The construction of the first
main structure came to a
grinding halt when Matrix
Projects confronted unforseen
ground conditions.
Project manager Clint Sloan
said the substructure had to
be re-engineered because of
inadequate compaction of the
subgrade of the two blocks.
The problem was overcome
by setting down a mixture of
perimeter CFA piers and in-
ternal bored piers.
Further obstacles were
faced when drilling the
1200mm diameter, 20+ metre
deep holes for the bored piers.
Granite boulders, some
exceeding four metres in
diameter, required coreholing
or full excavation and removal
from the site.
A tight program and issues
arising from material design
and procurement, however, led
to some innovative solutions.
Worldwide demand for steel
and typical lead times on steel
drafting, fabrication, galvanis-
ing and delivery was com-
pounded by civil works delays
and handover outside of Matrix
Project’s control.
Mr Sloan said this forced
structural steel design and
shop drawings for the villas to
proceed ahead of typical
program boundaries.
To meet strict program
deadlines, Matrix Projects set
up an onsite aluminium win-
dows and doors facility, which
enabled it to site measure,
fabricate and install bi-fold
and sliding door systems much
quicker than conventional
methods. The same methods
were used to manufacture and
install aluminium glazed ba-
lustrade systems.
To maintain continuity of
materials and resources on-
site, Matrix Projects appointed
a fulltime site and materials
handling coordinator and
logistics team.
This initiative was critical to
the successful running of the
site including the 75m tower
crane, fulltime telehandler and
other specialist equipment.
With clockwork precision,
the builder was able to con-
struct all 11 buildings concur-
rently, resulting in outstanding
efficiencies.
Mr Sloan said the most
rewarding aspect of the pro-
ject was delivering the project
on time and on budget while
satisfying the requirements
and expectations of all stake-
holders.
The judges believe Viridian
Resort met all the criteria to be
deemed Project of the Year.

owned companies.

accredited nationally and
internationally for safety,
quality and environmental
standards.
