J. Richard (Rick) Hill offers clients a deep knowledge of design, consumer
trends, marketing, leasing, and operations. His approach to marketplace crafting
is based on the principles of extraordinary place making, the science of market
research, and pragmatic financial planning. His process initially generates
the big ideas and creative solutions required to conceptualize and sustain a
development in today’s marketplace. The initial concept is then cross-pollinated
with the best ideas derived from a worldwide knowledge base which is filtered
by sound market research and pragmatic economic modeling.
The end result is a viable—and utterly unique— development strategy
that maximizes the value of a development through high levels of human
engagement with extraordinary spaces through design and inviting
experiences. The product of this process significantly increases the market
demand, trade and catchment areas, footfall traffic, stays, and spend rates,
which culminates in the highest sustainable economic benefits.
Mr. Hill works with an unparalleled team of international professionals,
including data scientists, land planners, architects, designers, visual artists,
brokers, tenant representatives, copy editors and creative writers, illustrators,
videographers, graphic designers, and environmental experience designers.
He directs a project from vision through concept development and schematic
design to branding and marketing and leasing.
His work led IKEA to enter the U.S. market in 1984 with a plan for their first
three stores on the East Coast. He created the initial strategy for the Sponsor
Pavilions of the 1996 Olympic Games, developed strategies for visitor services
in 11 U.S. National Parks, and created Nike’s Great Races of America, which
became the largest high school team event in America. He created retail plans
for such diverse destinations as New York’s Coney Island amusement park, the
Willis Tower in Chicago, and numerous major malls and shopping centers, along
with Wai Kai, a first-of-its-kind 2-billion-dollar retail resort in Oahu, Hawaii,
opening in 2021.
Rick has received numerous regional, national, and international awards from
institutions, including the International Council of Shopping Centers, the Urban
Land Institute, and the United States Track & Field Federation.
