Community Manager, Camden Chandler 9/2014- 12/2015
 Oversaw a new resort style lease up community encompassing 380 apartments, 9
associates and $90,000 in first year NOI revenues.
 Managed and leaded team to 68% occupancy vs. budget of 58% in 11 months.
 Increased market rents by $1.26 psft vs $1.19 psft within 1st
year.
Community Manager, Camden San Marcos 12/2012-9/2014
 Promoted to oversee a new acquisition encompassing 320 apartments, 6 associates and
19K in annual revenues 2013, while repositioning 100% of the community.
 Took on a new acquisition this year and not only the regular operations goals but had
to build a team, $4 million in capital projects including 100% repositions to each unit.
Achieved all of these goals and maintained goals within market conditions. - Budget
occupancy average 90.5% VS actual avg 92.6% - Exceeded NOI proforma by $19k, 78%
on-site transfer program.

 Increased occupancy from 84% to 95% in 3 months, 58% renewal retention, & rebuilt
office and maintenance team.

Community Manager, Camden Vista Valley 11/2008-1/2012
 Oversaw a distressed community encompassing 308 apartments, 6 associates and 1
million in revenues.
 Successfully repositioned 92 units, increased markets rents by 8.1% year over year,
initiated repositions for 5 other Phoenix communities.
 Revived, and re-flagged the community, and in the first year, the community produced
a positive NOI of 2%, 6% for the second year, 10% for the third year. I was able to
successfully transition the sale of the property and I was part of the due diligence
team. Vista Valley was the most successful disposition in 2011 for Camden
ARCHSTONE-SMITH
Community Manager, Archstone Tempe Groves 2/2006-8/2008
 Oversaw over 1 million dollar in capitol upgrades to community during a 3 month
period.
 Exhibited strong creative marking skills to optimize occupancy. In January 07
occupancy was at 87% and by June 07 was brought up to and maintained at 95%
 Ensured that all on-site associates were focused on the status on the property. This
includes conveying the importance of
limiting exposure, the implication of lease expirations and turnover in light of market
conditions, the effects of seasonal and other market cycles and above all customer

 Recruited and trained a team of sales, service-oriented, business-minded property
