1 biaya proses aktifitas Engineering: basic desain, detail desain,
Licensor/Technologi provider, HAZOP/HAZID, ata sheet, MTO,
drawing, BOQ, soil investigation, survey, …
2 biaya tender: pemasaran, engineering selama proses tender dalam 1
tahun dibagi rcn perolehan pada tahun tersebut.
3 IPK & PSL
Imbalan Paska Kerja = 0,06%
Past Service Liability = 0,10%
4 Cost of Money
Beban biaya yg muncul karena cash in dan cash out, terkait dg sistem
pembayaran dari owner dan pembiyaan selama proyek berlangsung.
Bunga bank positif = 6%/thn, bunga bank negatif 11%/thn
5 Provision Bond
biaya provisi/premi bank utk keperluan penerbitan jaminan uang
selama jangka waktu yg disepakai, yg meliputi jaminan UANG MUKA
(advance payment bond), PELAKSANAAN (performance bond) dan
PEMELIHARAAN (retention bond)
besarnya premi: nilai jaminan x 0,75% / thn x masa jaminan

6 QSHE Cost
Biaya QA QC adalah biaya yang dicadangkan untuk mendukung
pemenuhan standart proyek seperti: Manpower, Tools, Klinik dan
Audit, Pengembangan Kompetensi, Sertifikasi dan inspeksi Eksternal.
Nilai dihitung berdasarkan kebutuhan proyek ybs.
Biaya HSE adalah biaya yang dicadangkan untuk peralatan yang
menunjang pencegahan dan tindakan yg terkait dg keselamatan dan
kesehatan kerja diseluruh area proyek : APD, rambu-rambu, Inspeksi
dan Sertifikasi alat keselamatan, serta proteksi terhadap lingkungan
sekitar. Standar DIP adalah 0,75%, kecuali ada kondisi yg berbeda.
7 Social cost
Cadangan biaya utk mengatasi masalah2 sosial dilingkungan proyek
seperti: sosialisasi, retribusi, CSR, koordinasi, pengamanan non
formal, ormas, dll.
8 PPh Final Pasal 23
PPh atas jasa konstruksi: 3% x harga jual

cadangan kalau ditawar, kalau di pandang perlu

Resiko Estimasi
Estimator should be identify as many parts as possible that
contain risks or uncertainties.
Tips for risk minimise:
• Understand of all document (ITB, Tech Doc, Draft Contract.
• Attend to Prebid meeting.
• Site visit.
• Price accuration from vendor and subcontractor: battery limit, specification
• Use of competent subcontractor
• Shedule analysis
• Effective and accurate of construction method
• Calculate of all related aspect: PMT, cashflow, insurance, site facilities,
QA/QC, SHE, tax, risk analysis, etc)

Risk Tolerance – The amount of acceptable risk
Risk Adverse – Someone that does not want to take risks

  • 9. 9 Spirit of Innovation D OTHER EXPENSE 1 CAR & Jamsostek meliputi CAR/EAR, ketenagakerjaan, cargo 2 Engineering Cost (biaya tender) 1 biaya proses aktifitas Engineering: basic desain, detail desain, Licensor/Technologi provider, HAZOP/HAZID, ata sheet, MTO, drawing, BOQ, soil investigation, survey, … 2 biaya tender: pemasaran, engineering selama proses tender dalam 1 tahun dibagi rcn perolehan pada tahun tersebut. 3 IPK & PSL Imbalan Paska Kerja = 0,06% Past Service Liability = 0,10% 4 Cost of Money Beban biaya yg muncul karena cash in dan cash out, terkait dg sistem pembayaran dari owner dan pembiyaan selama proyek berlangsung. Bunga bank positif = 6%/thn, bunga bank negatif 11%/thn 5 Provision Bond biaya provisi/premi bank utk keperluan penerbitan jaminan uang selama jangka waktu yg disepakai, yg meliputi jaminan UANG MUKA (advance payment bond), PELAKSANAAN (performance bond) dan PEMELIHARAAN (retention bond) besarnya premi: nilai jaminan x 0,75% / thn x masa jaminan
  • 10. 10 Spirit of Innovation 6 QSHE Cost Biaya QA QC adalah biaya yang dicadangkan untuk mendukung pemenuhan standart proyek seperti: Manpower, Tools, Klinik dan Audit, Pengembangan Kompetensi, Sertifikasi dan inspeksi Eksternal. Nilai dihitung berdasarkan kebutuhan proyek ybs. Biaya HSE adalah biaya yang dicadangkan untuk peralatan yang menunjang pencegahan dan tindakan yg terkait dg keselamatan dan kesehatan kerja diseluruh area proyek : APD, rambu-rambu, Inspeksi dan Sertifikasi alat keselamatan, serta proteksi terhadap lingkungan sekitar. Standar DIP adalah 0,75%, kecuali ada kondisi yg berbeda. 7 Social cost Cadangan biaya utk mengatasi masalah2 sosial dilingkungan proyek seperti: sosialisasi, retribusi, CSR, koordinasi, pengamanan non formal, ormas, dll. 8 PPh Final Pasal 23 PPh atas jasa konstruksi: 3% x harga jual 9 Spare for Negotiation cadangan kalau ditawar, kalau di pandang perlu

Tips for risk minimise: • Understand of all document (ITB, Tech Doc, Draft Contract. • Attend to Prebid meeting. • Site visit. • Price accuration from vendor and subcontractor: battery limit, specification • Use of competent subcontractor • Shedule analysis • Effective and accurate of construction method • Calculate of all related aspect: PMT, cashflow, insurance, site facilities, QA/QC, SHE, tax, risk analysis, etc)
