For our Borrowers, Sancus offers a simple, bespoke, efficient alternative to traditional funders through
asset backed loans, specialising in bridging and development finance. We do not provide consumer loans;
our minimum loan is £250,000 with term lengths of 6 to 24 months. Our maximum loan to date is £22m
and our “sweet spot” is £2m - £5m (€2m - €5m).
For our Co-Funders, Sancus provides attractive, risk adjusted returns on funding solutions that have
been approved by our experienced credit committee. Our typical Co-Funders are institutions, family
offices, HNWIs and private clients who are seeking either diversification from the volatility associated with
equity and bond markets or an alternative to the current low interest rates available.

Our Loan Process
Borrower Fees
0.5% Commitment Fee (non-refundable and payable upon return of Offer Letter);
1.5% Arrangement Fee (payable on completion of loan);
Exit fees (to be negotiated);
All legal fees are paid by the borrower.
Co-Funder Process
Our secured funding service provides Co-Funders with the opportunity to participate in a loan syndication
with a maximum duration of two years. However, please note that a loan may not repay on time and on
occasions may be allowed to roll if we remain satisfied with the credit quality. There is also the risk that a
borrower defaults, co-funding is not risk free.
The minimum participation from a Co-Funder is £100,000.
Our administrative process is seamless and simple, by working with the Borrower and our legal teams,
as well as being one of the Co-Funders in all loans, we are able to manage the entire loan approval
process. Co-Funders do not incur any costs; however, Sancus deducts an administration fee from the
Borrower’s interest rate, which is declared to all parties.
