THE PLAN: 95% OCCUPANCY IN 60 DAYS
Includes marketing activities needed to maintain occupancy as well as a resident retention plan for existing desired
residents. In addition, a full out reach program to generate traffic and beat all competition.

Advertising which includes an extensive out reach marketing program that will be monitored daily. Whitney Haynes
will be sent out every morning in uniform with top of the line marketing packets that will include a picture perfect
packet that will include mini brochures, virtual tour on paper, the MBS mission statement, the on-site concierge
program, and the TAA Application with the MBS Criteria. Appointments will be made with the Sonterra Country
Club, Corner Stone Church and all of the state of the art business owners in the local Claremore submarket. Last, we
will have a daily human directional just to be noticed… we will be remembered!
Leasing Campaign will include direct advertising efforts including rate/ contract negotiation, and again our top of
the line marketing packets that will be mailed out to our larger companies such as USAA, Citi Bank, Washington
Mutual, and Toyota. In addition, we will contact the Chamber of Commerce to assist in coordinating a Property
Beautiful event. A public relations campaign will be created with our area merchants, to plan a Claremore open
house event for locators, brokers and local city officials.
Skill Development will provide initial morning training to evaluate and prepare team, devise a daily leasing goal,
development of daily leasing incentive contests to motivate team and increase skill. A daily worksheet will be
implemented to help us track traffic, daily goals and leases.
Launch Strategies
Weekend Special will be offered with new promotional Fiesta theme.
Look and lease: Future residents can pop fiesta colored balloons that have slips of
2. paper giving them an additional incentive off their move-in.
No application fee if they rent the weekend.
½ off deposit and admin. If they lease the weekend.
Parking lots, local businesses, and mall will be saturated with a festive colored
flyer promoting the community and the new promotion.
New and exciting resident functions will begin immediately.
Breakfast on the run…the entire management and maintenance team will be at all
exit gates with big signs that say HAVE A NICE DAY! Hand them a donut and a
small orange juice. In each go bag have a resident referral flyer offering the
current incentive.
Longer office hours. Stagger the hours with the team each morning. Stay open
past the competition until at least 7:00.
Cold calling your residents…ask them; have you heard about our new resident
referral program. Refer your friends and live for free.
The taste of Sonterra is still in effect and is currently being planned.
