Management/Supervision
Early inmy construction career,I was assigned to handle the Field Supervisor tasks necessary to build
multiple homessimultaneouslyinawide geographicareacoveringseveral counties. This included, but
was not limited to, scheduling trade contractors and material deliveries to the job sites and
communication with homeowners to ensure that the homes were built to their satisfaction. That
experience influencedhowIwouldlater manage the business when I became the owner by providing
me with a better understanding of how the clients and trade partners react to the inevitable and
unpredictable events which often occur during the construction process. I have had up to 25 staff
reporting to me as the General Manager of the home building company. Five were construction
managers,six service techniciansreportedtome andthe rest were in various administrative and sales
positions. During my time as an engineering manager, I supervised and trained a staff of twelve
engineers.And,asa cost accountingmanagerI hadfive individuals reporttome. Atall times,I keep my
staff fullyinformedof the overall companygoals,meetingwiththem on a regular basis. With regard to
constructionoperations,everyone was aware of the high standards which I had set regarding quality,
client service (from sales through the warranty period) and scheduling & completion deadlines.
Scheduling/Planning
Throughout my career, whether in the construction field or the manufacturing industry, I have been
exposedto scheduling.IamfamiliarwithCPMas it pertainstothe schedulingof construction activities
having employed that process on a variety of commercial projects, townhouse and apartment
communities. Withregardtoplanning,Iworkedwithasystemwhich coordinated all aspects of the job
fromthe initial site stakeouttothe final punchlistwhichwas reviewedona weeklybasiswith the field
constructionsupervisortoensure thatthe houseswere onschedule. Ioversaw the developmentof the
masterworkorder whichcontainedthe scope of work,specificationsandspecificselectiondetails(roof
shingle color, dishwasher model number, etc.) for every house that was built.
Building Codes/Inspection
I am a certified Building Code Official in PA, having obtained that designation last year. My
understanding of the ICC codes, particularly with respect to residential construction and specifically
regarding IRC 2009, is certainly above average to a level wherein I have successfully challenged
numerous building inspectors when they have demanded work to be performed outside of the
established building code requirements. Having said that, I have had a very positive working
relationshipwithnearlyall the municipal inspectors and officials. And, I am familiar with the building
permit, inspection and issuance of the certificate of occupancy procedures and process.

Warranty/Customer Care
One of myfirstchallengesinthe home building arena was with respect to warranty issues. In order to
resolve potential conflicts which arose after clients took possession of their homes, I developed and
instituted a computerized “Warranty Control” plan which monitored and managed all homeowners
enrolled in the company’s in-house warranty program. Later I contracted with PWC, a third-party
warranty administrator, however, my initial program remained in place to monitor and control all
aspect of warranty claims throughout the 10 year plan.
Safety
Fortunately,Ihave neverhadthe unpleasantexperience of having OSHA visit any of my building sites,
nor have I everhadan incidentwhereinOSHA wouldhave beeninvolvedasthe resultof anaccident. At
my direction, one of the field supervisors would conduct a “tool box” meeting annually to remind the
trade contractors/partners regarding job site safety. I would also invite the representative of my
insurance carrier to attend these meetings as well, which she often did. In addition, I successfully
completed a 30 hour OSHA training course in 29CFR 1926/1910 as it pertained to “Construction Safety
& Health”. With respecttojobsite cleanliness,all projectshad several bright yellow, 11” x 17” posters
warningof the consequences of not keeping a clean work environment. In addition, smoking was not
permitted in the dwelling nor was loud music. Radios were to be turned off if a client visited their
house.
Product Quality
If you can’t produce a quality product, then you probably shouldn’t be in business. Over the years, I
demandedthatall of the houseswe builtwere notonly completedtothe specificationsbutcontaineda
high level of quality with respect to the “fit and finish” of all work. In addition, we used name brand,
generallytopof the line buildingmaterialsandproducts.Iupgradedall our designs to meet the Energy
Star designation when it was first introduced. As a result of my efforts to maintain a high level of
productquality, Ireceivedwellover 50 building awards from about 5 different trade organizations for
Professional Excellence in construction, architectural design, sustainability and energy efficiency.
Communications
I have always had an “open door” policy with respect to staff, clients, trade contractors/partners and
salesrepresentativesandIpreferface toface interaction.If possible,Idealtwithissuesimmediately. If
not, a meeting would be scheduled, as soon as practical, and convenient to both parties. Formal
meetings always had an agenda distributed to all attendees for their review in an effort to eliminate
delays and wasted time. As far as written correspondence is concerned, I can only say that I have the
ability to effectively and professionally communicate in that manner. My resume and cover letter as

Recruiting/Staff Management
I have engagedinthe recruitmentof staff atall levels.Inthe constructionbusiness I have done so with
respect to sales professionals, construction managers, service technicians, draftsmen and
administrativepersonnel. My prior experience in the aerospace industry required the recruitment of
engineers. I conducted annual performance reviews, took disciplinary action for various reasons and
terminated employees when necessary. I also mentored and encouraged my staff to continue with
their educational progress.

Design/Product Development
I touchedonthisbriefly underProductQualityabove,however, I would like to further that by adding I
was also in constant contact with a licensed Architect to implement Energy Star specifications and
buildingcode changesintothe drawings. Inaddition,Iwould conveyanyfieldchangesanddimensional
corrections as they occurred. I also worked with a design professional to implement new plans and
facilitated the process wherein brochure pages were drawn, reproduced and implemented into our
website.Idesignedthe Northbrooke plan,whichwe usedasmodel home forseveral years and was the
recipient of several building awards.
Budgeting
I managed the construction and general administrative budget for the company which was around
$10,000,000 to $12,000,000 annually. On a monthly basis in general and specifically on a quarterly
basis, I would track the budget in both areas comparing the actual costs to budgeted amounts and
determine what was causing extraordinary variances and took steps to correct them accordingly. My
prior experience in the automotive industry exposed me to similar budget analysis as the Cost
Accounting Manager for that company. I was also engaged in the budget process as the Northeast
Regional VPatthe Pennsylvania Builders Association as well as my time spent as the President of the
Building Industry Association of NEPA. As an added note, I took accounting and economics courses as
elective requirements in college and, combined with my business experience, have a good
understanding of budgeting and cost analysis, particularly as it relates to the construction business.
Client Relations
In addition to trade partners, maintaining client relations are essential to the ultimate success of the
home buildingbusiness.Withoutthem, youare doomedtofail.Forthat reason,Ihad alwaysplaced my
clients at the top of the list when it came to servicing their accounts. Whether they had a sales
question, a construction problem or a warranty issue, I had my staff trained to provide them with
superiorservice. Myinteractionwithhomeownershasalwaysbeenexcellenthavingworkedwith them
as a field supervisor, my connection to them during the warranty period and more recently as the
actingsalesmanagerfor the past three yearsduringwhich time I helped around 50 clients get through
the difficultprocessof buildingtheirhomeswithoutall the anxiety, stress and strains often associated
with a construction project.
Trade Partners
As I notedabove,the trade partnersare the “life blood” of business. Notwithstanding anything to the
contrary,theyrequire a greaterlevel of maintenance in the performance of their work. My position in
that regard had its roots in the advice: “trust, but verify”. I trusted the trade partners, however,
throughverificationfrommyfieldconstructionmanagers,Iheldthemaccountable forperformingtheir
work to the schedule, plans, specifications and scopes of work.
Architectural/Engineering
I worked with a licensed professional architect in the development of new plans as well as
modifications to existing designs. From time to time I dealt with the homeowners’ architects.
Occasionally, I had to contract with engineers to provide engineering seals to satisfy a building code
inspector.Oneveryjob,Iemployedthe servicesof aregisteredland surveyor to review the deeds and
ensure that the house placement was proper. Regarding copyright laws, I am very familiar with
copyright infringement, Form VA, the Assignment of Copyright procedure and the Certificate of
Registration process as it pertains to the federal Copyright Law of 1990. I have had numerous plans
copyrighted and have also successfully defended against infringement by other builders.

Negotiating
I have developed a variety of negotiating skills over my career. I was consistently able to negotiate
lucrative pricing agreements with trade partners and material suppliers. Having the advantage of
volume buildingIusedthatto position myself accordingly.Often,I was dealing with a client’s attorney
whohad disputeswithourConstructionAgreementwhereinIwould allow the modification of various
insignificantterms inthe contractby negotiating a compromise provided other essential terms would
remainunchanged. Those insignificanttermswere plantedthere for the purpose of willingly allowing
themto be negotiatedoutof the contract if necessary.And,occasionallyanunreasonable client would
electtochallenge the performance of work. My solution was to meet with the client at the home site
and discusstheirconcernandseeka solutiontothe problem. Myobjective was toresolve the situation
in a manner amicable to both parties by negotiating an acceptable resolution which would allow the
projectto continue. Thiswasusuallyachievedbyshowing the client how the alternative would not be
to theiradvantage particularlyif theirclaim/complaint was not within the limits of the scope of work,
plans and specifications.
Document Management
There is a tremendous amount of documentation involved in the home building business. I ke pt
detailedfilesonall the homeswhichwere built, dividing the documents into the following categories:
sales/pre-construction, construction and warranty. Sales Agreements were approved by me and
referredtoin the Construction Agreement which I also executed. All changes were documented on a
Change Order which had its own separate process requiring approval and sign-off by the client,
construction manager and myself before the change would be incorporated into the original design.
These as just a small fraction of the construction documents which I controlled and maintained and
would expand the conversation regarding them if necessary.
Education/Experience
I hold two engineering degrees: a B.S. in Mechanical Engineering and an A.A.S in
Industrial/ManufacturingEngineeringTechnology.Myexperience inproject/constructionmanagement
of residential constructionandsite developmentspans30 years.Duringthat time period, Idirected and
supervised the purchasing staff and managed material suppliers and trade partners.
Computer Literacy
On a daily basis I use Microsoft Word and Excel. I maintain the following social media accounts:
LinkedIn and Facebook (personal & corporate). I also designed an operating system generic to my
company’s business model and contracted with a computer programmer to write the software.
Land/Site Development
The largest site development community which I managed was a $13.5 million assisted living project
whichwascomposedof site clearing,grading, the installation of the retentionpond,sewerlines, storm
water facilities, utilities and roadways on a 35 acre site. I completed the project, which also included
100 units and a community building, two years ahead of schedule and $500,000 under budget. I also
purchased numerous building lots in various communities and developed them accordingly wherein
‘spec’ homes were built on the property and subsequently sold.
