2. EXAMPLES OF WORK DELIVERED IN THE VARIOUS STAGES OF THE ARCHITECTURAL DESIGN PROCESS
This document has been compiled to illustrate how Claudio Modola Design develops an architectural project
through from preliminary concept to detailed design.
For clarity, we have selected examples from the same project; as far as possible, in order to reflect the
development of the architectural design and updates to specific drawings as the design process advances.
As the purpose of the document is to illustrate the development of the architectural design process we
have not reflected drawings related to the coordination of the architectural design with the work of other
collaborating consultants such as structural, civil, mechanical and electrical engineers etc., however this is
naturally undertaken at each stage as the design develops in order to provide the client with an efficient, fully
coordinated and workable detailed design.
As Claudio Modola Design provides both Architectural and Interior Design consultancy services (details
of our Interior Design are provided in a separate document herewith), certain drawings such as electrical
schemes and reflected ceiling plans may be provided as part of the architectural package should the studio
not be appointed for interior design consultancy or as the project manager believes important to the project.
3. Introduction
ARCHITECTURAL DESIGN STAGE: INTRODUCTION
Upon receiving an enquiry from a client or project manager, Claudio Modola Design provides the following
documents to the client by way of formal introduction of ourselves, our services and in order to establish the
clients hopes, objectives and aspirations for the project: -

3. Customised Client Questionnaire developed on the base of preliminary information provided by the client
or their project manager, in order that we may understand from the outset the clientās initial ideas for the project
and any particular preferences in terms of size, style, layout, lifestyle or business objectives, budget etc. etc.
5. ARCHITECTURAL DESIGN STAGE: CONTRACT
After receiving confirmation from the Client that they would like to explore the possibility of appointing Claudio
Modola Design for their project; as a result of the introductory information provided, the studio produces the
following documents on the base of the information provided by the Client in the introductory questionnaire.
1. Technical Proposal, detailing: -

Our Understanding Of The Project
Project Understanding & Scope of Services
On behalf of Mr Salah Mussa, Mr Allan Chamberlin has requested a
proposal for multi disciplinary design consultancy services to be provided
to two proposed luxury residential villaās on plots 367-120 & 367-121 in
the Um Al Sheif area of Jumeirah, Dubai, U.A.E.
It is understood that the two private residences are to be designed and
developed in a manner to achieve maximum return on investment when
the properties are offered for sale to a high level GCC target market. It is
also understood that the client may upon completion elect to retain one
of the villaās for his families private use.
The two villaās are to be designed with a modern day Arabic aesthetic,
celebrating Middle Eastern flavour in a contemporary context. Both villaās
are to share a cohesive overall style but will be designed with different
layouts, volumes & massing.
Each villaās layout will be composed over 4 levels:- basement, ground
floor, 1st floor and partially developed roof deck level. Based upon the
room requirements indicated in the architectural brief; specifically 6
bedroom suites per villa, we estimate that each residence will require
a total built up area (BUA) of +/- 1900 m2
, in order to offer generous yet
communicating living spaces.
If appointed the studio will seek to create unique residenceās designed
in such a way as to convey timeless, understated elegance able to carry
the structures through decades to come.
In designing the villaās, the design teamās objective will be to play with
space, volume, light and materials to create homes that are effortlessly
comfortable, inviting to live in yet stunningly dramatic in their presence,
composition and atmospheres.

In this way the client is able to understand with absolute clarity the
proposal being presented and approve the same or ask for changes as
may be required until such time that they are completely satisfied with the
conceptual design.
b) STAGE B- Schematic Design
1. After receiving approval of the conceptual design stage the following
project drawings and images will be developed in continual coordination
with the engineering consultants and in line with the latest authority
regulations:
ā¢ Detailed 2D Site Setting Out Plan inclusive of hard and soft
landscape layouts.
ā¢ Definitive Level 2D Floor Plans
ā¢ Definitive Level 2D Roof Deck Plans
ā¢ 2D Elevation Drawings of all project buildings incl of LRV
values.
ā¢ 2D Section Drawings (A-A, B-B, C-C & D-D Main Villa)
ā¢ Update of 3D architectural model as required to reflect
design development requirements.
ā¢ Updated CGI Visualisations of Key Elevations
ā¢ Boundary Wall Layout Plans
ā¢ Boundary Wall Elevation Drawings
ā¢ Production of all Dubai Municipality Documentation for
Preliminary Approval Process to be initiated by
Architect on Record (AOR) eg cover sheets, list of drawings,
perspectives sheets, BUA calculations, Fencing layout,
Signboard & fencing detail, self assessment sheets etc.
The architectural design process is broken down into 6 stages. Our scope
of works at various stages shall include the following:
a) STAGE A - Concept Design
1. Review all available site information and information / brief received
from client in terms of requirements of architectural design, layout of site
and structures, environmental conditions etc.
2. On the base of the information provided by the owner and the survey of
the site, the design team will proceed to develop the following architectural
proposals:
ā¢ Conceptual Site Setting Out Plan, depicting sizes and
positions of project buildings, external structures, pool,
landscaping, driveways etc.
ā¢ Dimensioned Conceptual Floor and Roof Deck Plans
depicting the internal layout of the villas, room sizes,
basic furniture positions, communication of
areas and harmony of internal flow. The Plans
will indicate sunrise and sunset positions, any important
view directions, prevailing wind directions and points of
entrance/ exit etc.
ā¢ Preliminary External Materials sample board indicating type
and colour of materials to be used on the exterior facades.
ā¢ Preliminary CGI Visualisations of 4 elevations of project villa
and key views of any external structures.
ā¢ Schedule of Accommodation indicating breakdown of
internal and external spaces, room sizes etc.

7. ARCHITECTURAL DESIGN STAGE: CONCEPT DESIGN
The Concept Design of the Project begins with a selection of proposed architectural mood board images
or sketches able to explain in an illustrated form the direction the studio intends to take aesthetically with the
project and to establish that this is to the clientās approval before proceeding with: -
ā¢ Conceptual Site Setting Out Plan depicting the proposed layout of the site.
ā¢ Preliminary Floor & Roof Deck Plans depicting the layout of each level and its internal flow, room sizes,
internal furniture positions and colour coded summary of areas etc.
ā¢ Preliminary Model Images reflecting overall massing and key features of the design within the plot.
ā¢ White Rendered CGI of the Key Elevations of the project buildings elevations.
ā¢ Core Material Palette.
ā¢ Flyover Video of the Site (white rendered at this stage) upon request.
ā¢ Updated Schedule of Accommodation on base of approved concept.

schematic design which is integrated with the structural, mechanical, electrical and interior design proposals
of all other design team consultants.

The Detailed Design of the Project involves finalising the Architectural drawings in a cohesive and fully
coordinated manner with all of the appointed design team consultants in order to provide the Client with a
comprehensive drawing package which depicts the construction methodology of all elements & building
services for tender purposes.
