PRIME RESIDENTIAL DEVELOPMENT LAND
WOOKEY HOLE ROAD, WELLS, SOMERSET, BA5 1AA
2. THE SITE
This Greenfield site is located on the western edge of Wells with frontage to Wookey Hole Road.
The land, which is only 1 mile from the High Street along a regular bus route, extends to 8.98
hectares (22.18 acres) and comprises three fields adjacent to the developed edge of the City. The
land is generally flat but on a slight south facing slope and represents an outstanding residential
development opportunity.
WELLS
Wells is thought to be the smallest city in England with about 12,000 inhabitants. Famous for its
magnificent 13th century Cathedral it remains remarkably unspoilt and has many other historic
buildings including the moated Bishop’s Palace, Vicars’ Close, St Cuthbert’s Church and a good
local museum. The Wells Market Place, with lively markets twice a week, the narrow streets and
an eclectic mix of building styles all reflect on the continuing development of the town throughout
the ages.
Nearby destinations include the famous caves at Wookey Hole, Cheddar Gorge & Caves along
with Glastonbury Abbey and Glastonbury Tor, Stourhead, Muchelney Abbey and the Fleet Air Arm
Museum whilst the World Heritage City of Bath is only 22 miles away over the Mendip Hills.
The City is surrounded by and has access to a beautiful variety of landscapes ranging from coastal
scenery, the Mendip Hills and Somerset Levels which all provide a wonderful playground for all
sorts of activities including, caving, abseiling, horse riding, walking, cycling and nature watching.
PLANNING
The land is allocated in the Local Plan (adopted 15th December 2014) “to provide about 200 new
homes, and a site for a new 7 class primary school and public open space”.
A grant of outline planning permission for up to 160 dwellings, a seven-form primary school
and associated public open space, landscaping and infrastructure was issued by Mendip District
Council on the 12th September 2014 under reference number 2013/1033. The permission was
subject to a S106 agreement requiring, amongst other conditions, 25% affordable housing and
the potential provision of land for the primary school.
TECHNICAL
A full pack of technical information is available from the agents including copies of the planning
