Moguer is a southern town located in one of the sun-
niest areas of the peninsula. The site is in a consoli-
dated urban area of the town and it lies in an uneven
ground. The urban regulations require the building to
attach the perimeter of the plot and limit the height
to two stories. The starting point of the project is to
conform to the geometry of the plot and planning
regulations to ensure that households have the best
possible conditions of light and ventilation. The build-
ing is organized by placing eight houses with three
bedrooms to the east side and nine apartments of
two and one bedroom to the west facade. The various
courtyards allow us the optimum sunlight and ventila-
tion of dwellings. Each of the seventeen homes has
an outdoor space for private use either in the court-
yards or in the rooftops. The straight staircases of the
largest homes are a cornerstone in the building; in
addition to providing access to the different floors,
make separation between them and provide the
space overhead light. The facades have been clearly
resolved, with particular attention to the proportion
of the voids and the slope of the road, so that the
house is not too discordant with the buildings that
exist in the area looking for a good relationship with
the place.

The house is situated at Madrid historic downtown,
just 500 yards away from the Royal Palace. The prop-
erty is on the top floor of a six storey building. We
found an abandoned house, neglected and cluttered
with objects. The layout was old and did not fit the
needs of a house in the 2005. Nevertheless, it kept an
extraordinary outdoor space that became the crown
jewel of the home and that made it worth the total
rehabilitation needed. The result is a 1,120 SF house
with three bedrooms, two bathrooms and a large
common area that flows to the outdoor terrace where
the kitchen, dining and living area are located. The
white color predominates in the house, and helps the
large amount of light coming through the windows to
define the different spaces. The ipe hardwood flooring
unifies the living and the sleeping areas. In contrast,
the kitchen and the entrance hall are painted in warm
colors that make them stand out like busiest areas in
the set. The bathrooms are lined with travertine mar-
ble and slate. The terrace welcomes another surprise,
a panoramic rooftop which is accessed by an external
staircase and where we have wonderful views of Ma-
drid, from the mountains to the most important
monuments of its historical center.

Over six years we developed residential projects in
several plots in the town of Torrox-costa. The charac-
ter of the buildings takes as its starting point the Villa
El Recreo, a late nineteenth-century, Belle Époque
private villa with an amazing garden. This building
kept its original features, even the wonderful palm
grove along the entrance avenue in the garden. Seven
buildings were built in the 12 acres of land with a total
of 214 homes. All buildings have basement parking
and shops on the ground floor. Housing built are
mostly two and three bedrooms with two bathrooms
and terrace. The areas range from 640SF to about
1290SF. The proximity to the beach makes them pur-
chased as a second home in most cases.

The project is located in a small town in the moun-
tains north of Madrid. It is a great summer destination
in the area because their summers are cooler than the
capital. The building approximates two rectangular L-
shaped prisms that are adapted to the length of the
adjacent buildings. Thus, a better integration of the
edifice in the environment is achieved. The building is
seen as a seamless block from the outside; however, a
small entry in the access floor leads to an open space
that will be the vital core of the project. This courtyard
becomes the main lobby of the building and here
starts the stairs to the homes of the upper floors. This
configuration allows for better sunlight housing, and a
better quality of interior spaces is achieved. In the
remaining space to the street is located the ramp to
the basement garage and a paved way to the building.
The front windows are made wider to the outside and
are resolved with simple lines without losing the har-
mony of the building complex. The building code of
the village requires a sloped roof and that allows us to
design houses also on the top floor. The building con-
sists of nine houses of three, two and one bedroom.
The rooms vary in size, from about 750SF for three
bedrooms apartments to about 530SF for smaller
homes. The total area of the building is 10,300SF.

The plot irregularity has determined the location and
geometry of the houses. The development of the pro-
ject takes into consideration two-family houses for
usual residence. They will be attached on the ground
floor only by the garages and service yard. The rest of
the house will be separated from the boundaries, ac-
quiring an isolated house character. Pedestrian and
vehicle access is done independently from the Paseo
de la Salle. The garages are located at street level, in
two volumes displaced towards the entrance, clinging
to the common boundary. The two houses take the
form of two prisms that are joined at an angle to fit
the limits of the plot. This prismatic volume is sepa-
rated from the boundaries and develops on three
floors; the last under the sloping roof that tops both
houses. This volume opens on the first floor on a ter-
race that allows rooms on that floor have better solar
orientation. The ground floor accommodates a large
kitchen with dining area, a seating area to the rear
garden, a bedroom, one bathroom, and the garage.
On the upper level there are four bedrooms and two
bathrooms. The attic is reserved for storage area and
has a small bathroom.

This was a complex, demanding and challenging pro-
ject at the same time. The assignment was a new
building for a company entrenched in the textile sec-
tor which was to house its offices, warehouses and
facilities. The building was to be a technology center
for the company in which to combine all activities and
develop the next stage of growth they faced. The
whole consists of a warehouse for bedding fabric and
household items, a loading and unloading area, sam-
ple manufacturing workshops and the company of-
fices. The office area is attached to the store. We de-
sign a courtyard that separates the two areas, able to
capture light and transform the spaces where employ-
ees spend most of the time. Towards the road, the
office area is covered with metal panels that differen-
tiate it from the more industrial side, built with con-
crete panels. The large windows facing west are pro-
tected with electronically controlled slat blinds, allow-
ing regulate sunlight and increasing energy efficiency.
The project development and construction became a
very interesting task; we work closely with technical
experts in different areas in which architects were the
job coordinators. It was an opportunity to be part of a
multidisciplinary team that every day could give the
best of ourselves while learning from others. The
building was mostly considered as high risk in fire pro-
tection. This feature was a challenge both project de-
velopment and construction.

We arrived at the Nuun project near the first steps of
its journey. Had been conceived not only as a store to
sell watches, for harbored from the beginning a love
for watches as precious time machines, as timeless
objects from the start of the creating process. With
that in mind we begin to think of this space, designing
it to the smallest detail, just like a small machine to
accommodate those other time machines involved. It
was very rewarding to work closely with the creators
of the Nuun idea to the final result that we could offer
the public, also in some way they are lovers of these
beautiful objects.
