LOAN FILTERING
As you will understand, not all borrower enquiries are suitable or investment grade and therefore many
are simply rejected upon receipt. For those enquiries that appear to have merit, we will investigate
further and only if we believe they are of the highest quality and suitable for our private lenders do
we make them available via our website for consideration.
It is then up to you to determine whether the loan and its terms are suitable for you. We
recommend you seek independent legal and/ or financial advice before making any investment

DISCUSSION PAPER
Once we receive a loan we think has merit, we will prepare a Discussion Paper that clearly outlines
specifically where your funds are being invested, ie. loan term, property value, locations, who the
borrower is and the return offered to you.
The entire investment process is totally transparent and you will know where your funds have been
invested, providing you with the ability to undertake your own due diligence.
YOUR CAPITAL IS WELL SECURED
Your funds will be secured via a registered mortgage against the borrower’s real property. In the case of
corporate borrowers, guarantees from Directors of the borrowing entity and fixed and floating charges
will also be available providing further security to protect your investment. You will have 100% control of
the loan advance.
PREDICTABLE RETURNS
You negotiate the interest rate you are seeking. Your interest rate is fixed for the term of the loan, and
therefore you know exactly what return you are due to receive.
MONTHLY CASH FLOW
Borrowers are required to pay interest monthly on their loan facilities. Upon receipt of these funds, your
interest will be paid monthly and deposited to your nominated bank account on the tenth day of each
month.
LOAN ADMINISTRATION
Subsequent to the loan being settled, we will manage the loan on your behalf including, but not limited to:
• the collection of monthly interest payments from borrowers, including default management if
necessary;
• the payment of monthly interest payments to you; ensuring the loan is progressing as scheduled;
• ensuring the repayment of the loan advance on or before its scheduled expiration date;
generally liaising with the borrower as and when required.

WHO CAN
INVEST
This document is provided for the benefit of qualifying
Sophisticated Investors as defined in Corporations Act 2001,
Chapter 6D & 7.9 and any number of professional investors,
which includes certain investment industry professionals and
bodies.
A sophisticated investor is described as follows:
• Those who invest $500,000 or more,
• Those who can provide a certificate from a qualified
accountant confirming that they have net assets of at least
$2.5 million gross income for the past 2 years of at least
$250,000.
Those who receive the lending opportunity offer via a licensed
securities dealer on the basis (which must be confirmed by the
investor) that they are able to assess such an offer.

Receive loan opportunities by email or view our online loan
listings, one-by-one.
If you are interested in investigating a specific loan, contact our
office for the Discussion Paper. The discussion paper provides
a general overview of the loan advance.
After reviewing the discussion paper and communicating to us
your continued interest, we will provide a detailed Finance
Proposal to assist with your due diligence investigations. The
finance proposal is a detailed document that will include
information such as property valuations, borrowers
application, credit reference reports, location maps,
property photos, tenancy agreements, accountant letters
etc.
After you have completed your due diligence and wish to
proceed, you confirm your decision and advise the name
you wish to invest under.
We will then prepare and forward to you our Mortgage
Administration Authority (MAA) for your approval and signature.
Upon receipt of the signed MAA, we will engage lawyers to
prepare the mortgage documents and arrange settlement.
When settlement date has been scheduled, you deposit funds
to the lawyer's trust account. At no time do we hold your funds.
Once settlement has been completed lawyers will register the
mortgage.
We will advise once settlement has been completed and
subsequently forward our loan confirmation document which
includes your epitome of mortgage, valuation lawyer certificate
and certificate of insurance.
Interest payments will then be paid monthly into your nominated
bank account on the tenth day of each month.
We will manage the loan on your behalf and liaise with the
borrower regarding repayment at the end of the term.
Once repaid, the lawyers will deposit your principal investment
directly to your nominated bank account.
You can then review our loan listings and start the process again.

NET ANNUALISED PRIVATE LENDER RETURNS
The below graph illustrates the returns generated by our private
lenders to date. As you will observe, the rates achieved are well
in excess of traditional term deposit or similar style investments
offered by the banks.

9. The average loan introduced by Credit Connect is approximately
$985,000 however, as illustrated below, generally loans are for
amounts less than $500,000. Almost 35% of loans introduced are
for amounts less than $250,000 making them attractive to a broad
range of private lenders.
The average LVR of loans introduced by Credit Connect is a very
low 50%. This means for a property valued at
$1million, the average loan amount is $500,000 meaning our
private lending client funds are well secured and the risk of
capital loss is negligible.
Loan to value is one of the key risk factors that lenders assess when
qualifying borrowers for a mortgage. The lower the LVR
the lower the risk.
The majority of transactions introduced by Credit Connect
have LVRs of less than 60%. Those loans with LVRs
greater than 60% consist predominantly of short term loans
provided by Credit Connect from our own resources.
