Orlando Mayor John "Buddy" Dyer will host his 15th annual Neighborhood and Community Summit 7 a.m.-3 p.m. Saturday, March 7 at the Loews Royal Pacific Resort.
A representative for the Florida Department of Environmental Protection told Bungalower that as a result of the previous spills, they have entered into a Consent Order, attached below, with Mills Park as of September 26, 2019. 6. On January 16, the Winter Park City
Commission approved the Orange Avenue
Overlay District in a 3-2 vote that sent some
resident chins wagging.
The 95-acre Overlay District is essentially
a permitting tool that will set new land
development code regulations for a
specific part of Winter Park that ranges
from Pennsylvania to Westchester Avenues
along Orange Avenue, by amending the
Comprehensive Plan and Land Development
Code.
This specific corridor has seen a large
number of popular businesses open up in
recent years, including the first-ever Foxtail
Coffee, Buttermilk Bakery, The Heavy, and
most-recently a new location of Black Bean

The largest landholder in the corridor,
Demetree Global, has been slowly
buying up property at the intersection of
Orlando and Orange Avenues for years,
in an attempt to assemble a large enough
development parcel to support a very
ambitious mixed-use development called
Winter Park Station. Another name floating
around on the interwebs for the mysterious
project has been “Gateway Garden Station.”
The former Lombardi Seafood’s building
at 1152 Harmon Avenue was purchased
by Demetree for $4.8 million, and they
currently lease out to Porch Therapy’s Jen
Crotty for her The Heavy concept on a
short-term lease agreement.
A slide, presented at the Winter Park
Commission meeting, included renderings
depicting what the Winter Park Station
could possibly look like at that corner if given
maximum building allowances under the new
overlay guidelines, which would allow for a
seven-story mixed-use development on the
property.
One of the passed amendments produced
during the marathon public meeting resulted
in capping the proposed development at six
stories rather than seven. Because Winter
Parkers hate height #nodensity.
Demetree has since stated that it would not
be putting together a formal plan for the
property until the Overlay District process
is finished and approved later this year. All
of the amendments to the comprehensive
plan will be sent to Florida state officials
for review before being read by city
commissioners before being put into action.

The Downtown Arts District hosted a community fundraiser at their new
headquarters in the historic Rogers Kiene Building on January 11 to fund an
ambitious courtyard expansion planned for a long-ignored alleyway that encircles
the northern and eastern edges of the property. Pictured here!
The planned courtyard is being designed by local firm Interstruct Design and
Build and Lincoln Property Company has since offered their services to repurpose
vintage materials from their building site that they are removing from the Church
Street Ballroom to be used in the new outdoor public plaza, including cast iron
decorative fencing, glass lattice structures, antique bricks, steel trusses, and more.
The park project is estimated to cost $600,000 including the in-kind donations
from Lincoln Property.
