● Managed the delivery of Facilities services with the focus on meeting or exceeding our internal
customer expectations while balancing budgetary obligations.
● Developed the Facilities Department and associated policies and procedures for operations &
maintenance, administration, project management, EH&S and Security.,
● Negotiated service contracts, maintained permits, liaison with regulatory agencies, conformed
with ISO standards and delivered training.
● Developed service specifications, negotiated contracts and managed all contractors to ensure
delivery was in alignment with the scope provided.
● Developed scope, schedule and managed cost for numerous construction projects and was
responsible in overseeing all projects, such as: HQ new site buildout and relocation of personnel
from the old location to the new, decommissioning of space and relocation of employees
associated with a company acquisition, construction of Cleanrooms, specialized labs, demo room,
server room upgrade, relocation and buildout of new space for a business unit in Colorado.

emergency communication plan.
● Developed, implemented, and maintained EH&S systems, to include injury, illness, prevention
plan (IIPP) and hazardous materials business plan (HMBP). Full compliance with CFR’s, OSHA,
State, City & BAAQMD.

manual to facilitate operations at the front desk.

environment which totaled 1.5m sq./ft. in gross area.
● Supervised staff of ten and a portfolio of vendors to deliver a wide range of facility services.
● Maintained vendor relations and delivered value-added services.
● Deployed a building automation system to achieve the following objectives, improve occupant
comfort, reduce energy, reduce time required to monitor and manage building operations &
reduce time in diagnostics. ROI < 2years.
● Instituted a variety of energy savings initiatives, to include building lighting/ballast retrofits,
frequency drive conversions. ROI <1 year.
● Participated in planning and programming for capital improvement projects which included,
equipment upgrades/replacements, renovations & expansions.
● Implemented a Computerized Maintenance Management System (CMMS) program to maximize
equipment lifetime value & reduce the cost of equipment downtime and repair.

● Structuring Department
Developed the Facilities Department and implemented various programs to support day to day
operations. Established policies and procedures for operations & maintenance, EH&S, Emergency
Response and Security. Developed and implemented a space management tool to facilitate space
planning.
● Systems & Processes Implementation: CMMS, building automation system (BAS), facilities &
EH&S website, document management, MSDS system, training development, illness, injury illness
prevention plan (IIPP), business continuity plan (BCP), ergonomics program,
ISO14001/OHSAS18001, policies & procedures, communications plan, change management,
surveys, metrics development and Y2K planning.
● Conservation & Other Cost Saving Initiatives: Lighting retrofits, motor (VFD) conversions and
BMS implementation. Leveraged BMS to attain substantial energy savings and improved human
comfort levels and obtained substantial utility rebates, in addition to recycling and water
conservation initiatives.
