•The SAHOC currently has 55 approved nonprofit agencies buying HUD homes
and assisting first-time buyers,.
•The SAHOC REO inventory at the end of January 2012 was down over
50.0% from January 2011.
•The average FICO score in the SAHOC jurisdiction in the 1Q of
FY 2012 was about 700.
•The average forward loan in the first quarter of FY 2012 in our
area was approximately $215,000down from about$229,000 in
2011.
All types of refinance transactions are up, which is not surprising
due to the current mortgage market and Fannie and Freddie
have lower mortgage limits .
39. FHA National Servicing Center
• The goal of HUD's National Servicing Center (NSC) is
to work with FHA homeowners and their FHA lenders
to find creative solutions to avoid foreclosure. NSC
staff also provide direction and training to mortgage
lenders and Housing Counseling Agencies, who are
then better able to provide assistance to
homeowners.

40. Home Affordable Modification Program
(HAMP)
An official program of the Departments of the Treasury & Housing and
Urban Development
• If you're not unemployed, but you're still struggling to make your
mortgage payments, you may be eligible for the Home Affordable
Modification Program (HAMP). HAMP can lower your monthly
mortgage payment to 31 percent of your verified monthly gross
(pre-tax) income, which usually provides savings of hundreds of
dollars per month.
• Making Home Affordable is planning enhancements to the HAMP
Program. Detailed information will be available for mortgage
servicers in February 2012. The expanded program for homeowners
is expected to be available in May 2012.

HUD Homes:HUD has been outsourcing the disposition of its foreclosed FHA inventory under the M&M contracting process. M&M Contractors manage and market single-family properties owned by, or in the custody of the Department. HUD-owned houses are often referred to as HUD Homes. These are homes that had an FHA-insured mortgage, the homeowners defaulted, and the lender foreclosed. The lender then deeded the home to the Secretary of HUD in exchange for an insurance claim payment.
