The building’s flexible design will allow market conditions at time of construction to
determine the combination of segments, and size of each.
The building will provide approximately 800 parking spaces, an in-building car wash,
on-site medical care, private club rooms, personalized spa services, exercise facilities
(that don’t close), a swimming pool, sky lobbies, energy-saving sustainable systems, and
garden terraces. In addition, the Chicago Tower will offer retail space targeted at high-
end boutiques.
Chicago Tower is designed to meet existing, evident demand. It will be the highest
performing sustainable “Supertall” building to date.

A Different DNA
• We designed Chicago Tower with innovation as our guide. This new level of style,
luxury and technology combine to create the ultimate Live/Work/Play experience.
• The Chicago Tower will have naturally ventilated residential and hotel floors. Low-
cost cooling will be achieved by drawing outside air into the hotel and
condominium units and exhausting it to the inside core and below grade.
• Mechanical floors will draw ventilation air from the central void that is distributed
throughout the building. Radiant heating floors will supplement heating
requirements for the residential and hotel units.
• Space cooling will be accomplished via individual fan coil units connected to the
main outside air make up unit.
• Photovoltaic panels will be integrated into the building’s facade to provide
renewable energy to offset operating energy costs, reduce use of fossil fuels and
greenhouse gas emissions, as well as add architectural interest to the building.
