Three proposals to improve what G5 can offer to its clients, paired with employee training to continue the innovative, start-up like culture G5 has to offer.
2. G5 Introduction
• As we all already know G5 is a digital ad agency
that specializes in multifamily apartments, senior
living and self storage.
• Basically, G5 helps the owners of these properties
create and manage advertisements online so they
can maintain high occupancy rates.
• The purpose of this presentation is to go over the
what are some potential solutions to help one of
these sections of G5 (I won’t waste your time by
telling you what you already know).

4. Generation Z Analysis
• “Generation Z (born between 1995 and 2010) are the first true
digital natives and have grown up with more technology than
previous generations.”
• “This generation is entering into the workforce and into
adulthood, thereby representing the newest multifamily
buyers and their habits of selecting an apartment will slowly
but surely reflect where digital advertisements need to adapt.”
• As stated in pg.11, Generation Z uses multiple apps and media
platforms, thereby one medium alone may not be sufficient
for marketing.

5. Social Media Trends With Generation Z
• According to Pew Research, YouTube is the
most used online platform not just by ages 18-
24 at 90%, but about the same for adults aged
25-49 years old.
• This means that YouTube is a platform G5 can
use to market to interested individuals within
multifamily apartments, similar to Facebook
and Google Advertising.
6. 1st Proposal
• YouTube Ads, at $.10-$.30/video view,
($100-$300 for every thousand views).
• Specifically 15-second Testimonials and
Virtual Reality (VR) tours, which can be
integrated into the multitouch marketing
campaigns G5 has already in place.
• “The number of hours people spend
watching videos (aka watch time) on
YouTube is up 60% year-over-year, the
fastest growth we’ve seen in 2 years.”
7. 15 second video testimonials/Virtual Tours
• 15 seconds because it does include
the “Skip Ads” feature.
• Enough time to showcase the inside
of an apartment and amenities.
• This can target people that are in the
process of signing a lease, but left the
website before signing.
• Allows for retargeting to customers
that have interacted with clients’ site,
like Facebook Pixel.
8. Video Advertising/Testimonial Effectiveness
• Pictures are good, but with
technology continually advancing.
We can give potential leads a VR
tour of an apartment complex
before construction is completed.
• Such as the multifamily apartment
complex, under construction in
Westside Bend, next to the
Safeway.
• All the leases could be filled before
the apartments are complete.
9. Testimonial Effectiveness
• According to Deloitte, testimonials are
just as effective as reviews from
friends and family.
• According to Local SEO Guide (From
Leverage Marketing), reviews are the
second most important factor in going
up the SEO rankings
• (I’m sure your SEO experts know the
exact correlation to the page ranking,
but just demonstrating research here).
10. 2nd Proposal: Proof
• Proof is a software that shows how
many individuals have either
visited a site, done an action (set
up an appointment with a
multifamily apartment).
• This would increase conversions
anywhere from 10-15%.
• This would help increase urgency
from the customer point-of-view
and thereby they are more likely to
take action as a result.

• Number of people that have done
an action on the client’s website.
• Number of people viewing the
page.
• On the right is a picture of
Hotels.com and it showed that 10
people booked with the
Riverhouse in the past 24 hours.
Thereby the herd and scarcity bias
are used here.
12. Revenue Potential
• Assuming a 30% net profit margin for an apartment
complex.
• Along with “The national average rent of $1,419.” (G5
Multifamily H2 2019).
• Assuming G5 serves 200 multifamily college properties. If
this little piece of software contributes to filling in one
vacancy for every property within a year (100 vacancies).
That would be $284,000 in additional monthly revenue or
$85,200 of monthly profit for G5’s clients.
• This would serve as a test sample and then could expand
to all properties, thereby the potential profit (assuming
one vacancy filled within 5000 senior and multifamily
properties) is $2.13 million in monthly profit (or $25.56
million annual profit).
13. 3rd Proposal
• Continual self-learning and professional development.
• Specifically with Udemy.org, have all employees take some form of online
learning either on the job or if ambitious at home in their spare time.
• With VR, voice search technology via Alexa, Google Home, newer social media
platforms like Tik Tok and Reddit, it is important that G5 represents the cutting
edge of advertising and data analysis.
• Thereby, we can continually add new/valuable services to justify premium prices
to clients and never need to discount our services.
14. Moving Forward, What Can We Do To Keep
Improving?
• To the right is udemy.com, an
online learning site where
whatever G5 employees need to
learn, it can be learned on the
site.
• This will proof valuable as the
world is changing at ever faster
paces and continually adding
improved and/or innovative
products will be critical for G5 in
the short and long term.
15. So we decide to get Udemy.org for Business,
what do we do with it?
• Since G5 is on the cutting edge of technology and is already an innovative company, this will enhance with
coming up with new ideas for the business as we don’t know about whatever it is we don’t know. Complete
unawareness and lack of adaptability will make even the best companies fall like Sears and Toy R Us.
• Such as when Tik Tok was released 3 years ago. In 2016, most likely none of us knew about Tik Tok. But as
reported 6 months ago, it now has globally 1 billion monthly active users, compared to Facebook at 2.3
billion (https://www.cnn.com/2019/06/20/tech/tiktok-bytedance-users/index.html).
• Now this platform would be most applicable for millennials and Generation Z multifamily apartment
buyers. Perhaps it is not the best ROI opportunity at the moment, but there is still the possibility this
platform in 10 years could prove useful for G5 and its younger client base in the long-run. Since the
platform is young (compared to Facebook and Instagram at 16 and 9 years old), video ads can be a lot
cheaper than other platforms, but still as potentially effective as YouTube at 14 years old and assuming
much more limited demand for video ads.
16. Learning Innovative Machines
• With Udemy.org, paired with learning how to learn we can not only speed
up the process with training/mentoring employees, but also ensure
everyone is proactive.
• This will empower everybody to come up with ideas to aid G5’s clients and
keep innovation fresh as if we are Amazon, Apple, Google and Microsoft.
• Anyone can sprint with innovations for weeks or even months. But to keep
that innovative mentality going for the years to come can proof challenging
if the right systems (and culture) are not put in place to encourage that.
17. Employee Incentives and cost saving on training
• This would also keep costs down, without sacrificing the quality of
education.
• Giving this to four G5 employees would mean unlimited courses for $960
a year.
• Compared to $990 for a 3-credit course at Oregon State University for
one person.

• With G5’s size, the $240/user can be even lower and with all the
analytics offered by Udemy.org, G5 can maintain its innovative culture
and stay on the cutting edge.
• This can even be conditional for certain promotions, complete a 5-hour
certification for a $25 Amazon Gift Card or additional cash incentive.
19. Other Areas to Consider and that creating a
culture of learning can aid G5 in:
• CRM software
• Hiring a third-party call center to contact possible
leads
• The machine learning already being done with
conversations
• The partnership with H20.ai and AWS

• Finding additional ways to improve through lead
nurturing will be difficult, as G5 is already doing a lot
of things correctly.
20. AI and Oculus VR
• For apartments under construction, using VR for long-term/short-
term buyers can create interest and generate leases in the near
future.
• 2020 and 30% of searches will be done without even a screen
according to Gartner.
21. How I can contribute to G5
• To the right is all the software that have
experience/knowledge in. I can do digital advertising,
business analysis, project management, data analysis or
some combination of all three with the people skills
necessary to explain this (as collaboration and
understanding is important).
• Whatever the company needs me to learn I can do so on my
own with Datacamp, Dataquest, LinkedIn Learning or
Udemy.org.
• I am well-aware that I must provide value first before it can
given back. Along with being a role model for growth and
innovation within my own life to a degree.
