During cold times of the year insurance adjusters are accustomed to handling water
claims resulting from frozen and burst pipes, and with today's mitigation/restoration
prices, even a small water loss runs into the tens of thousands of dollars. When
temperatures approach record lows even the best built structure may experience
pipe freezing but subfreezing temperatures in the "normal" range seem to cause
freeze ups and large water losses every year. This is especially so in newly
constructed buildings that has not yet experienced typical cold winter weather.

Over the years experts from NFC have discovered that the cause of the majority of
frozen pipe losses is not solely the cold weather. More often than not there is a
defect in the design, construction or the maintenance of the building or mechanical
system that causes the freeze up and in these cases subrogation should not be
overlooked. All buildings in areas where colder weather is expected or anticipated
should be designed and constructed to withstand subfreezing temperatures. If a
"normal" cold snap causes a large water loss, investigation into the cause of the loss
by an expert should be given consideration.
Experts from NFC can perform an inspection of the loss site, retrieve and tag
pertinent evidence, identify the site conditions contributing to the event, document
the extent of the loss, research the actual low temperatures and determine if the
cause of loss involves negligence on behalf of another party. If subrogation
