In 1994, she opened her own real estate company, Asset Brokerage Services, and in 1999 formed Asset Development Partners to provide commercial development of large-scale power center retail projects in North Florida. Her experience includes land development, zoning, managing consultants, and financial reporting for large projects involving national retailers. She specialized in developing distressed properties and has been ranked as the largest commercial developer in Jacksonville and as a top woman in commercial real estate.

Melissa White-Buchanan has been in the commercial real estate industry for over 25 years. Melissa was the
real estate director for Florida’s largest retail commercial real estate company for three years before
opening her own real estate company, Asset Brokerage Services, in 1994. Asset Brokerage Services was
formed to capitalize on numerous third-party management and leasing contract with life companies,
banking institutions and private individuals as well as tenant representation. Melissa formed Asset

Experience
1991-2012
 Land Development: Oversee and create land up development from contract phase, traffic
engineering, land planning, zoning, site plan design and area development, construction,
demographics and area mapping, extensive pro forma skills and budgeting and final sales and
leasing of multiple National retail anchor properties including Winn Dixie, Wal-Mart, Home Depot
and Target.
 Zoning: Several projects developed included Direct Regional Impact (DRI), with the State Of
Florida’s land use and comprehensive plans as well as working with the Department Of Traffic
(DOT) in the State Of Florida to design new highways as well as with local governments on
concurrency agreements
 Florida Wetlands: As part of each large scale project, wetland studies and contract negotiation
with agencies for on and off site mitigation.
 Managed all third party consultants such as architects, land planners, wetland specialists, legal
counsel for contracts, leases and land planning, as well as highly proficient in financial reporting,
partnership agreements, outparcel sales, land leases, tenant leases, tenant construction,
permitting local and state for land and highways and experienced in railway crossing
negotiations.
