Evergreen Real Estate Group is the name
of the brokerage firm created by Kendrick
Kim on January 2009.
• Kendrick Kim has been a licensed real
estate broker in California since 2008,
broker/owner of Caremax Total Solutions,
Inc,DBA-Evergreen Real Estate Group
since 2009.
Business model and demographics
• Business is full service residential and
commercial real estate brokerage.
• Clients are investors, first-time home
buyers, and distressed property owners.
• Age demographics of clients range from
26 years old to 40 plus years old and
representation of senior citizents who are
50 years old and over.
Existing Technology used in
business
• Mobile smart phone (Blackberry) used to
keep in contact via e-mail and text
message with prospects and clients who
have questions or in need of service.
• Desktop computer which has internet
connection and use of applications such
as zipforms which are used for purchase
agreements and listing agreements and
disclosures

Technology usefulness in
Marketing
• Mobile smart phone will keep me in constant contact with
prospects and clients via e-mail. Also with social media
applications on my phone, whenever there is a listing I
have or just shown a specific property, I used check in
on Facebook to let people know what I have done and
what is going on
• Happy Grasshopper is a free e-mail site where you can
sent e-mails once a month to your sphere of influence
(limited number because it use as free), sends e-mails
once a month on things nothing to do with real estate but
keeps in touch and monitors who has unsubscribed or
not.
Technology usefulness in
Marketing
• Social media: Facebook, Linkedin, and
Twitter to connect with prospects and
clients who are connected on these sites.
Phone applications allow me to stay
connected and respond and monitor the
happenings of my clients on these sites
along and discuss the market and what is
going on. And also to say, “Happy Birthday
or “Congratulations on..”
Technology usefulness in Sales,
Office automation, and productivity
• MLS tools-Contact management to keep track of
contacts and stay connected
• Happy Grasshopper for e-mail marketing
• MLS tools for keeping track of agent productivity
and my own productivity
• Obstacle: There are better tools out there and
Happy Grasshopper limits e-mail sent to about
100 a month, with paid service it is unlimited and
I have a huge contact database that is not being
reached. Cost is a factor.
Technology usefulness in Commercial
and Real estate valuation
• National Association of Realtors Real Property
Resource (RPR)-This tool has a residential and
commercial tool to evaluate the demographics,
economic data, valuation of the subject property
using an algorithm and taking data from MLS
and public records.
• CLOUD CMA for residential real estate,
estimated value, demographics, and information
of the neighborhood for clients interested in
information of nearby restaurants and walkable
scores and school districts.
Technology usefulness in Commercial
and Real estate valuation
• MLS tools for running CMA and valuation
• CARETS Commercial to list and find potential
properties for clients and to get data of the
neighborhood in conjunction with RPR
commercial.
• Obstacles: Loopnet and CoStar are the two
popular commercial tools that most commercial
practicioners seem to use. Cost is a factor in my
decision of not using these tools. Until I get a
larger number of prospects and clients to do
more commercial transactions, these two
programs will not be used at this moment.
Technology usefulness in
Brokerage and Management tools
• MLS is the technology that is used for the
brokerage and management tools. It is
free.
• Obstacle I find is that there are other tools
that may be more powerful, but cost is a
factor and do not have a huge corporation
where these software application aside
from MLS is needed at this time.
Goals with Technology Project
• To make efficient use of technology that is
already in my possession and to
eventually try the new technology that is
out there.
• Obstacle: Cost is a huge factor in decision
making
• Plan for 2015 to utilize new technology
