Some benefits from BIM/open BIM
I focus on using models (BIM/openBIM) very actively in project execution in all
phases from Development, Design, Procurement and Production and also to
prepare the ground for use, operation and FM
Model usage should …;
- Improve documentation and visualization of concepts and solutions
- Help quality assure QTO and clarify delivery requirements by utilizing bid
models
- Contribute to better communication and coordination in the project
- Ensure constructability and quality through pro-active model based usage
- Contribute to better production planning by active model simulation
- Ensure that the owner gets a better understanding of the deliverable and
thereby makes faster decisions
- Ensure that the owner and users get a REAL building similar to what they
have seen on virtual site visits on the PC,
at the right quality, cost and time with a rich database accompanying it

CLASSIFICATION
24. Digital building products
-objects = geometry & properties
Some benefits
• Efficient model building
• More product data available
• More analysis, possible and
more efficient analysis
– cost, FM, lcc, environmental,
BREEAM,
• Better decission support
– alternative analysis
• Better and faster procurement
– quicker bidding
– new procurement models
• …
Some challenges
• Public bids require product neutral
definitions of products
– Who provides them?
• Early in development – «stoneage»
– Products lack functionality for efficient
production
– Hiwever, important to focus on what it
is good at CURENTLY
• Lack process understanding
• Lack relevant experience, this
represents something new
• …
25. HENT experience in
two projects with «bimobjects» from bimobjects
• Clarion Hotel «Edge», Tromsø
– Norgips – wall system
• using it for internal fit-out walls (not curved)
• walls in Bathroom PODS
• Bodø Technical College, Bodø
– Norgips – wall system
• testing one floor
– Ivarsson – facade cladding system
• assembly engineering
• production/assembly simulation
31. CHT Edge – Norgips wall systems
-what did we do and what did we experience
• Norgips wall systems deployed in bathrooms PODS
• We also tried to use the bimobjects for all internal walls, and tried to
make logistis packages
– functions for curved walls was missing
• PM said that with pre-cut gypsym boards on a project
this size (15 000m2) we could have saved 150 000 NOK in just
reduced waste handling only
– good for the economy and for the environment
32. CHT Edge – Norgips wall system
-some opportunities
Benefits:
• Detailed Quantity Take-Offs (QTOs)
• Links to assembly instructions, details and FM
• Waste reduction/environmental friendly:
can enable pre-cut and logistics packages
• Good support from bimobject
33. CHT Edge – Norgips wall system
- some challenges
Challenges:
• Not full openBIM support, loose a lot when importing into e.g., Solibri
Model Checker.
• closed-BIM focus
• ArchiCAD must be used in order to draw/report, and there is a substantial amount of
work to be done
• Product owners like Norgips «oversell» the bimobjects
• they have limited user experience and understanding
• The contractor has to have some work done, and and who should pay?
The quality assurance question is also an issue?
• The Pset_ contains too much and unstructured information in openBIM
34. CHT Edge - Norgips wall system
-Pset in openBIM – long list and litle structure
35. CHT Edge – Norgips wall system
-the key data for us at least

40. Bodø VGS- Ivarsson facade system
-what did we do and experience
• we have used the facade panels on select areas
• the site manager wanted to se if we could do production/assembly
simulation and constructability control using BIM/openBIM
• the architect did not want to/have time to do it, so HENT had to do it themselves
• short term this was a bit too expensive, but with precut features and
improved documentation the benefits would outweight the cost
41. Bodø VGS- Ivarsson facade system
-some benefits
Benefits:
• Exact and detailed Quantity Take-Offs (QTOs)
• Links to assembly instructions, details and FM
• Waste reduction/environemtal friendly:
Pre-cut and logistics packages
• Better bIm support (Information rich)
• Good support from bimobject
43. Bodø VGS- Ivarsson facade system
-som echallenges
Challenges:
• Not full openBIM support, loose a lot when importing into e.g., Solibri
Model Checker.
• closed-BIM focus

51. wrap-up
• digital building products are the future
– improved information logistics and better decissions
• we are very early in the development cycle
– there are bugs and missing functionality
– BUT start gaining experience both product owners and designers and engineers,
contractors, owners… this is something new
– do not oversell, let us take one small step at a time –> if not, leads to
disappointment and maybe a delay in introduction in the market place
• you very seldom get a second chance at making av first impression!
• product owners
– focus more on end-user functionality, work closely with your customers, and make
one step at a time
– many small successes are much better than a big disaster
• let us jump on the bandwagon and START LEARNING
• bimobjects is a pioneer and an enabler, and
we should support and challenge them ;-)
