Here we have the existing
drawings of the building at the
B&M site. As you can see it is a
large warehouse with a
separate internal structure for
offices at one end. It was used
as a B&Q then left vacant for
around 5 years before B&M
took it over.
Essentially we have a blank
canvas as the building is so
open. Take away the office
structure and we have just 4
walls and a roof so the
possibilities for conversion are
virtually endless and easy to
plan out.
The building is a twin apex
portal framed structure with
fake slate parapet roof. Infilling
the steelwork is double leaf
blockwork up to eaves level.
Collumns internally of the
building are placed at every
second portal frame bay.

As you come in the main entrance
you are in the lobby. This leads to
the sports shop with two other
entrances into the main part of the
building.
Staff entrance is at the back with its
own stairs and service lift which
serves the cafe. The existing
loading bay is where my
plant/delivery room will be.
I have put in two sets of changing
rooms, one for the gym, one for the
main concourse and squash court.
Alongside this are two separate
toilet facilities (upstairs and
downstairs).
In the main arena I have put an
additional Tennis and Badminton
court so more people can be
training at the same time.
Storage for the track is to the left of
the building and would also prove
to be a good backing for a stage.
The seating is fully mobile and
retractable which makes the
space much more versatile. It also
connects to the first floor so access
between the main arena and
upper floor is more accessible.

Sun Path Plan 1:1250
The site plan on the left shows the
elongated nature of the site. The
top end of the site has turning
space for lorries which also serves
the neighboring Farmfoods. I chose
the right side of the site to extend
up because since that's where
deliveries and goods entrance are
and it would be more convenient
to localize the other rooms around
that.
The sun path shows the site is
South-Easterly facing with the north

As you can see from these
images most of the existing
building structure is staying the
same.
A section of the building is
being raised to accommodate
another floor. This means that
the roof will be raised. At the
highest point of the new roof it
sits only 4.5 meters higher than
the old part.
Where the new roof and the
existing roof join there will be a
lattice girder to hole the two
structures.
On the outside walls since they
are so vast and quite stark I
chose to put different coloured
figures of people playing
sports in different colours along
the length.
With the track being so long I
have put screens on the dado
wall about the seating so
spectators can see what's
happening at the other end.
