How many homes are available?
There are a total of 63 homes in Amelia at Bay Meadows.
Is there a Homeowners Association (H.O.A.)?
Yes. Amelia is part of a Master Plan Community comprised of parks and amenities. There will be two Associations,
a Master Association and a neighborhood Association. The Master H.O.A. dues will be approximately $50.00
a month at build-out and the neighborhood H.O.A. dues will be approximately $181.00 to $225.00 a month
depending on the square footage of your home. Total H.O.A. dues will be from $230.00 to $273.00 a month.
What is covered in the Homeowners Association?
The Master Association will be responsible for common area landscaping, parks, gardens, detention ponds,
walkways and fencing in and around Bay Meadows. The neighborhood association dues will cover the streets
and common areas landscaping inside Amelia and the exterior of your building.
Community Facilities District Number 2008-1
Bay Meadows along with other new developments in San Mateo pay a special tax that is in addition to the
normal property tax. This tax is levied by the City of San Mateo and is paid through your property tax and can
range from approximately $3,700.00 to $5,000.00 a year depending on the square footage of your home. The
tax rate is Bay Meadows is 1.75% instead of the 1.25% in other counties.
Will the homes have a warranty?
Yes. TRI Pointe Homes has a 10-year structural warranty with a 1-year fit and finish warranty.
What schools will children attend?
Schools for Amelia are George Hall Elementary, Abbott Middle School and Hillsdale High School. Please call
the San Mateo-Foster City School District and the San Mateo Union High School District to verify information as
boundaries are subject to change without notice. There are several private schools in the area that you may
be interested in, including the Nueva School that is being proposed inside of the Bay Meadow community and
slated to open in September 2014.
What is the deposit required to purchase a home at Amelia?
Amelia requires a $20,000 deposit to purchase. Check payable to First American Title Company.
