Duties
• Perform routine inspections of plant and properties. Check for valve and piping system
leaks, abnormal equipment noises, standing water, etc.
• Complete work orders as assigned by Head of Facilities or Chief Engineer to include;
1. Perform basic repairs and rewiring of electrical fixtures. Maintain, repair, or
replace the following electrical components as needed: light bulbs, light ballasts,
light fixtures, outlets, switches, electrical motors, etc.
2. Performs basic repairs of water piping and plumbing systems. Maintain, repair,
or replace the following plumbing components as needed: water pumps, drains,
sprinkler systems equipment, steam traps, steam/water valves, flush valves on
urinals, toilets, toilet fixture tank balls, floats, flappers, flange seals, etc. Also,
snakes clogged drains as needed.
3. Performs basic repairs of ducts and mechanical systems. Maintain, repair or
replace the following mechanical components as needed: coils, valves, filters,
belts, lubrication of bearings, AHU fans, etc. Assists Chief Engineer with the
repair and troubleshooting of chiller, air-handlers, air compressors, pumps, gas
2. boilers, gas water heaters, and plumbing equipment. Investigates and
troubleshoots noise, odor, heating/cooling issues, and reports back to Chief
Engineer.
4. Repairs windows and seals windows as needed. Repairs doors and locks.
5. Replastering, drywall repairs, caulks, and paints routine office or exhibit areas, as
well as the library properties as needed.
6. Performs the general repair of furniture and wooden equipment items.
Performs routine maintenance on door hardware. Constructs shipping cases,
bookcases and other basic wooden construction for building as needed.
Assembles and installs desks, and miscellaneous furniture.
• Escorts contractors to mechanical rooms and areas as requested.
• Completes logs, check lists, and status reports for Head of Facilities as requested.
• Start and stop HVAC systems and perform minor repairs and maintenance of the
equipment. Perform repairs or maintenance tasks of steam radiation equipment and
perform routine maintenance on valves and traps, as needed.
• Reports damage to buildings and equipment to Chief Engineer.

• Turning valves to shut off steam, water, or other gases or liquids from pipe sections,
using valve keys or wrenches.
• Cutting, threading, or hammering pipes to specifications, using tools such as saws,
cutting torches, pipe threaders, or pipe benders.
• Operating or tending stationary engines, boilers, and auxiliary equipment such as
pumps, compressors, and air-conditioning equipment, to supply and maintain steam or
heat for buildings.
• Observing and interpreting readings on gauges, meters, and charts registering various
aspects of boiler operation to ensure that boilers are operating properly.
• Monitoring boiler water, chemical, and fuel levels, and making adjustments to maintain
required levels.
• Analyzing problems and taking appropriate action to ensure continuous and reliable
operation of equipment and systems.
• Maintaining daily logs of operation, maintenance, and safety activities, including test
results, instrument readings, and details of equipment malfunctions and maintenance
work.
• Adjusting controls and/or valves on equipment to provide power, and to regulate and
set operations of system or industrial processes.
• Removing and replacing worn components.
