Hope you’re well. Following my visit I am pleased to confirm the following information.
Northwood (Kingston upon Hull) Ltd would be pleased to contract the property (un/furnished) as discussed on two
schemes that we feel might best suit you. Our unique Platinum Guaranteed Rental Income Scheme is for a period
of one year, which is renewable subject to mutual consent. During the period, rent is guaranteed to
youirrespective whether or not we have been paid or even if the property becomes vacant.
On the Guaranteed Rent Service we would be pleased to offer you £7,647.50 the year. This is payable monthly
with one initial payment of 332.50 when the tenancy commences and eleven monthly payments of £665.00
Anypayments are then made direct into your bank via the electronic banking system fourteen days after the
agreement commences and then on the same date each month.
We would further guarantee that within twenty-five days of the property becoming vacant, (assuming it is in a
lettable condition) the agreement would then commence. (This excludes the 10th December to the 1st January
inclusive). Please note that the above offer is only valid for three months from the date of this letter.
If you would prefer to use our Fully Managed Service instead of our Guaranteed Rent Service we would be
confident in achieving £875.00 per calendar month or a figure close to that level. Our commission charges on the
Fully Managed Service as discussed would be 12%plus VAT with an additional set up fee of £200.00 plus VAT
(payable at the start of every new tenancy).
As I am sure you are aware, as part of renting out a property the usual safety checks must be carried out prior to a
tenant moving into a property. A gas safety Inspection must be carried out on a yearly basis by a Gas Safe
registered Gas Inspector and any electrical goods must be inspected as part of the agreement.

As of 1 October 2008 it is also necessary for an Energy Performance Certificate (which is valid for 10 years) to be
made available for potential tenants or buyers to view prior to marketing.
In regards to the redecoration I think the property is lovely the way it is, if it wasn’t to a tenants taste and they
requested to redecorate certain rooms we would ask written permission from yourself and enforce the tenant had
carried out any redecoration to a professional standard.
