Far too often, we hear that aspiring home owners feel that they can't afford to buy a home in Toronto, or North York, or Richmond Hill, or Markham, or Sauga, or wherever they wish they could live. The odds are simply stacked against them – even if they have enough for a downpayment, they can't afford the monthly carrying costs! Instead, they move out to Hamilton, Windsor, St. Catherines, purely because of affordability.
We are venturing out to change mindsets. Definitely, GTA is more expensive than outside GTA – there is no question – and yes, not everyone can realistically afford a home in the GTA. That said, we will offer a different perspective on how to "afford" a home in the GTA, and offer practical solutions and strategies on how to "make GTA work".

If you have the financial resources, go for a triplex at $1.35M and get an extra rent to help offset your carry costs
“But…I’m short on the downpayment and/or mortgage qualification”
O: Spouse/life partner to boost household income.
A: JV partner to help with the downpayment and/or mortgage qualification.
B: Do your parents own their own home? Are they over 65? They can get 50% LTV, no qualification, no mortgage payments. This helps with downpayment, lowering mortgage qualification amount, and thereby pushing into conventional mortgage (easier to qualify), and helps with carry costs (no mortgage payments on that portion)
C: Friends, family, siblings, coworkers, etc. to co-live with you.
D: Friends, family, siblings, coworkers to give you a LOAN (savings at 2%, HELOC at 6%, etc.) and you give them a premium.
E: Personal LOC to increase your downpayment (MIGHT hinder mortgage qualification).
