JLL Columbus Office Employment Update May 2015Andrew Batson
Cost containment remains key for most tenants in the Columbus office market as many businesses continue to operate with lean workforces. Real estate is generally the second largest expense after personnel, so tenants closely monitor office space and look for ways to consolidate. The government and professional/business services sectors historically account for the largest portions of occupied office space in Columbus. While the metro area continues expanding and adding jobs, the office employment sector contracted over the last year with a net loss of 600 jobs except for a gain in professional and business services.

US Technology Outlook | Minneapolis | JLL | 2016Carolyn Bates
The Minneapolis-St. Paul metro has a unique mix of technological innovation across very diverse industries, including life sciences, retail, and food. Meanwhile, national VC firms have been branching outside of medical devices (MSP’s traditionally strongest tech cluster) when seeking investment opportunities, including local solar panel manufacturers and “Internet of Things” apps. As awareness of MSP’s highly-productive tech economy grows, new occupiers (particularly from more costly real estate markets) will continue to enter the market either via acquisitions or strategic expansion into the Midwest.
The Cincinnati metro area added 19,300 jobs over the past year and unemployment rose slightly to 5.5%. The office employment sector gained 6,800 jobs, led by professional and business services adding 6,200 jobs. Total US jobs increased by 126,000 in March, below forecasts. Cincinnati's economy is growing, with expected job growth of 2% and nearly 21,000 new jobs in 2015. Several Cincinnati businesses are expanding, including Northwestern Mutual Life Insurance, RoundTower Technologies, and Startek USA.
The Cincinnati metro continued its steady expansion by recently adding 14,400 payrolls, year-over-year, bringing total non-farm employment to 1.04 million. Meanwhile, unemployment fell 1.2 percent to 4.8 percent from the previous year.
Austin's industrial market continues to fire on all cylinders.
Austin’s industrial market continues to progress as rental rates rise yet again in the second quarter. The citywide average quoted rental rate increased by 1.6% between quarters from $8.21 to $8.34 per SF NNN, and increased 18.5% on a year-to-year basis from $7.04 per SF NNN.
Vacancy dropped 140 basis points over the quarter from 10.2% to 8.8%, continuing to gradually decrease after a small increase last quarter.
Three buildings totaling 207,008 SF delivered in the second quarter, two of which are in Hays County, a growing submarket south of Austin.
According to the Texas Workforce Commission, the Texas economy and employment across all major industry sectors continue to grow. Austin’s unemployment rate fell to 3.4% from 4.6% over the year, lower than both the state and national average.
Austin was the third fastest growing metro area in the nation during the past year with the population expanding by 3% between July 2013 and July 2014, according to the U.S. Census Bureau’s recent data. Hays County alone was the fifth fastest growing county in the nation over the past year.

It finds that employment in the industrial sector grew 2.4% year-over-year, driven by growth in the construction sector. Absorption topped 4 million square feet for the fourth straight year thanks largely to expansions by World Wide Technology. Vacancy rates rose above 5% as several new speculative buildings delivered vacant space to the market. Leasing activity continued to be dominated by smaller tenants under 100,000 square feet.
- Build-to-suit projects continue to dominate new construction in the St. Louis industrial market, accounting for over 50% of new starts in Q3 2019.
- Vacancy rates increased to 4.9% as several large speculative buildings with available space are expected to deliver by the end of the year.
- Employment growth in St. Louis remains strong, outpacing national growth, driven largely by growth in the industrial and manufacturing sectors.
- Intuit aims to become the operating system behind accountant and small business success through its online platform. Its goals are for accountants to waste no hours, for all firms to achieve ideal growth rates, and for small business success to increase by 50%.

[3] Key priorities include continuing to grow customer bases for QuickBooks Online and TurboTax Online, while increasing attachment of additional services to deliver more customer value.
The office industry overview discusses positive macroeconomic conditions in the US with solid job growth and a tight labor market. National office fundamentals are also positive with employment growth outpacing new supply in most markets. However, sales volume is declining and capital values are rising more slowly except in select markets. Overall conditions remain supportive for the office sector.

Build applications with generative AI on Google CloudMárton Kodok
We will explore Vertex AI - Model Garden powered experiences, we are going to learn more about the integration of these generative AI APIs. We are going to see in action what the Gemini family of generative models are for developers to build and deploy AI-driven applications. Vertex AI includes a suite of foundation models, these are referred to as the PaLM and Gemini family of generative ai models, and they come in different versions. We are going to cover how to use via API to: - execute prompts in text and chat - cover multimodal use cases with image prompts. - finetune and distill to improve knowledge domains - run function calls with foundation models to optimize them for specific tasks. At the end of the session, developers will understand how to innovate with generative AI and develop apps using the generative ai industry trends.
Orchestrating the Future: Navigating Today's Data Workflow Challenges with Ai...Kaxil Naik
Navigating today's data landscape isn't just about managing workflows; it's about strategically propelling your business forward. Apache Airflow has stood out as the benchmark in this arena, driving data orchestration forward since its early days. As we dive into the complexities of our current data-rich environment, where the sheer volume of information and its timely, accurate processing are crucial for AI and ML applications, the role of Airflow has never been more critical.
In my journey as the Senior Engineering Director and a pivotal member of Apache Airflow's Project Management Committee (PMC), I've witnessed Airflow transform data handling, making agility and insight the norm in an ever-evolving digital space. At Astronomer, our collaboration with leading AI & ML teams worldwide has not only tested but also proven Airflow's mettle in delivering data reliably and efficiently—data that now powers not just insights but core business functions.
This session is a deep dive into the essence of Airflow's success. We'll trace its evolution from a budding project to the backbone of data orchestration it is today, constantly adapting to meet the next wave of data challenges, including those brought on by Generative AI. It's this forward-thinking adaptability that keeps Airflow at the forefront of innovation, ready for whatever comes next.
The ever-growing demands of AI and ML applications have ushered in an era where sophisticated data management isn't a luxury—it's a necessity. Airflow's innate flexibility and scalability are what makes it indispensable in managing the intricate workflows of today, especially those involving Large Language Models (LLMs).
This talk isn't just a rundown of Airflow's features; it's about harnessing these capabilities to turn your data workflows into a strategic asset. Together, we'll explore how Airflow remains at the cutting edge of data orchestration, ensuring your organization is not just keeping pace but setting the pace in a data-driven future.
