1. Start with your credit Unless you are purchasing your home with cash, your credit score is crucial to
helping you obtain financing. A credit score of 620 is typically considered the minimum for a prime loan.
Scores less than 620 might require a loan with less than best interest rates. Check online for your free credit
report or consult a mortgage lender.
2. Set your budget Know how much house you can afford. Use an online calculator and/or a handy
government resource.
3. Get pre-qualified A mortgage lender will evaluate the amount of you can borrower based upon
income, debt, savings and other factors.
4. Find an agent Select at least three Realtors® and choose the most knowledgeable. A co-ethnic Realtor®
can mediate between your and American cultures. A personal referral from family or friends is an excellent
source.
5. Search for a home Your Realtor® will present to you a list of available homes based upon your
requirements, such as size, features, location and affordability.
6. Visit multiple properties of interest Choose homes from your Realtor’s® list to determine which
one(s) most suit your desires.
7. Make an offer Your Realtor® will present an offer on your behalf, which will typically be different than
the asking price.
8. Anticipate negotiation The seller will typically make a counter-offer. With the advice of your Realtor®,
accept that counter-offer or continue to negotiation.
9. Enter a contract With you and the seller agreeable to a price, your Realtor® will draw up an official sales
contract. The contract may be contingent on factors such as a home inspection and your ability to obtain a
loan.
10.Hire an attorney It is strongly encouraged to have legal representation from the moment you sign a
contract until you close on your home.
Obtain a home inspection A home inspection will help protect you with issues such as radon, mold,
termites and structural/mechanical concerns.
Secure a loan Obtain information from several lenders, including local banks, mortgage companies, credit
unions. Once you know what each lender has to offer, negotiate the best deal that you can.
Close the deal All parties gather at the title company to finalize the purchase of the home.
