  8. 8. Where do we find the “ideal” home? First thing I would do is..... First thing I would do is..... <ul><li>Network with the other top agents, not only search their MLS listings but also see if there may be a home not yet on the MLS, but coming soon, ask about it and possibly be one of the first to tour it ... as most times, the REALLY good ones - GO FAST! </li></ul>Putting the word out; what you’re looking for, when you’d prefer to move and most importantly, the price range you’re most comfortable with.
  9. 9. <ul><li>Sometimes a Direct marketing campaign to homeowners who are attempting to sell on their own - FSBO’s. Usually found to have little experience in selling and typically not in line with current pricing and most times hopeful sellers that may have nice properties, but lack experience in the correct methods of marketing and negotiation. You and me working together can get you into that home with professionalism and fairness. Finding deals that may otherwise be overlooked. :-) </li></ul>

Here’s how I get compensated as your Representative? <ul><li>If the home you buy is listed for sale in the MLS: I would accept the Buyer’s Agent fee offered plus any bonuses offered by the seller - typically 2.4 - 3% </li></ul><ul><li>For Sale By Owner (FSBO): As there’s always more work involved, I charge more </li></ul><ul><li>New Home Tract: If working with a builder or developer, it all depends on if you want me to follow the entire process with you or if you feel comfortable on your own . </li></ul>
  12. 12. In most instances the compensation comes directly out of seller’s proceeds, with no additional cost to you!

My Professional Commitment to You: <ul><li>To work with you to determine your desires, needs & qualifications </li></ul><ul><li>Show you homes in the MLS which meet your needs </li></ul><ul><li>Target market mailing campaign to FSBO’s </li></ul><ul><li>Do a CMA before we write and present an offer </li></ul><ul><li>Write offer and negotiate purchase agreement </li></ul><ul><li>Point out anything I become aware of which could negatively impact the value of the home </li></ul><ul><li>Always keep your interests at the forefront </li></ul>

Before and As we work together, you need to; <ul><li>Sign the Exclusive Buyer Broker Agreement, </li></ul><ul><li>Go to a lender to determine purchasing power </li></ul><ul><li>Make yourself available to preview homes so that I may set up tours more on a schedule </li></ul><ul><li>Provide candid feedback on the homes as we tour them and make changes to your criteria as needed </li></ul><ul><li>Promptly inform other REALTORS and homeowners and hand out my card and let them know you’re working with me </li></ul>
