused delivery teams,
so should the airport
• We need to build well and integrate the asset to
ensure retail doesn’t bring uncontrolled risks.
• Handover isn’t the time to find problems, they
should be retired during fit-out
• This is a technical role and vitally important.
What?
• Retail Project Support owns all fit-out technical
and construction issues, developing guidelines and
procedures to enable fit-out and provide a one stop
shop for tenants
• Providing a technical and procedural link to airport
guardians (Fire and Asset teams for example)
• Providing an on site quality control check to ensure
technical guidelines are not ignored within the build
• Taking ownership of all retail handovers and ensuring
compliance and integration with the airport
• Retail Project Support provides pre-start and on site
safety and compliance support to the tenant
• Ensuring technical standards are met
• Ensuring proper testing and validation is undertaken
prior to handover
• Ensuring projects are fitted out as per the approved plans
Retail project support
• Ensuring the airport guardians are confident that retail
projects are delivered into the business without undue risk
• Ensuring that building up the retail business is done with
airport stakeholder support.
Benefits
• Improved control of life-cycle risk
• Focussed retail delivery, reduced fit-out time lag leading to
increased revenue for concessionaires and the airport
• Consistency of fit-out standards
• One stop shop for tenants, technical suppliers contractors and
airport asset teams
• Provides the airport retail team the freedom to manage and
grow the commercial side of the business faster. (Accountable
self sufficiency)
• Allows the airport team time to focus on the core business.
We offer a full facilities management resource to ensure compliance and peace of mind for the airport
13. Excellence in retail fit-out and services management for airports Sideland Group | 25
1. A ‘readiness’ preparation resource that ensures the airport sets off in the
right direction
2. A ‘fit-out’ process resource that ensures a faultless implementation
programme/process for each concessionaire’s unit(s)

the duration of each concessionaire contract period, ensuring an
uninterrupted ‘whole of life’ quality control

To Whom it may concern.
I have been asked to supply a reference for Phil Prosser as someone who
has previously worked with him.
I was Managing Director of Retail for BAA from 1997-2008. During this
time the team completed numerous commercially driven construction and
retail projects and re-developed every airport in the portfolio.
As part of the team Phil demonstrated an enthusiasm to constantly
challenge the traditional and historic ways of working whilst being totally
aware of the commercial imperative and retailer needs. His practical but
challenging way of working ensured that BAA, retailers, construction
partners and eventually customers all benefitted from his approach. His
technical knowledge and leadership skills enabled him to work across
many partners with ease.
Since leaving BAA Phil has obviously continued to enhance and develop
those skills and has delivered great projects for Network Rail and others.
I have no hesitation in recommending Phil and his team as I am
confident they will deliver enhanced service delivery and shareholder
value.
Yours faithfully.

Reference for Phil Prosser
Phil Prosser was a colleague of mine at BAA responsible for project
management and bringing on stream the opening of Retail Units.
He worked within a complicated environment at Heathrow with the
Airport working at maximum capacity.
Phil always rose to the challenge often coming up with his own
innovative solutions to ensure he hit critical deadlines, thereby protecting
the Airport Operation and maximising Commercial Revenues.
Phil has a real work ethic, delivers and has a “can do” attitude. He drives
hard and expects high standards from those who work with/for him.
I have no hesitation in recommending Phil to ADAC.
