Center South following a year of ownership.
The financial transaction paid off the building’s
existing lien, a commercial mortgage-backed
security loan valued at $24.2 million.

to the US Attorney’s Office, which leases more than
57,000 square feet of space. The agency’s lease expires
in 2025. Other Charles Center South tenants include the
Law Offices of Peter T. Nicholl, Baltimore
Development Corp, and Gross, Mendelsohn &
Associates PA.
Laurus Corporation intends to invest $6 million into
the infrastructure to improve the lobby and bathrooms
in the coming years. The funds will also update the
elevators. The upgrades are expected to draw more
tenants to fill the 25-story building. The firm’s goal is to
have the building 80 percent leased.
