Choose a Realtor
Choosing a Realtor ensures you a quality experience with a professional guide
during your home- or property-buying process.
Talk to a Lender
Unless you’re paying cash, you will need to consult a mortgage lender, who will inform
you of the loan amount for which you will be approved to purchase your new home or
property. If you need or want recommendations, please consult your Realtor.
Schedule Buyer Consultation with Your Realtor
Once you know the amount your lender will approve for your purchase,
you meet with your Realtor to discuss your needs and wants in your dream home.
Select and Preview Homes
During your buyer consultation, your Realtor will help you search the Realtors’ exclusive
online database to find any homes that may interest you. Typically, you will narrow your
online search to less than 15 homes, and then your Realtor will print or email you the
information on this list. From this list, you will choose 5-7 homes to see in person.
Write an Offer on “The One”
Once you find your dream home, your Realtor will draft and walk you through a
contract, which will detail your financial offer as well as other terms. Once you’re
comfortable, you sign the offer, and your Realtor will send it to the selling agent.
Contract Negotiations and Execution
After your Realtor submits the offer, the selling agent will consult the owners and often
will submit a counteroffer that modifies terms of the original offer. Sometimes, both
parties will submit counteroffers until all details are worked out satisfactorily.
Once both parties agree on all the details, they sign the contract.
At this point, signing the contract means it is an “executed” and legal document.

Meet Contractual Obligations
Both parties will need to fulfill the terms of the executed contract.
Fulfilling these terms often take place simultaneously.
Buyers Schedule Inspections and Surveys
Even if the home is being sold “as-is”, you may need to schedule a general
home inspection, a wood-destroying organism inspection and any other
inspections needed. Your lender also may require you to schedule a property
survey to confirm the property’s dimensions and elevation certificate.
If you need or want recommendations, please consult your Realtor.
Buyers and Sellers Negotiate Inspection Findings
After receiving and reviewing the inspection reports with your Realtor,
you may want to negotiate with the sellers for any repairs you deem necessary.
Buyers Obtain Financing and Insurance
Unless you’re paying cash, you will go through the loan process with your
lender. This process often involves the lender ordering a credit check and
property appraisal. Unless you’re paying cash, the lender also will require you
verify you’ve obtained insurance on the property. After you’ve submitted all the
necessary information, the lender will send the information to underwriters –
who may request more personal information. Once the loan underwriters are
satisfied with their analysis, they will issue a letter verifying you have been
approved for a loan for the property. This letter is called a “clear to close.”
Title Process
This process is conducted by a Title Agent, who often is chosen by whomever
pays for title-related costs. This process often includes conducting a title
search, obtaining title insurance and the resolution of any issues involving the
deed to the property.

Obtain any Funds needed to “Close”
Both parties make arrangements for any funds they need to finalize the sale, which is
referred to as “the close.” These funds may include money needed for a down payment
or costs related to the close. “Closing” is the end of the process where both parties sign
legal documents at the Title Agent’s office.
Attend Closing and Take Possession
You and the sellers often will attend separate meetings at the Title Agent’s office to sign
the legal documents to finalize the sale. In addition to the Title Agent, your Realtor will
attend this meeting with you. Once both parties sign all documents, you receive the
keys to your dream home.
Post-Closing Proceedings
After the sale is finalized, your lender ensures funds are transferred to cover the cost of
the purchase. Once funds are transferred, the Title Agent delivers the deed to be
recorded at your county clerk’s office. Then, it’s official! You own it!

The Mortgage and Loan Process:
Funding fuels your home-buying process and helps set your expectations.
1. Financial preapproval
 Application and Q&A with lender (often completed online)
 You provide documentation, including proof of employment
 Credit report is requested
What is the difference between prequalified and preapproved?
Preapproval more accurately defines your purchasing power.
 Preapproval verifies written documentation you provide the lender.
Prequalification relies on verbal information you give the lender.
 Preapproval gives lenders permission to pull and analyze your credit
reports. Prequalification often doesn’t involve credit – which greatly
impacts your purchasing power.
 Prequalification doesn’t mean you’re eligible for a loan. Preapproval comes
with a dated letter listing the amount for which you qualify, the loan terms,
and the expiration date of information therein. Of course, interest rates and
some loan guidelines are subject to change.
Preapproval helps you know how much you can spend on a home and
prevents you from looking at homes for which you’re unable to obtain a loan.
2. Underwriting
 Loan documents are submitted to underwriter for approval
3. Loan approval
 You are notified of approval
 You review and sign the loan documents
 Lender sends loan documents to title
4. Title company
 Title exam, insurance and title survey conducted
 You attend closing in-person or via mail for final signatures
5. Funding
 Lender reviews the loan documents
 Funds are transferred by wire

Making an Offer:
Extending an offer begins the negotiations to secure your dream home.
Once you have found the property you want, we will write a purchase agreement.
While much of the agreement is standard, there are a few areas that we can
negotiate:
The Price with Other Considerations
What you offer on a property depends on the following factors:
 The property’s condition
 How long it’s been on the market
 Overall interest in the property
 Level of seller’s motivation
While some buyers want to make a low offer to see what the seller will accept, this
tactic may only succeed in insulting the seller, who may forego all negotiations. The
best strategy is to offer a fair price in conjunction with other considerations – like
money toward repairs and closing costs. Fair-price offers open sellers up to
negotiations.
The Move-in Date
If you can be flexible on the possession date, the seller will be more apt to choose
your offer over others.
Additional Property
Often, the seller plans on leaving major appliances in the home; however, which
items stay or go is often a matter of negotiation.
Typically, you won’t be present at the offer presentation. We will present the offer to
the listing agent and/or seller. The seller then will do one of the following actions:
• Accept the offer
• Reject the offer
• Counter the offer with changes
By far the most common response is the counteroffer. In these cases, my
experience and negotiating skills become powerful in representing your best
interests. When a counteroffer is presented, you and I will work together to review
each specific area of it, making sure that we move forward with your goals in mind
and ensuring that we negotiate the best possible price and terms on your behalf.

Closing 101:
Preparing for close helps you take ownership with fewer complications.
Prepare for It
Closing day marks the end of your home-buying process and the beginning of a new
chapter of your life in your new home! To make sure your closing goes smoothly,
you should make the following preparations:
 Tell your title company how you will be present for closing – will you attend in
person or will documents be mailed to you
 Bring, wire or mail a certified check or money order, as required by your title
company, for closing costs and down payment – any money you owe to take
possession of the property
 Bring proof of insurance, including a declaration and receipt, if you’re financing
 Bring 1 photo ID per person
 Bring your social security card(s)
 Know your addresses for the past 5 years
Own It
After closing, the title company will transfer the title and record the new deed.
Transfer of title moves ownership of the property from the seller to you. The two
events that make this happen are as follows:
Delivery of the buyers funds
This transaction is the check or wired funds provided by your lender in the
amount of the loan.
Delivery of the deed
A deed is the document that transfers ownership of real estate. The deed names
the seller and buyer, gives a legal description of the property and contains the
notarized signatures of the seller and witnesses. At the end of closing, the deed
will be taken and recorded at the county clerk’s office. It will be sent to you after
processing.

Le t ’s ge t st art ed on y ou r jou rne y Let me guide you home Choose a Realtor Choosing a Realtor ensures you a quality experience with a professional guide during your home- or property-buying process. Talk to a Lender Unless you’re paying cash, you will need to consult a mortgage lender, who will inform you of the loan amount for which you will be approved to purchase your new home or property. If you need or want recommendations, please consult your Realtor. Schedule Buyer Consultation with Your Realtor Once you know the amount your lender will approve for your purchase, you meet with your Realtor to discuss your needs and wants in your dream home. Select and Preview Homes During your buyer consultation, your Realtor will help you search the Realtors’ exclusive online database to find any homes that may interest you. Typically, you will narrow your online search to less than 15 homes, and then your Realtor will print or email you the information on this list. From this list, you will choose 5-7 homes to see in person. Write an Offer on “The One” Once you find your dream home, your Realtor will draft and walk you through a contract, which will detail your financial offer as well as other terms. Once you’re comfortable, you sign the offer, and your Realtor will send it to the selling agent. Contract Negotiations and Execution After your Realtor submits the offer, the selling agent will consult the owners and often will submit a counteroffer that modifies terms of the original offer. Sometimes, both parties will submit counteroffers until all details are worked out satisfactorily. Once both parties agree on all the details, they sign the contract. At this point, signing the contract means it is an “executed” and legal document.

Fulfilling these terms often take place simultaneously. Buyers Schedule Inspections and Surveys Even if the home is being sold “as-is”, you may need to schedule a general home inspection, a wood-destroying organism inspection and any other inspections needed. Your lender also may require you to schedule a property survey to confirm the property’s dimensions and elevation certificate. If you need or want recommendations, please consult your Realtor. Buyers and Sellers Negotiate Inspection Findings After receiving and reviewing the inspection reports with your Realtor, you may want to negotiate with the sellers for any repairs you deem necessary. Buyers Obtain Financing and Insurance Unless you’re paying cash, you will go through the loan process with your lender. This process often involves the lender ordering a credit check and property appraisal. Unless you’re paying cash, the lender also will require you verify you’ve obtained insurance on the property. After you’ve submitted all the necessary information, the lender will send the information to underwriters – who may request more personal information. Once the loan underwriters are satisfied with their analysis, they will issue a letter verifying you have been approved for a loan for the property. This letter is called a “clear to close.” Title Process This process is conducted by a Title Agent, who often is chosen by whomever pays for title-related costs. This process often includes conducting a title search, obtaining title insurance and the resolution of any issues involving the deed to the property.

Le t ’s ge t st art ed on y ou r jou rne y Let me guide you home Obtain any Funds needed to “Close” Both parties make arrangements for any funds they need to finalize the sale, which is referred to as “the close.” These funds may include money needed for a down payment or costs related to the close. “Closing” is the end of the process where both parties sign legal documents at the Title Agent’s office. Attend Closing and Take Possession You and the sellers often will attend separate meetings at the Title Agent’s office to sign the legal documents to finalize the sale. In addition to the Title Agent, your Realtor will attend this meeting with you. Once both parties sign all documents, you receive the keys to your dream home. Post-Closing Proceedings After the sale is finalized, your lender ensures funds are transferred to cover the cost of the purchase. Once funds are transferred, the Title Agent delivers the deed to be recorded at your county clerk’s office. Then, it’s official! You own it!   • 5. The Mortgage and Loan Process: Funding fuels your home-buying process and helps set your expectations. 1. Financial preapproval  Application and Q&A with lender (often completed online)  You provide documentation, including proof of employment  Credit report is requested What is the difference between prequalified and preapproved? Preapproval more accurately defines your purchasing power.  Preapproval verifies written documentation you provide the lender. Prequalification relies on verbal information you give the lender.  Preapproval gives lenders permission to pull and analyze your credit reports. Prequalification often doesn’t involve credit – which greatly impacts your purchasing power.  Prequalification doesn’t mean you’re eligible for a loan. Preapproval comes with a dated letter listing the amount for which you qualify, the loan terms, and the expiration date of information therein. Of course, interest rates and some loan guidelines are subject to change. Preapproval helps you know how much you can spend on a home and prevents you from looking at homes for which you’re unable to obtain a loan. 2. Underwriting  Loan documents are submitted to underwriter for approval 3. Loan approval  You are notified of approval  You review and sign the loan documents  Lender sends loan documents to title 4. Title company  Title exam, insurance and title survey conducted  You attend closing in-person or via mail for final signatures 5.   • 6. {BUYERS NAME} Making an Offer: Extending an offer begins the negotiations to secure your dream home. Once you have found the property you want, we will write a purchase agreement. While much of the agreement is standard, there are a few areas that we can negotiate: The Price with Other Considerations What you offer on a property depends on the following factors:  The property’s condition  How long it’s been on the market  Overall interest in the property  Level of seller’s motivation While some buyers want to make a low offer to see what the seller will accept, this tactic may only succeed in insulting the seller, who may forego all negotiations. The best strategy is to offer a fair price in conjunction with other considerations – like money toward repairs and closing costs. Fair-price offers open sellers up to negotiations. The Move-in Date If you can be flexible on the possession date, the seller will be more apt to choose your offer over others. Additional Property Often, the seller plans on leaving major appliances in the home; however, which items stay or go is often a matter of negotiation. Typically, you won’t be present at the offer presentation. We will present the offer to the listing agent and/or seller. The seller then will do one of the following actions: • Accept the offer • Reject the offer • Counter the offer with changes By far the most common response is the counteroffer. In these cases, my experience and negotiating skills become powerful in representing your best interests. When a counteroffer is presented, you and I will work together to review each specific area of it, making sure that we move forward with your goals in mind and ensuring that we negotiate the best possible price and terms on your behalf.   • 7. Closing 101: Preparing for close helps you take ownership with fewer complications. Prepare for It Closing day marks the end of your home-buying process and the beginning of a new chapter of your life in your new home! To make sure your closing goes smoothly, you should make the following preparations:  Tell your title company how you will be present for closing – will you attend in person or will documents be mailed to you  Bring, wire or mail a certified check or money order, as required by your title company, for closing costs and down payment – any money you owe to take possession of the property  Bring proof of insurance, including a declaration and receipt, if you’re financing  Bring 1 photo ID per person  Bring your social security card(s)  Know your addresses for the past 5 years Own It After closing, the title company will transfer the title and record the new deed. Transfer of title moves ownership of the property from the seller to you. The two events that make this happen are as follows: Delivery of the buyers funds This transaction is the check or wired funds provided by your lender in the amount of the loan. Delivery of the deed A deed is the document that transfers ownership of real estate. The deed names the seller and buyer, gives a legal description of the property and contains the notarized signatures of the seller and witnesses. At the end of closing, the deed will be taken and recorded at the county clerk’s office. It will be sent to you after processing.
