My management disciplines are rooted in my early professional training in Organizational Management as a Chamber of
Commerce Executive specializing in Economic Development in California, Colorado and Arizona. I received advanced training which
culminated in 1974 on the campus of University of Oklahoma at Norman obtaining the designation of Certified Economic Developer
(CED) from the American Industrial Development Council (AIDC) in conjunction with the university’s office of continuing education.
The highly structured curriculum consisted of four years on campus courses with a final thesis selection on Airport Development. As a
“Master” of MBO’s (Management by Objectives) I can translate desired outcomes into identifiable, measurable and achievable
incremental steps and realize successful results. I am a lifelong Mentor and I have always tried to assist others that are in my work

In 2008 after a very successful career as a top producer with major national commercial real estate firms, Ray Fontaine launched RAF

RS has an extensive database of land owners, investors and developers that is accessed to directly market the firm’s listings. RAF-RS

Throughout his career Ray Fontaine specialized in selling large land parcels. He has brokered and financed a few thousand acres of
land and mid-rise office and industrial properties with single asset values ranging from $1 million to over $100 million. He was
involved in the creation and deal structuring for a number of high quality large scale master planned business parks located along the
Interstate Freeway in the vicinity of Sky Harbor International Airport. Mr. Fontaine has served as Commissioner of Cave Creek
Planning & Zoning. He is a regional economist and received the designation of Certified Economic Developer (CED). He was
responsible for conceptualizing, planning and implementing regional and statewide economic development programs throughout
California, Colorado and Arizona.
Marcus & Millichap, Phoenix, AZ (June 2000 to April 2007)
Associate Broker and a National Director with the country’s largest commercial real estate investment brokerage company. Worked
with the National Office & Industrial Properties Group and was the Top Producing agent for the group nationally in 2003 attaining
multiple National Achievement Awards. Originated and procured listings, packaged, sold, processed and closed portfolio investment
offerings primarily in the Southwestern U.S. One assignment was exclusively representing Sunstate Equipment Company restructuring
short term real estate debt converting 25 Sunstate outlets in 7 states to long term sale leasebacks. The process consisted of two separate
transactions, a bulk sale of all of the properties then “one off’ sales of the individual outlets to retail investors. Start to finish for both
sides were successfully executed in 120 days.
Churchill Mortgage of Arizona, Inc., Phoenix, AZ (1998 –June, 2000)
Assistant Vice President for an affiliate office of the Churchill Mortgage Corporation, Los Angeles; CMC is one of the country’s
largest independently owned full service commercial mortgage banking firms with full correspondent relations with 11 high quality
institutions such as TIAA (Teachers), Allstate, State Farm, American Express, American General Realty Advisors, Bear Stearns,
Morgan Stanley, and J.P. Morgan. In 1999 Churchill Mortgage originated over $1.2 billion dollars through a system of four (4) offices
with 15 producers. CMC services a loan portfolio in excess of $3.2 billion.
Grubb & Ellis Mortgage Group, Tucson, AZ (1997 to 1998)
Set up and established from scratch a regional (California to Texas) conduit oriented CMBS operation based in Tucson, Arizona
branch office of the Grubb & Ellis Company; Attained a sustainable $50 million pipeline of mortgage originations within six (6)
months.
Kennelly Mortgage & Investment, Inc/Eberhardt Company, Tucson, AZ (1996 to 1997)
Vice President of Commercial Lending, Southern Arizona; Originated, sourced, and processed "credit" and commercial real estate
loans for Arizona's oldest full service mortgage banking firm; Represented 17 major insurance companies and pension funds as a
correspondent, advisor, and loan servicing agent. Serviced clients in Arizona, California and Colorado; collaborated with branch

Director of Marketing, PacifiCare: Helped manage conversion of the largest chain of non-profit hospitals in the country to an
outpatient delivery system; Developed and implemented marketing plan which “won over” physicians and other healthcare providers;

Colorado Springs Industrial Foundation/Colorado Springs Chamber of Commerce (1973 to 1975)
Assistant Director of Economic Development: Consulted with industrial and major commercial sectors of the Southern Colorado
economy concerning location of facilities, export opportunities, and marketing. Assisted in developing, marketing, and managing 1,000
acres of Foundation owned property in 3 industrial parks; Generated 10,000 new jobs in Southern Colorado by persuading Equitable
Life Insurance, Honeywell, NCR, Digital Equipment, TRW, Ampex Corporation, Siemens, and Motorola to establish new facilities in

Executive Director of Economic Development: Directed marketing for industrial and commercial developments in the Inland Empire
(San Bernardino, Redlands, Colton, and Realto); Collaborated with Redevelopment Agency to coordinate marketing and negotiations
