With the term, “Pioneering spirit” we wish to inspire and encourage both employees and business partners to use an innovative and creative approach that results in long-term sustainable development – completely in line with NCC’s vision.
NCC operates three businesses with different business concepts, market conditions and driving forces.
The overall strategy for the period of 2012–2015 is based on profitable growth. In order to achieve this, six key strategic issues have been identified: customer focus, market leadership, reduced costs, One NCC to provide synergies between operations, the housing-development business and the sustainability perspective with the proactive development of new businesses.
NCC’S business model is based on synergies between the businesses. NCC’s industrial business supports the construction and civil-engineering business with stone materials and paving and road services. The development business provides internal employment for the construction units when housing and commercial properties are under development. There are also financial synergies through which cash flow from the construction and civil-engineering business provides the development business with capital for new investments.

Sustainability
Our values and Code of Conduct are the foundation for everything that we do and NCC’s sustainability efforts are also built upon this platform. NCC’s sustainability work is based on a holistic approach whereby all the three dimensions of sustainability – social, environmental and economical – interact thoroughly. The three dimensions of sustainable development are of equal importance to us and all three are in focus when we develop and build our products, when we undertake business transactions, recruit new employees and interact with employees and the surrounding community.
The backbone of NCC’s method of operating and acting is based on our core values and Code of Conduct. Together, they serve as a compass for both employees and business partners. They are the foundation for how we act and conduct our day-to-day operations, and provide us with guidance on our decisions.
NCC Compass is a well-developed compliance program and a Group-wide tool based on continuous training and discussions with all employees. The tool helps employees to adhere to NCC’s values and Code of Conduct. In addition to the classic structure that supports an active whistleblower function, we have provided an “Ask Me” function and trained some 40 navigators in the Group who are to provide assistance and guidance in doing the right thing in respect of such matters as gifts and hospitality, secondary occupations that may result in conflicts of interest and competition on equal terms.
Consideration for the environment
For NCC, the environmental dimension of sustainability entails offering resource- and energy-efficient products and solutions at every stage of the value chain in order to help our customers to minimize their environmental impact and pursue more sustainable activities. A fundamental component of our strategy is to promote a sound and sustainable living environment for people, animals and nature, while generating business characterized by long-term profitability. In terms of its environmental efforts, NCC has chosen to focus on four subareas in which the company sees an opportunity to push through significant improvements. Clear and scheduled objectives and key figures have been formulated for each of the focus areas, with the aim of improving the measurement of NCC’s actual improvements.
Social responsibility
The social dimension has considerable scope in our sustainability efforts, particularly when it comes to renewals and renovations of already-existing zones. In a vision-led process, we allow inhabitants to contribute to the design of urban plans. We have also developed models for the renovation of the Million Apartment Housing Program, with the aim of increased social and economic integration.
Sustainable purchasing
Developing sustainable and competitive purchasing activities is a key issue for NCC. The products are to be environmentally sustainable and NCC’s business activities are to be characterized by security and transparency, as well as an ethical approach among all the parties involved. Over the years, NCC has established a stable supplier base, both in local markets and internationally, with proprietary purchasing offices in several countries. In some markets, the prevailing conditions differ somewhat from those of our domestic markets in terms of occupational health and safety, and human rights. Consequently, continuous supplier audits are performed to ensure compliance and improvements in these areas.
NCC aims to be the leading society builder of sustainable environments and will capitalize on this sustainability perspective to proactively develop new businesses.
As an industry leader, NCC aims actively drive the shift toward and development of a more sustainable society. For NCC, this entails proactively influencing resource usage and developing new technological solutions, products and work methods that steer development in the right direction. This also entails breaking the traditional method of working and creating new paths to cooperation with other players and stakeholders in society.
The Fittja People’s Palace may be the solution to the problems of the Million Apartment Housing Program. It is a concept that includes the residents on the journey and which makes it financially feasible for the tenants to stay where they are. And it can be easily adapted to other Million Apartment Housing Program buildings throughout Sweden.
The residents and local stakeholders are allowed to influence the renovation activity through a well-thought-out collaborative process. The concept has three alternative renovation packages, all of which entail only moderate rent increases. The packages are to be regarded as samples, while decisions are made on renovations that are specific to the project.
For the Fittja People’s Palace, NCC won the Nordic Council’s competition held within the framework of Nordic Built 2013.
Gröna Lund, St. Petersburg
NCC is building a “green” residential area approximately 10 km northeast of central St. Petersburg that will comprise slightly more than 1,500 units when completed. Construction of the first 380 housing units is under way in May 2014. The energy performance of the project will be approximately 35 percent lower than the norm for Russia.
Østensjøveien – Oslo
NCC developed and built the Østensjøveien 27 (Ø27) property in Bryn/ Helsfyr, near Oslo city center. The building has a distinct environmental profile with a passive-building standard and the plan is to achieve a minimum of the BREEAM classification, Very Good. The architects behind Ø27 are the famous Danish architect office, Henning Larsen Architects. Østensjøveien 27 is a modern and sustainable project based on an innovative concept. It was voted one of the world’s most sustainable solutions at the UN conference on sustainable development. The building was also nominated for the MIPIM Awards 2014 as the best innovative green building.
Harplinge, Halmstad
Sweden’s first apartment block built as an plus-energy building. The building that NCC is constructing on behalf of Halmstads Fastighets AB in Harplinge, in the Municipality of Halmstad, will, when completed, produce more electricity than is required, including the tenants’ consumption. This is made possible by means of solar panels on the roof of the building that are expected to produce energy for heating, water, the building’s maintenance and household consumption, and provide a surplus that will be fed to the power grid.
Urban ecosystem services
Ecosystem services are composed of all the services and benefits provided to humans by nature’s various ecosystems and organisms. NCC develops products and concepts that promote urban ecosystem services and that preserve biological diversity. This helps to offset the effects of climate change, while also contributing to increased economic, social and cultural values.
Green roof on the Emporia, Malmö
NCC has constructed a 27,000-square-meter green roof on the Emporia shopping mall. The park has a dual function. On one hand, visitors can enjoy a stroll, view the Öresund Channel by telescope and even visit a café during the summer. On the other hand, the park helps to insulate the building and preserve the biological diversity in the area.
Environmental classification
NCC offers its customers all the environmental certifications available to both buildings and civil-engineering structures. For proprietarily developed projects, NCC has chosen to adhere to the BREEAM and DGNB systems for commercial buildings. For civil-engineering projects, NCC adheres to CEEQUAL and for housing projects, NCC complies with the Nordic Nordic Swan Ecolabel and Sweden Green Building Council certification.
Säby is a product developed for the leasing market and offers functional and easy-to-manage apartments for residential leasing. A production-adapted technology allows for low investment costs, robust solutions and material choices that result in secure, long-term property management with a good overall economy.
Beckomberga, Stockholm
In Beckomberga, northwest of Stockholm, NCC has built apartment blocks in accordance with passive-building standards – they are the first of their kind in Sweden to be environmentally classified. The buildings are certified according to the Sweden Green Building Council’s Silver level.
Lonaparken, Bergen
In Bergen, NCC is building 101 apartments in accordance with Nordic Swan Ecolabel criteria, of which 10 are designed as split-level semi-detached houses. The project is a part of a larger residential zone comprising nearly 650 new apartments.
Ytterby – Kungälv
In Ytterby in Kungälv, 30 kilometers north of Gothenburg, NCC is building proprietary rental units with the product, P303 Four-Story Apartment Block. The buildings in Ytterby comprise 27 apartments of two to four rooms and a kitchen. The project has been certified under the Nordic Swan Ecolabel.
Koggen 2, Malmö
The Koggen 2 property in Västra Hamnen in Malmö was certified in accordance with the BREEAM Excellent level. To date (Jan 2014), it is the highest listed classification for an office building in the Nordic region. The Koggen 2 property, which comprises 8,100 square meters of space distributed on six stories, was sold in 2012 to Vasakronan. The premises are included in “Future Office by NCC”, a Nordic concept aimed at creating attractive and sustainable workplaces for customers.
Gladsaxe Company House, Copenhagen
In Gladsaxe, north of Copenhagen, NCC is building a new office building of 85,000 square meters. The building will be certified in accordance with a DGNB “Gold” level.
Rotebrobron – Sollentuna
NCC was the first to build CEQUAL-classified infrastructure projects in Sweden. Two new highway bridges were constructed on the E4 Expressway near Rotebro, north of Stockholm. It is Sweden’s most used intersection, with a traffic flow of about 70,000 vehicles per day. The project was implemented without the need for rerouting or closing off traffic.
Green construction
Green construction refers to establishments such as portable cabins, storage rooms and production machinery. This includes energy-efficient work cabins/Insulation of heated containers/Lighting: presence controlled, low energy/Machines: low energy consumption/efficient logistics and materials handling/Minimizing residual products/Sorting, reuse, recycling/Electricity that is labeled, Good Environmental Choice.
Green tenders
A green tender entails matching NCC’s environmental know-how with the customer’s requirements and offering a greener project and a greener end product. This may involve everything from leading-edge expertise in ground decontamination, environmentally conscious choices of material and efficient project engineering, to distinctive products such as climate declarations, carbon compensation or environmental classification. Applicable to all tenders exceeding 50 MSEK in NCC Construction Sweden since 2011.
Pellet-fuelled asphalt plants
NCC has created a patented method of converting the heating systems of asphalt plants from traditional fuels to wood pellets. This conversion results in significant reductions of CO2 emissions. (In 2013, four asphalt plants were converted and in 2014, a further nine plants will make the transition to pellets)
Pipe renovation
NCC has a complete offering of excavation-free techniques for pipe construction and pipe replacements – also referred to as “no dig.” The methods are fast, resource-efficient and trouble-free, and generate substantial environmental benefits, while being highly economical. Excavation-free pipe renovation is so efficient that it is currently on par with the new pipe-laying or pipe-replacement operations.

NCC Montagebro
NCC Montagebro is a standardized bridge that can be used in all flyover junctions over roads and railways, as well as over waterways. Thanks to a fully utilized industrial process, construction can be implemented quickly and with minimal inconvenience.
Land remediation
One of the Swedish Parliament’s national environmental objectives is to achieve a non-toxic environment no later than 2050. This imposes requirements on landowners with contaminated land. At NCC, everything from technical expertise and certified samplers to experienced remediation experts and environmental lawyers are available. This means that we can assume responsibility for thorough and cost-efficient land remediation.
NCC Green Asphalt
A production method that reduces carbon emissions. By lowering the temperature during asphalt production to 120 degrees, carbon emissions are reduced by up to 30 percent. Emissions of nitrogen dioxide, sulfur dioxide and carbon monoxide are also significantly reduced. The temperature reduction is also of benefit in terms of the work environment, with less smoke and odors generated. Dust particles in the air are also reduced.
NCC Repasfalt
NCC Repasfalt (remedial ashalt) takes the form of buckets of cold asphalt used in the repair of potholes. It differs from other cold asphalts in that it contains rapeseed oil instead of chemical solvents. It also differs in terms of quality – it is also approved for the repair of expressways.
NCC Snow-melting
NCC Snow-melting is a proprietarily developed method for solving the problems associated with snow management. It is a climate-friendly facility with the capacity to melt large volumes of snow that is tipped directly from trucks into the facility, which is installed on a barge.
NCC Recycling
NCC Recycling is the name of NCC’s new Nordic recycling concept. NCC has opened a total of 18 facilities in the Nordic market. The terminals will be able to receive and refine primarily asphalt, concrete, aggregates, earth and excavation material, as well as park waste. Inert materials. In addition to the recovered material, all terminals will also be able to sell virgin material.
Warehouse and logistics
NCC offers customized solutions for warehouse and logistics facilities aimed at maximizing flows and minimizing customer costs.
Retail premises
NCC has extensive experience in developing attractive retail parks and other retail establishments, as well as shopping malls in optimal locations.
Sports arenas
NCC’s concept for sports arenas is based on a flexible basic design that is easily adaptable to specific sports and venue sizes. Function, technical solutions and materials of consistently excellent quality and performance are used to facilitate the maintenance of the arenas. This also facilitates the environmental certification, climate declaration and carbon-offsetting of the sports arenas.
NCC Folkboende
NCC Folkboende enables the construction of space-efficient rental apartments in which a high quality of life is merged with favorable property economics. By combining modern processes with a high degree of proprietary production, we minimize production costs. Space-efficient housing units maximize the use of living areas and an efficient construction process reduces construction costs.
Addera bathroom renovation
Addera is based on an industrialized concept, whereby a new bathroom is built inside the old one by means of a ventilated design. This minimizes demolition work, shortens construction time and improves logistics throughout the entire construction process.
National Highway 50 – Sweden
Under assignment from the Swedish Transport Administration, NCC has reconstructed National Highway 50, between Mjölby and Motala. Production was completed in autumn 2013. The project comprises 35 kilometers of expressway and some 40 bridges, of which the longest is about 700 meters long. The assignment also includes operation and maintenance that extends 20 years ahead, to 2033.

Clarion Hotel, Arlanda
Under assignment from Swedavia, NCC has built the Clarion Hotel at Arlanda Airport, a 14-storey building with 414 rooms, 13 suites, 44 conference rooms, three restaurants and a banqueting hall for 900 guests. The hotel, which is located adjacent to the control tower with links to Sky City and the air terminals, was completed in November 2012.

Triangeln, Malmö
NCC has developed the Triangeln area in central Malmö, close to the new train station by the City Tunnel’s northern upturn. On a proprietary basis, NCC constructed a new 12,000-square-meter shopping mall, which is being joined to existing retail spaces, a new 4,600-square-meter office space and 190 new housing units. The project was launched in summer 2010 and will be completed during 2014.
Torsplan, Stockholm
An office and retail building in the heart of Stockholm’s new city district, Hagastaden. Torsplan is one of the first office buildings in the Nordic region to be certified as BREEAM Excellent. The property was also constructed according to the criteria of the GreenBuilding Program, which means it generates energy savings of 25 percent.

Alberga Business Park, Espoo
The Alberga Business Park was built in an attractive development zone, with convenient transport links, in Espoo and is about a 10-minute train ride from Helsinki. The project comprises five separate buildings.

The Stavanger Business Park is a modern office property with a prime location next to the E39 Highway and convenient municipal transportation links. The project achieved BREEAM Very Good certification.

Lysaker Polaris, Lysaker
The Lysaker Polaris property was given an attractive architectural expression from the fourth to sixth floors, and is in a visible location along the E18 Expressway in Lysaker. On the back of the building, a park-like area is being built for recreational purposes.

Swedish Krona – St. Petersburg
NCC’s first major housing project in St. Petersburg. NCC has constructed about 900 apartments spread among 10 buildings in an attractive location connected to a park area and with convenient transport links.
Gröna Lund, St. Petersburg
NCC is building a “green” residential area approximately 10 km northeast of central St. Petersburg that will comprise slightly more than 1,500 units when completed. Construction of the first 380 housing units began in May 2014. The energy performance of the project will be approximately 35 percent lower than the norm for Russia.
Isbjerget, Aarhus
Award-winning housing units in Aarhus Harbor. Housing with intriguing architecture. The building comprises 120 apartments in an attractive location next to Aarhus Harbor. The building was awarded first prize in its category at the Mipim Awards 2013.
Husarhagen, Stockholm
In Stockholm’s new eco-friendly city district – Norra Djurgårdsstaden – NCC is building attractive and energy-efficient tenant-owner apartments. Construction of the first four blocks in the area commenced in May 2011. In the first phase, NCC undertook the proprietary construction of 123 tenant-owner apartments and 109 rental units on assignment from an external customer. When completed, the city district will comprise about 12,000 apartments and 30,000 workplaces.
Langener Terassen, Langen, Germany
In a project that was completed in seven months, NCC built 240 new apartments of 2–5 rooms spread on 55–160 square meters in an area close to Frankfurt am Main. The apartments are co-owned.
Malmi, Helsinki
Malmi, in Helsinki, is an old industrial area that is being replaced by a new attractive residential zone. NCC has built condominiums and rental units in the area that when completed, will provide housing for about 1,200 inhabitants.
