Big	data	and	new	data	sources	may	impact	
future	property	valuations
• According	to	GlobeSt.com,	more	real	estate	
investors	and	users	are	utilizing	newer	sources	of	
data	to	make	investment	and	site	selection	
decisions.	As	such,	property	valuations	may	be	
impacted	as	the	data	causes	shifts	in	demand.
• The	article	cautions	that	commercial	real	estate	
appraisers	are	slow	to	embrace	new	data	sources	
and	valuation	techniques.	As	such,	there	may	be	
more	disagreement	between	buyers	and	lenders	
and	their	appraisers	in	the	future	as	deals	try	to	
close.

Opportunity	Zones	are	primed	for	multifamily	
investment	according	to	Freddie	Mac
• According	to	Freddie	Mac	analysts,	76	of	the	
117	planned	opportunity	zone	funds	will	have	
a	multifamily	focus	and	will	deploy	up	to	$19	
billion	on	new	construction	and	renovation	of	
the	asset	class.
• Opportunity	zones,	by	design,	will	often	have	
a	shortage	of	affordable	housing	units	and	a	
high	population	of	lower-income	renters	in	
need.	As	such,	demand	for	the	units	is	
expected	to	be	relatively	high	for	years	to	
come.
