President & Manager: MCRE.US Advisory Services, LLC. Des Moines, Iowa. National Commercial
Real Property Valuation and Advisory Services. Specializing in valuation appraisal reporting, appraisal
review, and related consulting services for various types of commercial property, on a national basis, and
for various functions. Local and regional work primarily involving litigation support, as a qualified expert
witness in the courts, including issues in valuation, financial analysis, governmental regulation, pre-
construction and post-acquisition property development services.

Senior Appraisal Review Manager in CRE: First Horizon National Corporation. Memphis, TN.
FHNC, Credit Risk Management. FHNC is the holding company of First Tennessee Bank, N.A. with
national headquarters located in Memphis, TN. Senior Review Appraiser and Manager in Commercial
Real Estate - Appraisal Risk Management Department. In office and remote office locations. National
commercial real estate appraisal report reviews for all commercial lending units, all loan amounts, with a
focus over $1MM in loan transaction. Determined type of appraisal report required for each type and size
transaction, including applicable exemptions. Review of valuation analysis, contractual service terms, and
for compliance with USPAP and FIRREA federal lending regulation in appraisal reports submitted on all
types of commercial property including industrial, retail, office, multi-family, subdivisions, development
land, agricultural, recreational, and mixed-use projects on a national basis from all states. Reviews
completed for new and existing loans, renewals, participations, M&A, and new construction. Author and
publish appraisal RFPs and manage bid/award process, with review and accept or reject third party
appraisal reports for collateral valuation in support of loan amount and other criteria. All work and review
management functions completed within RIMS system. Assisted in the development of new appraisal
review report formats, with FIRREA supplemental guidelines for use of the bank and RIMS. Interacted

valuation analysis and governmental regulation and compliance, litigation advisory and expert witness, as
well as property development services.
(1985 – 2006)
These services are further defined into contract review and analysis; property rights issues and valuation,
land use analysis, zoning issues; financial and investment analytics; site-selection and land development
services; financial investment analysis; appraisal and review in litigation advisory services as expert
witness, and several project transaction management services including acquisitions, leasing, and
property dispositions. The company is an independent, private, fee-based, professional consulting and
advisory services firm, operating as a limited liability corporation on a national basis. The firm opened in
1985, which grew to multiple offices with management of up to a 14 member staff of appraisers, brokers,
administrative, support assistants, and training of new personnel. Chief Appraiser for the firm, including
review of staff production and third party reports. Merged with a large residential firm in 1994, and in
1997 left to pursue other markets. Since original company formation, duties and responsibilities have

Development, Pre-Construction Services & Construction Management: Including various services
per project requirements, from individual consulting and specific services to complete property
development management; due diligence involving property inspection reports, market research and
feasibility studies; site selection process, acquisitions, property and buyer-seller negotiations; site platting,
planning and engineering, including municipal approval process, permitting, zoning and rezoning issues;
build-to-suit development and consulting, vendor management, construction cost estimating;
environmental reports, demolition issues; arranging financing, underwriting analysis, leasing, and other
marketing requirements; potential exit strategies, and property disposition management.
Valuation Services: Consulting, advisory, and national valuation services provided to a variety of clients
in the investment, financial, institutional, governmental, and private client sectors, concerning numerous
functions from financing and mortgage-loan use, to proposed construction, corporate matters,
evaluations and limited consulting assignments, and for various litigation issues in the courts. All property

Appraisal Review Services: Independent third party review of market value property appraisals
prepared by others, for reporting purposes in commercial banking and mortgage-lending functions, for
analysis and federal regulatory compliance as per USPAP and FIRREA requirements. Complete
appraisal review services are also used for investment property studies, project evaluations, many
different litigation issues, estates, corporate asset analysis, economic feasibility reports, governmental
authorities, and various other property reporting functions. Appraisal review manager with in-bank work
environment departmental organization set-up, as well as remote office work experience and

Litigation Support Services: Advisory and qualified expert witness services, provided as consulting
assignments for testimony and reports admitted and accepted in several District and Federal Courts, in
several States, as well as U.S. Bankruptcy Court, and the Iowa Supreme Court. Subject matter consisting
of various legal issues in valuation and appraisal analysis as well as broad scope experience appearing in
court as expert witness in several jurisdictions, as well as research for applicable advisory services in
issues such as project development, analysis, and appraisal review or other document review and
contract analysis. Subject matter has consisted of various legal issues in valuation and appraisal analysis
as well as methodologies, techniques, various real estate concepts, and specialty subject matter.
Purpose and functions include issues in market value, eminent domain and inverse condemnation with
property damages, insurance claims, property rights analysis, easement issues, ad valorem, property
partitions, zoning changes, construction issues, and environmental issues. Testimony has involved over
200 cases, and has also resulted in landmark case law decisions in the Iowa Supreme Court concerning
environmental contamination and ad valorem issues, where the Court handed down decisions based on
exact valuation, estimate of damages, and methodologies. i.e. Before and after land valuation with LUST
contamination; where the after-value was a negative number. Methodology of tax rate analysis and utility
corridors - double taxation by the municipality. Highly publicized case with $40MM award.
Property: Existing property types and proposed construction projects, of various use, in all industry
sectors and all types of real property interests. Investment, multi-family residential, hospitality,
agricultural, industrial and special-purpose-use properties including marinas, golf courses, easements
and right-of-way, air-rights, as well as mineral and water rights. Development and appraisal services have
included retail net lease facilities, regional shopping centers, class A office properties, industrial buildings,
self-storage, business parks, subdivisions, and development lands for several different uses.

Senior Broker Associate: CB Richard Ellis / Hubbell Commercial. Des Moines, Iowa. Commercial
Real Estate Broker Associate, as independent contractor, and Corporate Representative Agent for 50
property industrial, office, and retail portfolio. Identified and pursued new acquisitions and investment
opportunities, value added property analysis, assisted senior management and educated staff, such as
outlining development in tax credit projects. Sought and completed new build-to-suit property
developments with long term leasing and investment property services in various types of commercial real
estate. This included brokerage in acquisitions, leasing, dispositions, as well as project management in
various special real property consulting and counseling services. Involved with build-to-suit developments
and leasing in retail and office properties, representing the lessor in market transactions, as well as site
