All residences are designed to be contemporary in flavour and function.

Almost 50% of open area is landscaped. Imaginative aqua-centric contours dominate the surrounding, bringing nature closer.
Plush podium and modern clubhouse host a limitless range of amenities making life urban, convenient and truly extraordinary.
A pair of glass-paned French doors had been provided to close the dining room off from the adjacent room. But these seldom-used doors projected into the room when open, consuming a lot of floorspace. Behind them was an area of dead space that was difficult to put to good use. It seemed like the only location on the first floor where much-needed additional closet space might be created, and, with the garage entry nearby, a desirable place for storing jackets and shoes. But the location was highly visible from the main living spaces of the house and ordinary closets would feel like an awkward intrusion.
Check out the Before and After photos from this stunning kitchen remodel in the Austin Metro area. The largest remodeling challenge involved maintaining the travertine flooring that ran throughout the home. The mine where the tiles originally came from had been shut down years prior. A handful of new tiles were finally located in Turkey and were tied up in customs for weeks. The existing flooring tiles were surgically removed during demo so that as many as possible could be reused in the final design to minimize color variations inherent in using tiles that were mined at different time points. The final result was a beautiful open floor plan that looks as if it was always a part of the home.

Interior design in India has come a long way. It has gained autonomy from Architecture and is no longer reduced to just decoration and furnishings. It sees space as a living environment, and is a holistic resolution of the socio-cultural, emotional and resource conditions of the context it represents.
In this report, we have explored interior design trends in the context of modernization and Indian and global influences. Trends in India are many, given the diversity factor. Add to India’s rich and varied cultural heritage, the new wave of progressive development in both urban and rural areas, and diversity only deepens. In the past, each region had its own distinct characteristic elements. Although even today, places have their own design language, the ‘genius loci’ or the spirit of the place has undergone minor to massive changes. While some old features continue to exist, some others have reinvented themselves, while still others have merged with influences from other quarters, with the world becoming a much smaller place. Developments in technology have accelerated the change and recession has seen the birth of new trends in certain sectors. And in an era of green living, almost everything revolves around eco-friendliness.
Given the current day scenario, it is indeed difficult to fit all the trends signifying India into a few pages. In realizing that, we chose a path, where we scanned the most prominent trends in a few sectors namely, housing, retail, hospitality and corporate. These trends are more depictive of the Indian urban lifestyle, and of course, are not free from influences of rural elements. What we have done in compiling these trends is to give a bird’s eye view of interior design in the urban scenarios, some of which have a deep, yet new cultural significance and others that are highly relevant to fast-paced global India.
This trend study looks at 12 interior design trends across 4 sectors, Residential, Retail, Hospitality and Corporate, depicts them through 18 examples, peeps into the future and offers directional pointers as well.
Useful for designers, architects, developers, consultants, professionals in various sectors and ideators who are interested in this creative line of thinking.

LJT DESIGNS presents Cottingham Manor - a Country English Manor built in 2006Lauren Tratar
Cottingham Manor was designed to reflect a 200 year old County English Villa where the timeless beauty of quarter and rift sawn distressed oak millwork was used extensively. Resolving Issues at the Next Level of Awareness 1-19-16Lauren Tratar
As you are well aware, we, as Humankind are being inundated with problem after problem, issue after issue in a multi-pronged attack, all having grave consequences if we do not resolve them. However, the challenge and enormity of finding solutions to these issues leave most of us feeling powerless, overwhelmed and hopeless. But Einstein provided a hint as to how we can resolve these issues: “Problems cannot be solved at the same level of awareness that created them.” What lies at this next level? Numerous ancient civilizations also provided hints as they spoke of the time we are now living as a time when Humankind would undergo a "test" - one which would would bring us together and culminate in “The Great Awakening”; “The Shift of the Ages”; “The Next Stage of Human Evolution”… Intrigued?
Author Lauren Tratar peels back the layers of current events and provides a perspective which reveals their "higher purpose" - what is really happening in our world - so that YOU can help make a difference at this historic critical juncture! (Hint: The Ancient Maya tell us that the degree of pain we experience during this transition is directly commensurate with how long it takes us to wake-up!)
LJT DESIGNS - 2006 OPEN CONCEPT KITCHEN REMODEL BEFORE AND AFTERLauren Tratar
The heart of the home is the kitchen where everyone gathers. This 2006 project took a 42 year old kitchen and dining room and transformed the space into an open concept with large windows for an abundance of natural light.
LJT DESIGNS - 1995 COMPLETE HOME REMODEL ON A TIGHT BUDGETLauren Tratar
"Grandma" (my sons grandmother) always dreamed of having a dining room so in 1995 she and Grandpa moved into this Naperville home where we transformed every square inch of this home. The 8' ceilings were opened and replaced with cathedral ceilings; walls in the compartmentalized rooms were demolished to create an open concept design; the millwork and doors were all replaced; the 2 bathrooms were gutted and the master bath enlarged by 'borrowing' a second pantry in the kitchen all on a very tight budget. My pictures are pretty bad but better than nothing... :-)
This second floor remodel transformed a 1960's antiquated floor plan into the 21st century. We gutted and enlarged the master bathroom and the hall bath; enlarged the master closet and added a second master walk-in closet off the bathroom. The master bedroom and hall carpet was replaced with hardwood floors and the remaining 3 bedrooms were carpeted, painted, had new light fixtures installed and all the doors and millwork was refurbished bringing this newly renovated gem into the 21st century!.
VILLA AVIGNON - LJT DESIGNS BUILT IN 2007 - CONSTRUCTION THRU FINISH!Lauren Tratar

Humankind at a Crossroads: A Call to Action! Part 1 - 3-11-14Lauren Tratar
Although our world seems to be coming apart at the seams, this is exactly what the Ancients explained would happen at this precise moment in time. Ancient secret knowledge was destined to be unveiled at this precarious point in our evolution so that we, as humankind, had the tools to resolve the myriad challenges we are now facing and to create a promising future. Einstein stated that “Problems cannot be solved at the same level of awareness that created them.” The knowledge at that level of awareness has been secreted for centuries but is revealed in this presentation so that you can help make a difference for yourself, your family and humankind.
Humankind at a Crossroads: A Call to Action!!! PART 2Lauren Tratar
Einstein stated: “Problems cannot be solved at the same level of awareness that created them.” Thus, the multi-pronged attack being waged against Humanity: GMO's, fracking, chemtrails, foreclosures, loss of pensions, HAARP, unemployment, quantitative easing, the manipulation of gold and silver prices, Libor etc. has a higher purpose. These events are tests, catalysts designed to push us out of our comfort zones and take a stand for what we believe in. We have arrived at an evolutionary critical juncture the Ancients foretold; a Crossroads where our current methods of problem-solving would be ineffective thereby forcing us to find solutions at the next level of awareness. That knowledge was destined to be revealed at this precarious point so that we had the tools to resolve the myriad challenges we are now facing and to create a promising future. The question is: Have you had enough? Are you willing to learn what lies outside your comfort zone and make a difference?
