Appraisals are a key component in the process of lending decision-making for both
commercial and residential mortgage financing. Accurate, timely and complete information

Commercial Real Estate Appraisals: In most cases, commercial real estate appraisals
are unique situations. Our experience is your asset. Commercial property appraisals require
an intimate knowledge of standard business practices, regulations and other aspects of real

Residential Real Estate Appraisals: We manage the assignment of appraisals, ensuring

Single Family – All single family appraisals are completed on the 1004 URAR
Types of Appraisals include:

This search identifies the structures of a given address and assigns it an appropriate flood zone
designation and census tract data. Our system is continually updated ensuring compliance with
all federal regulations. We provide standard FEMA flood determination forms guaranteed by

Title Insurance and Settlement Services
In simple terms, title insurance guarantees the property you are buying or refinancing has clear
title. There is no question of ownership, no title defects, no outstanding issues. At Tiger Abstract,
once the research is completed, we begin the work of examining the collected data.
We look for anything that may affect the title of the property beginning with its legal description.
Are there defects in the chain of title – perhaps a missing heir or clerical errors? In addition,
current issues are reviewed. We will conduct a Patriot Act check, a domestic relations search and
a review of municipal charges and current taxes, listing any items on a page of Requirements
on the Commitment. These must be satisfied in order to issue a Commitment for Insurance
Policy for the property. Additionally, if needed, a page of Restrictions will be provided outlining
recorded items that cannot be removed from the property such as easements or right of ways.
Only then will Tiger issue an owner’s policy (and/or lender’s policy) that protects and defends
your investment if any future claims are made against the property. There is a one-time fee for
Title Insurance guaranteeing a “clean” title from the moment of closing backwards in time.
Once the “clear to close” is received from the lender, a closing or settlement is the next step. Here
again, the detail-oriented professionals at Tiger navigate the process of satisfying all parties in
the transaction.
Tiger contacts all parties to arrange an acceptable closing date while preparing the HUD-1
Settlement Statement describing the financial transaction. Additionally, one final “bring down”
is completed to insure no other liens, etc. have been filed on the property. At the closing Tiger
reviews all paperwork with the buyer and seller and explains all disclosures. Once signed,
Tiger reviews for accuracy and files the recordable documents at the courthouse. Finally, Tiger
disburses all funds to the proper entities.

7. Home Owners, Buyers and Sellers
Need for Title Insurance:
Buying a home is one of the biggest decisions you will ever make, which is why you need Title
Insurance to protect your property from title defects. There are many potential risks associated
with title defects such as:

Title Insurance Policies:
Owner’s Policy: When you purchase a property you are issued an Owner’s Policy. This policy
protects you against title defects. The one time only premium* for the policy is paid at closing
and is based on the purchase price of the home or the loan amount, whichever is greater. An
owner’s policy is not transferable. It lasts as long as you or your heirs own the property, or until
the title is sold or transferred.
An Owner’s Policy provides assurance that your title company will stand behind you, monetarily
and with legal defense if needed, if a covered title problem arises after you buy your home. The
bottom line is your title company will be there to help pay valid claims and cover the costs of
defending an attack on your title.
Lender’s Policy: This policy protects the lender’s investment interest in your property. This
policy protects the lender against title defects that may affect the mortgage. The lender’s policy
is in the amount of the mortgage loan and decreases as the loan is paid off. This policy is valid for
the duration of the loan.
*When you purchase your home you pay one premium that is all-inclusive for both policies.
