The outstanding reputation of SecurityNational Mortgage Company
(SNMC) is the direct result of the dedicated efforts of our employees, sales
associates, officers and staff working in cooperation to achieve the highest
possible standards.
The roots of our company were planted deep, starting in 1965 with the
founding of Security National Life Insurance Company. Starting with
only $543,000 in assets, in a small rented house in Salt Lake City,
Utah, Security National has grown into a strong industry leader in
several fields of service.
Over the past four decades we have grown consistently through new
sales and investment opportunities, and through the acquisition of life
insurance companies, funeral homes and cemeteries, as well as the forma-
tion and growth of our mortgage operations. Security National Financial
Corporation and its subsidiaries operate three main business segments:

Security National Life Insurance Company was the
precursor to Security National Financial Corporation, which
was incorporated on August 19, 1965. SNLIC received its
Certificate to sell insurance in July 1966. This allowed the
principals to continue to sell both stock and insurance under
the name of Security National Life Insurance Company.
SecurityNational Mortgage Company is one of the fastest
growing subsidiaries of the Security National family. SNMC
was established in 1993 as an investment alternative for
Security National Life Insurance Company.
Memorial Mortuaries & Cemeteries offer funeral and
cemetery products and services. Memorial Mortuaries and
Cemeteries serve more than two thousand families annually
who are faced with the burden of making decisions
following the loss of a loved one.

Lynn Beckstead, SNMC President
Mr. Beckstead has more than 35 years of real estate and mortgage experience. An
original founder and current President of SNMC, he has built the company from a
mere $250,000 note, into a national company that boasts more than 600 employ-
ees, and originates in excess of three billion in mortgage loans per year. Mr. Beck-
stead serves on the SNFC Board, subsidiary boards, and currently holds his Utah
Real Estate Broker license.
Steve Johnson, SNMC Chief Operating Officer
Mr. Johnson has been with SecurityNational Mortgage since 2000 and has worked
in the mortgage banking industry since 1982, the majority of that time as the execu-
tive officer over Secondary Marketing and Operations. He is a graduate of Brigham
Young University (B.A.) and American Graduate School of International Manage-
ment “Thunderbird” (MIM). He also is a Certified Mortgage Banker “CMB” as desig-
nated by the Mortgage Bankers
Association of America.
J. Paul Christensen, SNMC Senior Vice President
Mr. Christensen has more than 25 years of experience in the mortgage industry. He
has managed up to 450 people at numerous companies as an Executive Officer.
Paul earned the Top Loan Originator in Utah award in 2003. Mr. Christensen has
greatly expanded the operational footprint of SNMC. Mr. Christensen received a B.S.
in business administration.
Scott M. Quist, SNFC Chief Executive Officer
Mr. Quist has served as Chairman of the Board and Chief Executive Officer since
September 14, 2012. He has served as a director of the National Alliance of Life
Companies (NALC), a national trade association of over 200 life insurance com-
panies, and as its President. Mr. Quist was Treasurer and a director of The National
Association of Life Companies, a trade association of 642 insurance companies until
its merger with the American Council of Life Companies. He has been a member
of the Board of Governors of the Forum 500 Section (representing small insur-
ance companies) of the American Council of Life Insurance. He has also served as
a regional director of Key Bank of Utah since November 1993. Mr. Quist holds a B.S.
degree in Accounting and a law degree from Brigham Young University.

Retail Organizational Chart
SNMC currently operates more than 80 branch offices across the United States, and is
headquartered in Salt Lake City, Utah. Security National Financial Corporation, SNMC’s parent
company, operates divisions with three main business segments: life insurance, cemetery/funeral
services, and mortgage loans (wholesale and retail). The design and structure of our company
is that each segment is related to the others, and contributes to the stability of the whole. This
horizontal integration improves corporate efficiencies and allows SNMC to be highly competitive
within our field. SNMC is one of the fastest growing divisions of the SecurityNational family, a
publicly traded company (SNFCA – Nasdaq).

Each of us play a vital role in maintaining, and improving the reputation of SNMC. Every time
you communicate with vendors, staff, peers, clients and the public, you reinforce their opinion of

Roles & Responsibilities of SNMC Loan Officers
SNMC Loan Officers adhere to an ethic of fairness, honesty and integrity toward both borrower
and lender. Therefore, it is the responsibility of every SNMC Loan Officer (LO) to ensure that each
borrower has a thorough understanding of all the terms of his/her loan, as well as each of the
documents he/she will be signing.
Approximately two-thirds of a loan officer’s time will be spent generating and gathering
prospective clientele. The relationship building process is an art that requires many strengths and
attributes. As relationships are built and trust established, the SNMC Loan Officer still has much
to do.
Additionally, each Loan Officer must be able to comprehend and comply with a myriad of federal
and state mortgage-lending laws, complex mortgage products, multiple-page forms and detailed
consumer protection disclosure requirements.

Training Classes
It is SNMC’s goal to consistently produce the highest level of mortgage professionals in the
world. Adhering to SNMC’s core beliefs demands continuous education. Both live and online
trainings are offered to keep our Loan Officers at their best. Many of the classes are prerequisites
of continued employment. The ability to schedule classes at a predetermined time ensures all
Loan Officers are able to benefit from this instruction. Visit our company training calendar to

Business Development
SNMC believes in the value of business planning and recommends all Loan Officers write and
follow a written business plan that outlines the Loan Officer’s specific approach to their business.
The company provides a professional resource to assist our Loan Officers in writing their annual
plans, at no cost.

Production Levels
SNMC supports a variety of approaches in obtaining and maintaining clientele. The minimum
loan production requirement for SNMC Loan Officers is two loans per month, or six loans during
a three-month period. Any LO not meeting this minimum, or desiring to improve their production
level, is encouraged to meet with their manager, attend trainings, and consult with the Marketing
Department in order to establish a specific plan to meet those goals.

Pre-Qualification Process
As the consumer pursues the specifics of their financial
transaction, the Loan Officer will discuss and gather
personal and financial information from the borrower.
The originator will match the borrower’s profile against
currently available financial sources to determine the type
of loan, the maximum loan amount that the borrower can
qualify for, and suitable financial options. Loan Officers are
responsible to provide SNMC approved pre-qualification
letters as required by their prospective borrowers. Quality
pre-qualification techniques will ensure smoother closings.

The Loan Application
It is the responsibility of the Loan Officer to fully and accurately obtain all information required
on a residential mortgage loan application from the borrower, either physically or remotely
via SNMC systems. The definition of an application is the submission of a borrower’s financial
information in anticipation of a credit decision relating to a federally related mortgage loan,
which shall include the borrower’s name, monthly income, Social Security number, the property
address, an estimate of the value of the property, the mortgage loan amount sought, and any
other information deemed necessary by the Loan Officer. An application may either be in writing
or electronically submitted, including a written record of an oral application.

THE SNMC LOAN FLOW
The Loan Officer also arranges for conditional mortgage loan commitments between a
borrower and a lender, in which case the Loan Officer acts as liaison between loan processors,
underwriters, title/escrow and lenders, to ensure each loan is processed smoothly and closes on
time.

We have a team of professionals to support your business in underwriting, guideline changes, and

information on our intranet site and keep our staff and team up to speed on the latest industry

UNDERWRITING DEPARTMENT
At SNMC, we know the importance of direct communication on each loan file. The Underwriter’s
at SNMC take a proactive approach when handling a file, reaching out to the Loan Officer and
Processor prior to publishing the loan disposition to allow open lines of communication and help
answer any questions. The Loan Officer and Processor have the ability to contact the Underwriter
working on their loan directly throughout the loan process.
SECONDARY DEPARTMENT
SNMC keeps our loan pricing consistent and steady in moving markets. We also
keep up with the newest products and investor relations to arm you with what you
need for the current market conditions. You can expect daily pricing alerts and
communication via email when there is mid-day marketing movement.

1 NMLS ACCOUNT SETUP FOR NEW SNMC EMPLOYEE (Required to obtain MLO license and ALL branch managers)
IF YOU HAVE AN NMLS ACCOUNT...GO TO STEP 2
•	 Access NMLS Registry: http://mortgage.nationwidelicensingsystem.org/Pages/default.asp
•	 Click “Log In”
•	 Create your individual NMLS account
•	 The NMLS system will send you an email with a temporary password
Create an Individual Account: Fill out all required information to establish your individual account. Do not
complete all the information tabs yet. You will receive your NMLS ID#. This number will need to be used on your
business cards, any advertisements, and promotions including, but not limited to, your website.
You will then receive two follow-up emails from NMLS (check your blocked emails). One will have your user ID
number, and the 2nd will be your temporary password. When you receive these, please log back into NMLS (cut
and paste the temporary password to avoid errors). You will be asked to change your password at this time.
When you receive your user name and password, go back into NMLS and continue to step 2.
2 NMLS REQUEST TO ESTABLISH COMPANY RELATIONSHIP:
•	 Log onto NMLS http://mortgage.nationwidelicensingsystem.org/Pages/default.asp
•	 Click on “Filings”
•	 Check “Company Access” tab
•	 Click “Add” at bottom of page
•	 Enter “NMLS ID#3116”
•	 Click “Search”
•	 Click on “SecurityNational Mortgage Company”
•	 Click “Save”
The NMLS system will generate an email to SecurityNational Mortgage Company that a Company Relationship has
been established.

You can locate your Outlook email account from your work computer or from the SNFC intranet

The outstanding reputation of SecurityNational Mortgage Company (SNMC) is the direct result of the dedicated efforts of our employees, sales associates, officers and staff working in cooperation to achieve the highest possible standards. The roots of our company were planted deep, starting in 1965 with the founding of Security National Life Insurance Company. Starting with only $543,000 in assets, in a small rented house in Salt Lake City, Utah, Security National has grown into a strong industry leader in several fields of service. Over the past four decades we have grown consistently through new sales and investment opportunities, and through the acquisition of life insurance companies, funeral homes and cemeteries, as well as the forma- tion and growth of our mortgage operations. Security National Financial Corporation and its subsidiaries operate three main business segments: Life Insurance Mortgage Loans Mortuary/Cemetery Welcome to SecurityNational Mortgage Company!   • 4. Security National Life Insurance Company was the precursor to Security National Financial Corporation, which was incorporated on August 19, 1965. SNLIC received its Certificate to sell insurance in July 1966. This allowed the principals to continue to sell both stock and insurance under the name of Security National Life Insurance Company. SecurityNational Mortgage Company is one of the fastest growing subsidiaries of the Security National family. SNMC was established in 1993 as an investment alternative for Security National Life Insurance Company. Memorial Mortuaries & Cemeteries offer funeral and cemetery products and services. Memorial Mortuaries and Cemeteries serve more than two thousand families annually who are faced with the burden of making decisions following the loss of a loved one.   • 5. Leadership of the Company “A leader is one who knows the way, goes the way, and shows the way.” --John C. Maxwell Lynn Beckstead, SNMC President Mr. Beckstead has more than 35 years of real estate and mortgage experience. An original founder and current President of SNMC, he has built the company from a mere $250,000 note, into a national company that boasts more than 600 employ- ees, and originates in excess of three billion in mortgage loans per year. Mr. Beck- stead serves on the SNFC Board, subsidiary boards, and currently holds his Utah Real Estate Broker license. Steve Johnson, SNMC Chief Operating Officer Mr. Johnson has been with SecurityNational Mortgage since 2000 and has worked in the mortgage banking industry since 1982, the majority of that time as the execu- tive officer over Secondary Marketing and Operations. He is a graduate of Brigham Young University (B.A.) and American Graduate School of International Manage- ment “Thunderbird” (MIM). He also is a Certified Mortgage Banker “CMB” as desig- nated by the Mortgage Bankers Association of America. J. Paul Christensen, SNMC Senior Vice President Mr. Christensen has more than 25 years of experience in the mortgage industry. He has managed up to 450 people at numerous companies as an Executive Officer. Paul earned the Top Loan Originator in Utah award in 2003. Mr. Christensen has greatly expanded the operational footprint of SNMC. Mr. Christensen received a B.S. in business administration. Scott M. Quist, SNFC Chief Executive Officer Mr. Quist has served as Chairman of the Board and Chief Executive Officer since September 14, 2012. He has served as a director of the National Alliance of Life Companies (NALC), a national trade association of over 200 life insurance com- panies, and as its President. Mr. Quist was Treasurer and a director of The National Association of Life Companies, a trade association of 642 insurance companies until its merger with the American Council of Life Companies. He has been a member of the Board of Governors of the Forum 500 Section (representing small insur- ance companies) of the American Council of Life Insurance. He has also served as a regional director of Key Bank of Utah since November 1993. Mr. Quist holds a B.S. degree in Accounting and a law degree from Brigham Young University. Therefore, it is the responsibility of every SNMC Loan Officer (LO) to ensure that each borrower has a thorough understanding of all the terms of his/her loan, as well as each of the documents he/she will be signing. Approximately two-thirds of a loan officer’s time will be spent generating and gathering prospective clientele. The relationship building process is an art that requires many strengths and attributes. As relationships are built and trust established, the SNMC Loan Officer still has much to do. Additionally, each Loan Officer must be able to comprehend and comply with a myriad of federal and state mortgage-lending laws, complex mortgage products, multiple-page forms and detailed consumer protection disclosure requirements.

The minimum loan production requirement for SNMC Loan Officers is two loans per month, or six loans during a three-month period. Any LO not meeting this minimum, or desiring to improve their production level, is encouraged to meet with their manager, attend trainings, and consult with the Marketing Department in order to establish a specific plan to meet those goals.

The originator will match the borrower’s profile against currently available financial sources to determine the type of loan, the maximum loan amount that the borrower can qualify for, and suitable financial options. Loan Officers are responsible to provide SNMC approved pre-qualification letters as required by their prospective borrowers. Quality pre-qualification techniques will ensure smoother closings.

The definition of an application is the submission of a borrower’s financial information in anticipation of a credit decision relating to a federally related mortgage loan, which shall include the borrower’s name, monthly income, Social Security number, the property address, an estimate of the value of the property, the mortgage loan amount sought, and any other information deemed necessary by the Loan Officer. An application may either be in writing or electronically submitted, including a written record of an oral application.
