January 2011 Data
1. The median price for all North County home sales – attached and detached – decreased from
$380,043 in December 2010 to $360,000 in January 2011.
a. Detached homes in North County rose 1.74 percent from $438,357 in December 2010 to
$446,000 in January 2011. Year-over median single-family detached homes in North San
Diego County increased 6.19 percent, from $420,000 in January 2010, making 18 months of
year-over increases in median price (with the exception of August 2010).
i. Detached home prices OUTSIDE North County decreased 4.9 percent from $347,000
in December 2010 to $330,000 in January 2011.
iii. The countywide median SFD price of homes sold decreased from $375,000 in
December 2010 to $369,250 in January 2011, but rose 1.03 percent year-over from
$365,500 in January 2010.
b. Attached home prices in North County declined 2.36 percent to $229,950 in January 2011
from 235,500 in December 2010, the second month of price decreases.
i. Non-North County attached home prices decreased 10.48 percent to $188,000 in
January 2011 from $210,000 in December 2010.
c. While the number of single-family detached homes sold fell significantly to 32.87 percent
from December 2010 to January 2011, the number of single-family detached listings (active
and contingent) increased 8.08 percent from 3,962 ending December 2010 to 4,282 ending
January 2011, following four months of declines.
i. Listings were up 20.69 percent year-over from January 2011.
ii. Median days-on-market for single-family detached homes in North County remained
at 68 days in January 2011.

Single-Family Detached Home Prices
• The median price for all homes in North San Diego County – single-family
detached and single-family attached – decreased from $380,043 in December
2010 to $360,000 in January 2011.1
• The median-priced single-family detached (SFD) home in North San Diego
County rose 1.74 percent from $438,357 in December 2010 to $446,000 in
January 2011. The year-over median SFD price in North San Diego County
increased 6.19 percent from $420,000 in January 2010, making 18 months of
year-over increases in median price (with the exception of August 2010.)
• The SFD median price in Non-North County zip codes decreased 4.9 percent
from $347,000 in December 2010 to $330,000 in January 2011. Non-North
county median prices fell 2.08 percent year-over from $337,000 in January 2010,
making two consecutive year-over declines after 14 months of increases.
• The countywide median SFD price decreased 1.53 percent from $375,000 in
December 2010 to $369,250 in January 2011, but rose 1.03 percent year-over
from $365,500 in January 2010.

• The median days-on-market for North San Diego County SFD homes sold
remained at 68 in January 2011; the average number of days-on-market increased
to 94 in January 2011 from 93 in December 2010.2
• The SFD median price-per-square foot increased from $213 in December 2010 to
$216 in January 2011, a 2.79 percent year-over increase from January 2010 –
continuing a 15 month trend of year-over increases in median price-per-square
foot (with the exception of December 2010).

• SFD listings (active and contingent) across San Diego County increased 4.54
percent from December 2010 to January 2011, and increased 23.79 percent year-
over compared to January 2010.
• The number of sold North San Diego County SFD units declined 32.87 percent
from December 2010 to January 2011 following a significant increase last month;
sold units decreased 1.42 percent year-over from January 2010.
• SFD total sales volume declined 0.33 percent year-over in January 2011
compared to January 2010.

Housing Affordability – Single-Family Detached Homes
• The monthly payment – including principal, interest, property taxes, and insurance
– for the median-priced SFD home in North San Diego County rose slightly from
$2,306 in December 2010 (based on a conventional mortgage) to $2,321 in
January 2011. The monthly payment for the median-priced SFD home in Non-
North San Diego County decreased to $1,754 in January 2011 from $1,825 in
December 2010.
• The percent of San Diego County households that could afford the median-priced
SFD home in North County remained at 30 percent in January 2011, according to
the North San Diego County HomeDexTM. Non-North County zip codes reported
that the affordability percentage increased from 41 percent in December 2010 to
43 percent in January 2011.3
• The HomeDexTM affordability percentage was 30 percent in North County and 41
percent in Non-North San Diego County zip codes in January 2010.
• The HomeDexTM affordability percentage for all homes in North San Diego
County – single-family detached and single-family attached together – increased
from 37 percent in December 2010 to 40 percent in January 2011.
