Our client approached us last year after the
Change of Use of Agricultural Building to
Dwelllinghouses was introduced in the General
Permitted Development (Amendment and
Consequential Provisions) (England) Order 2014.
After successfully gaining prior approval for the
change of use of the building Acorus was
commissioned to be the project managers of the
build. We are currently working closely with the
client, contractors and LPA to ensure all parties
are happy with the final outcome and all
conditions are satisfied.
Prior Approval - Change of Use of
an Agricultural Building to Dwelling
GPDO Update Comes into Force
The new Town and Country Planning (General
Permitted Development) (England) Order 2015
came into force on 15th April 2015.
The development must be completed within
a period of 3 years starting with the prior
approval date.
Farm Relocation
A Farm Relocation in which Acorus aided the
applicant to get planning for has been completed
and is now fully operational.
Our client has also been granted planning for a
temporary agricultural workers dwelling on the
site.
Under the 2015 Order permitted development
rights under Schedule 3, such as the change of
use of Office (B1(a) to a use falling within Class C3
dwelling houses and the change of use of
agricultural buildings to C3 dwellings have been
reclassified under Class O and Q respectively
(formally Class J and Class MB).
Key changes in relation to agricultural buildings to
dwellinghouses are:
Amendment to the wording of the Order to
confirm that the cumulative number of
separate dwellinghouses allowed to be
developed under Class Q within an
established agricultural unit is 3.

After our client gained planning for a key
workers dwelling, Acorus was contracted to
produce construction drawings, SAP calculations,
and liaise with Building Control to ensure all
conditions were satisfied.

Acorus produced these 3D drawings to
accompany this application. Which enabled the
client to have an enhanced visual understanding
of what the dwelling may look like aswell as
giving other options.
