The Site
Merchants Place is a relatively modern courtyard development of 17 terraced and
semi-detached houses built on what used to be the Dibben Builders Merchants in
Upper Brook Street. Six of the houses front Upper Brook Street; four look out in the
direction of Trinity Gardens and the remaining six face into the courtyard.

The Scale
No.1 is a two storey house at the northern end of a terrace of four; there are three
storey houses directly to the East, West and South of the property, directly to the
North is the back garden of Brook House, where several large trees are situated.

The Proposal
1 Merchants Place is presently an exceptionally small 57.2 square meter (615 sq ft)
two storey, two bedroomed, end of terrace house, built around 21 years ago (1993).
Planning permission was granted in March 2008 for a loft conversion (FP08/0440),
however the owners decided against going ahead with the proposed design as
they felt that it didn’t take into account the latest energy conservation technology.
After visiting the Eco-Build exhibition they decided that they wanted to create as
close to an ‘eco-house’ as possible, which is why, the proposed design now
incorporates a higher roof; to ensure that enough sunlight is available for the
photovoltaic panels.
The owners wanted to create a house that not only gave them the space they
needed, but that also provided the best energy efficiency that they could achieve
by incorporated the latest technology including an air source heat pump to heat
the house and photovoltaic panels for electricity.
Once extended the property should adequately accommodate the current owners
by incorporating an extra bedroom and study area together with an area for a
dining room table. The proposed area should be increased to approximately 108
square meters (1159 sq ft).

The Rationale
Fig 9 and Fig 10 show both the existing and the proposed back elevation of Nos. 1. 2.
3 and 4 Merchants Place. The proposed extension would project by 2335mm from
the original back wall of the house.
The extension would provide enough room for a dining room table to be
accommodated on the ground floor, a modified bedroom arrangement on the first
floor and a bedroom, shower room and study area at the top of the house.
The roof terrace would accommodate the necessary services including the air
source heat pump, access for the maintenance of the photovoltaic panels and rain
water collection point.
Fig 11 and Fig 12 show both the existing and the proposed front elevation of Nos. 1,
2, 3 and 4 Merchants Place. The single first floor window has been replaced with two,
to balance the façade (this arrangement formed part of the original planning
application which was approved in 1993).
The position and materials used for the second floor dormer window and roof would
be as close a match as possible to the neighbouring properties.
The new roof will allow the sun to reach the photovoltaic panels ensuring
environmentally friendly electricity as well as reflecting the wide use of stepped roofs
found in the neighbouring properties.
Disabled Access
There is a steep step up to the front door, this, together with the layout of the
‘allocated parking spaces’ to the front (which end just one meter away from the
front of the house), would make disabled access virtually impossible as there would
not be room for a ramp.
The back door has a medium sized step up which could be entered via a ramp,
however to get access to this, the path to the side of the house (which is 740mm at
its narrowest) would need to be overcome and the vehicle parked in the ‘allocated
parking space’ directly outside the side access, would need to be moved.
The Conclusion
It is hoped that the redesign of No.1 Merchants Place is seen as an inventive way of
incorporating the latest technology to create an energy efficient house as well as
adding to the charm and interest of the roofline of this modern city centre courtyard
development.
