Description
The Galleria is a R3billion mixed-use development comprising a total of 11.5ha in the Bellville Velodrome precinct in the Tygervalley node of Cape Town.
The project includes the remodelling of the existing Velodrome to include concerts, exhibitions and conferences; the redevelopment of the existing sporting facilities into a high-performance sports centre offering specialised training to elite athletes; and the creation of an over-arching urban hub of 100,000m2 GLA comprising retail, office and residential opportunities.
The retail component is positioned along a spine-like structure running from North to South over three levels, along the entire length of the development, with a concentration of ‘big-box’ users at both the North and the South ends of the ‘spine’.
The three levels have visual continuity between one another, with easy interconnectivity via escalators and elevators spaced at regular intervals. The third level is a split configuration, enclosed within the volume of the iconic “galleria”. Bridges at various points form the cross connection between the two sides.
Courtyards and terraces add to the liberating sense of openness provided by the volume and light of the galleria dome design. The retail space can be enjoyed at leisure with stop-offs at various strategically spaced coffee shops, restaurants and rest spots shaded by trees. The feeling is of an “indoor” outdoors, or defined in another way, the outdoors without the changeable weather.
The retail component also provides direct access to The Galleria Square. It forms one of two squares within The Galleria and makes for a truly unique, integrated shopping and entertainment experience, all easily accessible by foot. With access to the hotel, the Velodrome and the surrounding shops and restaurants, The Galleria Square provides a host of leisure activities from wining and dining to product launches and big screen TV event coverage.
Cape Town has never experienced anything quite like this before.
In 2013 the shopping population for the area was estimated at almost 450,000 people with an estimated potential spend of R16.5billion, with 77% of this coming from the upper and middle income bracket.
Cape Town’s northern suburbs have seen phenomenal growth in recent years and the Tygervalley precinct is the de facto retail and service hub of the region, boasting a number of corporate head offices and large thriving residential estates.
