buying a house.
You’ve evaluated the property online
and done a virtual tour.
Now you go to visit the property, and
you make a judgment about it within
the first 10 seconds.
We typically make
an initial judgment
that colors all of
our buying
decisions based on
a few seconds of

facts and data to justify the decision.
Most of us have been through a typical house
showing with a realtor.

when you are selling.
There is a story for everything…
even mowing! Theater sells
Example: “We always close your gates”
changes into…
I once had a company leave my gate open and
my dog escaped and I didn’t even realize it.
When I did, I looked for that dog for hours,
worrying that he would get hit by a car, get in a
dog fight, etc., before I finally found him. I know
how critical it is that we close gates behind us
each and every time!
Your job is to paint a picture in the
customer’s mind.
This type of presentation, crafting
stories around what you sell, can
completely make your sale.

• Stories about how you select your product
• Stories about the care you take and why
• Stories about how you select your team

  • 4. Now you go to visit the property, and you make a judgment about it within the first 10 seconds.
  • 5. We typically make an initial judgment that colors all of our buying decisions based on a few seconds of impression.
  • 6. We make quick decisions and then find facts and data to justify the decision.
  • 7. Most of us have been through a typical house showing with a realtor. It usually consists of boring lists, beige paint, and usually just confirms your decision!

Imagine if the realtor treated the process like they’d built the home themselves! • How the custom made cabinets were made • Why they maximized the storage in the kitchen • The agonizing effort in selecting a backsplash • Floor to ceiling back-lit cabinets • Built-in entertainment system • Security system customized
  • 9. Under this scenario, you can’t help but be caught up in the story, even if you weren’t initially intrigued!
  • 10. In the first scenario, the realtor factually told you about the house. In the second one though, the realtor invited you into a project he was passionate about! Yet another way to win the sale.
  • 11. The stories totally transformed the way you look at the property and ultimately your buying decision
  • 12. You need to tell stories when you are selling. There is a story for everything… even mowing! Theater sells
  • 13. Example: “We always close your gates” changes into… I once had a company leave my gate open and my dog escaped and I didn’t even realize it. When I did, I looked for that dog for hours, worrying that he would get hit by a car, get in a dog fight, etc., before I finally found him. I know how critical it is that we close gates behind us each and every time!
  • 14. Your job is to paint a picture in the customer’s mind.
