an initial assessment process or ‘readiness
project’ that can evolve seamlessly into

Phase Two – Fit-out and preparedness
• Working with the airport on the creation and implementation of
design guidelines and technical standards
• Working with the airport on key stakeholder approval processes
in regard to concessionaire concept and full design package
• Preparation of coherent, simple and clear fit-out processes and
guidelines with Security and Health Safety at the forefront
• Production of all collateral ‘briefing’ documents to ensure
compliance to all the airport’s rules and regulations
• Working with the airport on contractor induction processes and
guidelines
• Aim to create a safe and positive working environment with
thorough but minimised administrative requirements.

Phase Three – Fit-out process
We provide a full support team along with all the
collateral (produced in Phase Two) necessary in
helping each concessionaire implement their fit-out
programme in full compliance with the airport’s
standards such as:
• Technical guidelines manuals
• Compliance procedures guidelines manuals
• Design guidelines manuals
• Health Safety guidelines manuals
• Airport ‘Support’ manual (recruitment, security
etc).
It will also be an essential part of our responsibility
to instil in all concession operators the core principle
that they are standard bearers of the airport’s brand
name and its brand values.
A key element in all guidelines will therefore be an
emphasis on every concessionaire’s obligation to
respect and reflect these values through the quality
and standards of their store presentation.

Phase Four – Facilities management service
The build team would remain in situ for at least 12 months to ensure life-cycle management
has embedded and ‘check the checker’ systems are in place and working.
Succession planning:
Over a planned and managed phased process, the local Assistants would begin to take more
of a leadership role with the intention of owning the process going forward.

Kings Cross, ensuring that all tenants opened in line with the
station opening date. This project required multiple stakeholder
interaction and excellent negotiation skills
• Recently completed a new Landside catering mall concept for
Glasgow Airport. Through re-phasing the project was operational 3
weeks ahead of the original programme
• Led and co-ordinated stakeholder management with multiple
agencies, successfully integrated the works within the St Pancras
International development and other landlord sites including Euston
station and Westfield London Westfield Stratford
• Successfully refitted and extended an airport catering unit and
achieved the completion date, even though the start was delayed
by another project, without exceeding budget. Used innovative
solutions to minimise lead times, led the client activities to ensure
operational and lifecycle opportunities were optimised
• Led the delivery of the Terminal 5 contractors eating and
welfare facilities within the footprint of the Terminal 5 building,
A compound some 100 metres long, providing a full canteen
service with all passive and active fire mitigating measures
in place, providing welfare facilities within the heart of the
terminal building saved approx 1 hour per man per day in
wasted time, saving BAA in £45M in productivity savings.
Facilities management
• Prepared and introduced a planned and reactive building
services facilities management programme, for a London
based client, including creating a preferred supplier listing
and contractual relationships. As a result a 30% saving against
maintenance budget and with improved compliance
• Initiated and implemented actions to reduce the carbon footprint
of a clients operation through analysis and development of
practical improvements to eliminate wasted energy. Project on
track to make savings of 15%.
Product development / Process improvement
• Identified and created a new product to reduce fire risk
within commercial kitchen ductwork. Designed and built the
product, registered for all required certification and successfully
patented. Led the co-ordination of all suppliers of component
parts and sought business collaborations to license and further
market the product. The product is successfully installed in
Terminal 5 Heathrow, Westfield London, and a number of other
restaurants throughout England and Wales
• Evaluated processes and implemented changes between
operational parties to improve cost control and effectiveness
of day to day delivery. This involved bringing people from
different departments together and resulted in an embedded
framework and the introduction of innovative solutions.

Part of a team that created the landlord procedures and approvals
process for the new Waterloo station retail redevelopment built
upon on our success and process created for the Kings Cross
Redevelopment Programme.
Kings Cross Station (Network Rail)
Part of a small team that created the landlord procedures and
approvals process for the new £550 million Kings Cross grade 1 listed
retail redevelopment programme.
Process involved:
• Creating a landlord technical standards document for retail
development on the station
• Creating/ advising on a retail design guidelines document
• Creating a landlords approval process
• Acting as a single point of contact for all new retailers to lead them
through the process from start to finish
• Helping/Advising retailers through their design process to ensure
that their final design/concept adheres to station regulations and
capped service provision
• Helped in the security and logistics process of site delivery and

In 10 months over 27 retail units (27,000 sq ft) were opened and

The Gorgeous Kitchen
A fine dining restaurant with the best views of the airfield. Delivered within an 11 week period, the
innovative design and build creates a destination restaurant within a congested part of the terminal.
The fit out used the best available materials – marble, solid timbers, leather and hand-coloured glass.

Leon
Bricks from the old Heathrow control tower were reused in the build. Leon at Terminal 2 is the most

To Whom it may concern.
I have been asked to supply a reference for Phil Prosser as someone who
has previously worked with him.
I was Managing Director of Retail for BAA from 1997-2008. During this
time the team completed numerous commercially driven construction and
retail projects and re-developed every airport in the portfolio.
As part of the team Phil demonstrated an enthusiasm to constantly
challenge the traditional and historic ways of working whilst being totally
aware of the commercial imperative and retailer needs. His practical but
challenging way of working ensured that BAA, retailers, construction
partners and eventually customers all benefitted from his approach. His
technical knowledge and leadership skills enabled him to work across
