This lecture is designed to analyze the real estate development process primarily from the perspective of the developer. The lecture concentrates on the development of a real estate project from its conceptual ideas until the operational start-up, and from the initiation of the concept designs until the project is defined.

David Simister is Chairman of CBRE Thailand, Vietnam, and Cambodia covering Indochina and plays
a leading role in regional investment acquisitions and the development of new business in
emerging economies. He also specializes in resort property.
Mr. Simister became the Chairman of CB Richard Ellis (Thailand) Co., Ltd. in 2005 and a resident of
Thailand in 1990. The company is the oldest international property‐consulting firm in Thailand.
From 1990 to 2005, he built CBRE Thailand as the Managing Director to be Thailand’s most success
property consultancy.
From 1986 to 1990, Mr. Simister was a Director of Richard Ellis Hong Kong and has over 30 years
experience as a qualified surveyor in Asia and the United Kingdom.
Mr. Simister started his career in 1977 in property in London before moving to Hong Kong in 1981.

Mr. Pitchon joined CBRE in 1987 in Hong Kong and established the company’s Beijing office in the
Peoples Republic of China where he was responsible for leasing the China World Trade Centre
which was at the time the countries’ largest commercial real estate development.
He joined the Bangkok office in 1990 and is responsible for the marketing and management of
many commercial and residential projects. He is responsible for co‐ordinating the production of
market research supplied to investors and financial institutions.
He co‐ordinates the property requirements of multi‐national companies wishing to establish or
expand offices and manufacturing operations in Thailand. .

Marc Townsend is a Managing Director of CB Richard Ellis (Cambodia) Co, Ltd. He is responsible for
servicing the property requirements of multi‐national corporations in Vietnam and the
implementation of property management systems into new and existing developments, including
presentations to new clients.
After graduating in 1980 Mr. Townsend spent 8 years in the Royal Marines. In 1988 he moved to
Hong Kong and worked at Vigers (HK) Limited for 8 years specialising in Investment sales. He then
moved to Richard Ellis where he opened their office in Manila in 1995. Mr. Townsend moved to
Rockwell Land Corporation in 1997 as Vice President for Sales and Marketing. He was then
appointed as General Manager for South East Asian in Regus in 1999 and based in Singapore for 4
years covering Thailand, Malaysia, Vietnam, Singapore and the Philippines. Mr. Townsend opened
CB Richard Ellis (Vietnam) Co, Ltd., in January 2003. Over the past 15 years in Asia, Mr. Townsend
has been responsible for the sales & marketing, investment consultant to some major properties in

26. Richard is the Executive Director of CBRE (Vietnam) Co., Ltd. He is responsible for managing the
company’s Hanoi Office, which is staffed by over 80 real estate professionals. He coordinates all
activities for CBRE in the North of Vietnam including new business development, client relation
management, property management, and brokerage. In addition, Richard is also responsible for all
retail activities in the Indochina region which includes Vietnam, Cambodia and Myanmar with a
specialized staff of over 20 retail consultants.
Mr. Leech joined Garlick’s Department Store in Johannesburg, South Africa, in 1986. There, he
spent 5 years in merchandising and marketing before leaving for a career in shopping centre
management with Southern Life Properties, a subsidiary of Anglo American Properties.
In 1993 Mr. Leech joined the Retail Portfolio Management Department of Colliers in Johannesburg.
His duties involved the management of his clients’ retail properties in South Africa.
Mr. Leech joined developer Stocks & Stocks, Johannesburg, in 1997 as a Property Portfolio
Manager, managing clients’ retail and commercial properties in Southern Africa. Stocks & Stocks
were acquired by Rand Merchant Bank in 2000, where Mr. Leech continued to work as a Senior
Property Manager until he left in 2002 to consult with the Commonwealth Development
Corporation on their property portfolio in Zambia.
Richard was consulting with CBRE Thailand from July 2002 until relocating to their offices in
Vietnam in 2003, where he has been consulting on commercial projects around the Indochina
Region for the last 11 years.

Mr. Laszlo Fulop is Senior Retail Consultant (Retail Services HCMC) at CBRE Vietnam and CBRE Cambodia. He is
responsible for leading and managing the retail services business line, service existing and new clients, nurture
tenant/landlord/developer relationships, consult and advise on their retail property needs.
With more than 18 years experience in premium, selective retail business, out of which over 10 years spent in Vietnam,
Mr. Fulop has been in charge of general management, corporate strategies, sales, marketing and retail distribution of
international luxury (cosmetics and fashion) brands in Europe and Asia.
Mr. Fulop began his career in 1993 at US cosmetics manufacturer Estee Lauder as marketing associate for Hungary and
Eastern European countries. In 1998 he moved to Unilever Cosmetics International (UCI) / Apex Budapest as brand
marketing manager for Calvin Klein Cosmetics, Nino Cerruti and Nautica. In this position Mr. Fulop had been
responsible for launching and developing UCI retail business in Hungary. As co‐founder and co‐owner, since 2002 he
has been Marketing Director for Prestige Vietnam, a major fashion, cosmetics and accessories distributor (exclusive
representative of Longchamp, Morgan De Toi, Jurlique, Misaki, Ulric De Varens). Mr. Fulop oversaw strategic retail
development of the entire brand portfolio, has been in partnership with key local retailers such as Diamond Plaza,
Parkson, Big C, Lottemart and Vincom Center.
Mr. Fulop joined CBRE in 2011 as associate director of Retail Services HCMC. In his role he is responsible for expansion
advice to national and international retailers, as well as advising owners and developers in the conception, planning
